After 16 years of deliberation, plans to revitalize Hoboken’s waterfront are moving forward. New Jersey Transit, the City of Hoboken, and developer LCOR on Wednesday released new renderings of Hoboken Connect, a mixed-use transit project that aims to bring major investments to the city. The development will include a 20-story office building with retail, a 389-unit residential property with 20 percent of the units affordable, public open space, and the renovation of transit infrastructure and buildings like the historic Lackawanna Terminal. The project is currently under review by the city and is pending redevelopment agreement approvals, which could be decided next month.

A penthouse at the Hudson Tea Building at 1500 Hudson Street has set a new record for Hoboken, New Jersey condo sales. The three-bedroom, three-bath home just sold for $4.2 million, the city’s priciest condo sale ever. The newly-renovated loft–a two-unit combo–spans 2,820 square feet with direct New York City skyline views in three directions. A previous Hoboken record was held by Eli Manning‘s 2018 sale in the same building. The Giants quarterback sold his three-bedroom pad in the waterfront loft building for $3.55 million.

A huge, historic townhouse at 614 Hudson Street in Hoboken has hit the market for $6,995,000. If it sells for this price, it’ll be the biggest townhouse sale ever in Hoboken and all of Hudson County. The current record holder is 504 Hudson Street, which sold for $6.5 million back in 2016. This new contender was gut renovated in 2017, leaving the main home with 5,600 square feet of stunningly beautiful space, six bedrooms, an elevator, and a roof deck. Notably, the property also has a separate carriage house with a loft apartment, as well as a private two-car garage, which, if you know anything about parking in Hoboken, is the biggest selling point of all.

Hoboken Mayor Ravi S. Bhalla seems to always be one step ahead of his counterpart in NYC when it comes to social COVID preparations. And this time, he’s planning to extend outdoor dining straight through to 2021. Yesterday, Mayor Bhalla and the Hoboken City Council released guidelines on safe, outdoor heating options, application information for businesses to continue participating, and procedures on snow removal.

Hoboken, New Jersey Mayor Ravi S. Bhalla signed an executive order yesterday that permits fitness clubs to “utilize certain City fields and parks in order to facilitate safe, socially distanced outdoor workouts.” Because of reopening measures outlined by Governor Murphy that will reduce capacity at indoor gyms and fitness facilities, Mayor Bhalla is encouraging owners of such businesses licensed in Hoboken to apply to host outdoor classes of up to 15 people with “strict social distancing guidelines of at least six feet between each participant at all times.” With the permission of property owners, gyms can also hold outdoor classes in parking lots.

The Giants quarterback first listed the waterfront spread at the Hudson Tea Building three years ago for $5.2 million, but after failing to find any takers, he put it up as an $18,000/month rental the following spring. Manning currently lives with his wife, Abby McGrew, and their three daughters in the more suburban Summit, NJ. He also dropped $8.5 million on a beachfront Hamptons mansion last year.

The MacKenzie-Childs Yankee Ferry is up for sale and could actually be your next home. Built in 1907, the ferry served in World War One before it was acquired in 1921 by U.S. immigration services to serve as the Ellis Island Ferry until 1929–it is now the oldest existing Ellis Island ferry still on the water. It sold again in 1929 for use as a tour boat, served in World War Two, and then finally sold to a private owner in 1990 who began a restoration. In 2003, the ferry ended up with its latest owners, Richard and Victoria MacKenzie-Childs, who founded the design firm MacKenzie-Childs in 1983. The couple moved it to Pier 25 in Hoboken, New Jersey to continue an oddball restoration that’s brimming with personality. It is now outfitted as a bona-fide house boat, and for $1.25 million you could be part of the ferry’s incredible history.
