Mark Ruffalo sells charming Carroll Gardens townhouse at a loss

Academy-award winner Mark Ruffalo sold his townhouse at 319 Sackett Street in Carroll Gardens for $3.125 million last month, according to LLNYC, which he bought in 2015 for a higher price of $3.5 million. The home offers four bedrooms, several fireplaces, and an expansive blue stone garden. Ruffalo recently checked out a $10 million Upper West Side brownstone that underwent a contemporary renovation.

This four-story Carroll Gardens townhouse is impressive from the get-go. Located at 356 President Street, in a historic district, the 1869 home boasts a facade with an arched doorway, the original paneled doors and Italianate cast iron hand railings, and an impressive cornice. Inside, the historic details were recently restored, like eight fireplaces—five with ornate marble mantels—plaster moldings and ceiling medallions, decorative trim, and the original wood floors. On top of that, the backyard was redone by a landscape architect to include built-in seating and a bluestone patio. After all those upgrades, the impressive property just hit the market for a little over $4 million.

You might not associate Carroll Gardens with industrial loft buildings, but rather with quaint brick row houses and the charming landscaped front gardens that give the neighborhood its name. Grand Carroll Gardens Brownstone With Original Details Gets a Price Chop to $6M

The story of the historic townhouse at 46 First Place in Carroll Gardens is just as much a story of its owner, Kathryn Sennis, who has lived in and worked from the elegant 1899 brownstone for nearly 32 years. In 2012, Sennis, a psychotherapist, opened Who's On First? Children's Enrichment Studio with her daughter here, offering art classes, parties, baby yoga and programs for parents and children, including foreign language classes and parenting groups. Ms. Sennis's story was highlighted in the Observer last May, where she told of buying the townhouse in 1981 for $250,000 from an “elderly Italian woman,” how her presence confused the neighbors at the time ("you ain't even Italian!") and how much the neighborhood has changed since then. She also talks of the extensive, exhaustive renovations she painstakingly undertook. She rents out the upper two floors, and her daughter uses the garden level of the four-family home. It’s a Brooklyn story like so many others–though in this case it's one with a $6 million price tag attached.

Lang Architecture Updates a Carroll Gardens Brownstone With a Two-Story Wall of Windows

Prior to renovation, this Carroll Gardens brownstone came complete with tattered wall-to-wall carpeting and three separate apartment units. Plus, it was just 14 feet wide. The arduous task of transforming the four-story Italianate home into an attractive one-family residence was awarded to Drew Lang of Lang Architecture (the same firm responsible for Hudson Woods, the Catskills eco-community).
