An affordable housing building for seniors opened in East New York last week, one of the final pieces of a long-awaited development project. Located at 516 Schroeders Avenue, the building is the sixth phase of the Nehemiah Spring Creek development, which includes the transformation of 45-acres of undeveloped wetlands and landfills into mixed-use, mixed-income Brooklyn community.

Not far from Brooklyn’s Broadway Junction transit hub, a new building dubbed 50 Penn has launched an affordable housing lottery for 175 apartments, ranging from $354/month studios to $1,993/month three-bedrooms. Located at 2628 Fulton Street, it’s in the East New York neighborhood, close to both Atlantic and Jamaica Avenues and a quick walk to Forest Park. The ground floor offers retail space, including a grocery store. The units are open to those earning 30, 40, 50, 60, and 80 percent of the area median income.

A housing lottery launched this month for 112 affordable apartments at a new complex in the Spring Creek section of East New York. The building at 881 Erskine Street sits within The Fountains development, a mixed-use project of six buildings that will ultimately bring more than 1,100 affordable homes to the area. Qualifying New Yorkers earning 30, 40, and 60 percent of the area median income can apply for the apartments, which range from $331/month studios to $1,472/month three-bedroom apartments.

A housing lottery launched on Monday for 69 affordable apartments for seniors in the Spring Creek section of East New York in Brooklyn. The building at 10 Schroeder’s Walk sits within the Fountains Development, an eight-building mixed-use complex currently under construction. The new Shirley Chisholm State Park and the Gateway Plaza Mall, which includes many restaurants and department stores, are located nearby. Applicants must be–or have at least one household member who is– 62 years of age or older and earn $45, 500 or less annually. Those who qualify will pay 30 percent of their income for the available one-bedroom apartments.

In East New York, a new affordable housing lottery has just launched for 206 units at a large new development at 2858 Linden Boulevard. Ranging from $375/month studios to $2,143/month two-bedrooms, the apartments are available to those earning 30, 40, 50, 60, and 100 percent of the area median income. The building was designed by Magnusson Architecture and Planning, which is responsible for three buildings on the mixed-use site. They all surround a landscaped courtyard terrace, and this building, site one, also has a community room, children’s playroom, bike room, on-site card-operated laundry room, and parking.

Located at 911 Erskine Street, the complex is part of the mixed-use Fountains Development, which broke ground in 2017. The nine-story building sits between Betts Creek and Hendrix Creek of the Jamaica Bay and directly across from the massive shopping center, the Gateway Plaza Mall. Qualifying New Yorkers earning 30, 40, 50, and 60 percent of the area median income can apply for the apartments, which include studios from $328/month and three-bedroom apartments up to $1,504/month.

Linwood Park Apartments, a new development at 315 Linwood Street in East New York, has just launched an affordable housing lottery. The 10-story complex is located in the rezoned Atlantic Avenue corridor and is made up entirely of affordable units, available to those earning 40, 50, and 60 percent of the area median income. 69 apartments are available in the lottery, ranging from $856/month studios to $1,504/month three-bedrooms. Eight of those units have been set aside for those who qualify for Section 8, meaning eligible residents will pay 30 percent of their income for rent.

A lottery opened this week for 41 affordable apartments in a newly constructed building in eastern Brooklyn. Located at 463 Livonia Avenue, the site is part of the city’s Livonia Avenue Initiative, a program aimed at revitalizing the Brooklyn neighborhoods of East New York and Brownsville. Qualifying New Yorkers earning 40, 50, and 60 percent of the area median income can apply for the units, which range from a $590/month one-bedroom to a $1,449/per month three-bedroom apartment.
