Watch the Seasons Change in Three Directions From This Unusual Prospect Heights Co-op

January 22, 2016

When we’re looking for a new home we’re often hoping for something different and, well, special, especially after seeing space after generic space. This Prospect Heights pad at 296 Sterling Place is definitely unique. It’s spacious at 1,400 square feet, with 13-foot beamed ceilings and windows everywhere with open views on all three sides–because the building has three sides.

You get the elegant original details of a classic pre-war co-op (original parquet wood floors, for example), plus the exposed brick and beams you’d love in a loft. And with two bedrooms plus an office/third bedroom, there’s room for everyone. Overall, charming modern updates and the above cool-old-building-of-the-day infrastructure–plus the fact that the perfect Prospect Heights location tops pretty much everyone’s list–are the stuff bidding wars are made of. The ask–$1.799 million–could get you an entire townhouse worth of quirky charm a few years back, but not in Brooklyn of 2016.

The listing begins, “There is nothing like this available in Brooklyn, period.” And in this case there might be some truth behind the hyperbole–this top floor apartment is indeed, “bursting with character.” The main living space–with that brick and those beamed high ceilings–sprawls and impresses within the building’s unique shape; watching sunset skylines over Brooklyn and lower Manhattan in three directions would probably never get boring. There’s a nice foyer upon entry, and a washer/dryer lives around a corner for convenience. The kitchen is both casual and colorful, with wood cabinets, stainless steel appliances that mean business, and a big island with seating. There’s plenty of room for dining nearby.

Bedrooms are open to the buyer’s needs (with board approval, of course). Currently there’s one very large master, with a big walk-in-closet, and two narrow additional rooms.

The current floor plan shows one large bathroom and a smaller half-bath. An alternate floor plan tweaks things just a little, stealing inches from the bedrooms and adding a full bath between them.

The elevator building also offers owners a storage cage. In addition to the above, there’s that location: This unique “Flatiron building” is on a beautiful tree-lined Prospect Heights block within minutes from the Brooklyn Museum, Grand Army Plaza, Prospect Park, Park Slope, restaurants, dining and subways.
