But thanks to rezoning and climate resiliency efforts, as well as the launch of NYC Ferry almost a decade ago, several rental buildings have popped up along shorelines in every borough, making resort-style living slightly more attainable. With beautiful views and amenities to match, and now, a quicker commute via new, expanded ferry service, riverside (and seaside!) living in New York is more appealing than ever. To explore what waterfront life is really like in NYC, we took a look at a few rentals along the water's edge, from glassy high-rises in Greenpoint to modern homes a block from the beach in the Rockaways.

Landmarks approves 8-story cast-iron-inspired rental in Tribeca

The Landmarks Preservation Commission voted unanimously Tuesday to approve the demolition of two mid-20th-century commercial buildings in Tribeca’s historic district to make way for a luxury residential development. Proposed by SilverLining Development, the 8-story project at 31–35 Lispenard Street in the Tribeca East Historic District will feature 19 apartments, likely rentals, as Tribeca Citizen first reported, with a facade inspired by the cast-iron buildings in neighboring Soho. Aden Wiener, founder of SilverLining, said the development will introduce a “new concept of living” to the area, with ground-floor retail and a boutique collection of “highly amenitized” loft residences.

Pink bought a yellow Greenwich Village townhouse. The pop star paid $21.5 million for the historic six-story home at 125 West 11th Street, as the Wall Street Journal first reported. Built in 1849, the cheerfully painted Greek Revival mansion has served as a haven for artists for over a century, most recently the same family for 70 years. Following a three-year renovation, the roughly 7,900-square-foot home first hit the market for $25 million in 2024 before being reduced by $3.5 million last fall.

New York City could gain roughly 25,000 basement, attic, and backyard apartments, also known as accessory dwelling units (ADUs), over the next 15 years under rezoning rules approved in 2024. The city on Wednesday released a series of new tools to help New Yorkers navigate the process, including a library of pre-approved ADU designs that are compliant with city code. The library currently has designs for backyard cottages, but more will be added once approved by the Department of Buildings.

RXR Realty secured a $420 million construction loan last week for an office-to-residential conversion that will transform a century-old Financial District office tower into 796 new homes. Affiliates of Apollo Global Management provided the financing to convert the 32-story 61 Broadway, with construction expected to begin later this month and the first residents projected to move in during the first half of 2028, according to Crain's. Roughly 200 of the apartments will be set aside for households earning 80 percent of the area median income (AMI).
