Applications are now open for 217 affordable apartments at the former Greenpoint Hospital campus in Williamsburg. Located at 89 Maspeth Avenue, the 18-story building is the second phase of a four-phase project transforming the long-vacant hospital campus into Kingsland Commons, a complex with nearly 500 units of affordable housing. New Yorkers earning 30, 40, 50, 60, and 80 percent of the area median income can apply for the units, with studios priced from $846/month, one-bedrooms from $751/month, two-bedrooms from $889/month, and three-bedrooms from $1,015/month.

The project is being developed by the Hudson Companies and local nonprofit St. Nicks Alliance in collaboration with the city’s Department of Housing Preservation and Development (HPD), which selected the development team in September 2018.

Constructed in 1915, the Renaissance-Revival-style hospital was established to serve accident victims from nearby factories. During the city’s financial crisis in the 1980s, the hospital closed except for one building, the Barbara S. Kleinman Residence, which continues to house homeless New Yorkers.

In the 1990s, four auxiliary buildings were redeveloped as affordable housing, with a fifth building converted into the Greenpoint Renaissance Center several years later. HPD first issued a request for proposals to transform the site in 2017.

Starting in 2022, the first phase of the project moved the existing 200-bed shelter into a rehabilitated building on vacant land with 267 units, as well as the construction of the Greenpoint Hospital site located south of Skillman Avenue, as 6sqft previously reported.

Work on the second phase broke ground in September 2024. Designed by Magnusson Architecture and Planning (MAP) and Architecture Outfit, the project combines the new mixed-use buildings with the preserved and repurposed historic structures on the hospital campus.

The buildings feature “subtle massing shifts” and setbacks, along with varied materials, to complement the adjacent historic structures and allow the facades to interact with light, shadow, and reflection. The brick masonry and faceted concrete rainscreen facades also help bring natural light into the residences and common areas, according to Architecture Outfit.

The four-phase project is anticipated to deliver 557 affordable homes for families and seniors, community facilities, retail space, and new public landscaped areas.

At 89 Maspeth Avenue, residents will have access to a range of amenities, including bike storage lockers, a community room, a tenants’ lounge, a fitness room, and a children’s playroom.

Apartments will feature in-unit dishwashers and microwaves, as well as free Wi-Fi. A security guard will also be stationed at the front desk 24 hours a day.

Nearby public transit options include the L train at the Graham Avenue station and the B24 bus.

Qualifying New Yorkers can apply for the apartments until November 25, 2026. Complete details on how to apply are available here. Preference for 20 percent of the units will be given to residents of Brooklyn Community District 1.

Questions regarding this offer must be referred to NYC’s Housing Connect department by dialing 311.
