60 middle-income apartments available at new South Bronx waterfront rental, from $2,700/month

A housing lottery opened this week for 60 middle-income units in a new high-rise residential tower on the South Bronx waterfront. Located at 2413 Third Avenue in Mott Haven, the building, dubbed the Maven, offers 200 brand-new luxury units and expansive indoor and outdoor amenities. New Yorkers earning 130 of the area median income, or between $92,572 for a single person annually and $227,630 for a household of seven, can apply for the apartments, priced at $2,700/month for one-bedrooms, $3,235/month for two-bedrooms, and $3,500/month for three-bedrooms.

Developed by RXR and designed by CetraRuddy, the 27-story tower includes units with walnut oak flooring, state-of-the-art appliances, high-end countertops, dishwashers, and in-unit washer-dryers.

Amenities include a lounge with a chef’s kitchen, banquet seating, a fitness center, a yoga room, electric-vehicle charging stations, a game room with a pool table and large television screens, a media screening room with seating and a projector, and a spacious landscaped roof deck with gas grills, dining areas, and a lounge. The property is also pet-friendly.

The ground floor contains 721 square feet of commercial space, which is divided into a separate gallery and a retail business, according to Yimby.

The building’s facade features a “modern, energetic design of angling facets resting on a contextual masonry-clad podium,” as CityRealty reported.

“The building design is rooted in the traditions of the vibrant community of Mott Haven,” Nancy J. Ruddy and John Cetra, principals of CetraRuddy, said. “A bold massing creates a sculpted presence that both engages the sky while opening up to pedestrian activity.”

In October 2021, RXR broke ground on the project, joining a number of new residential developments coming to this part of the waterfront following a rezoning. Maven is located close to Brookfield Properties’ sprawling, seven-tower Bankside complex, the priciest residential development ever constructed in the borough, and The Arches, a pair of 25-story towers that claimed to be the first luxury development in the neighborhood.

Nearby public transit options include the 2, 3, 4, 5, and 6 subway lines, as well as the M125 bus.
