Soap Opera Star Wants $17M for Stunning Gramercy Townhouse Once Priced at $1.6M

Actress Noelle Beck and her husband Eric Petterson are looking to unload their stunning four-story townhouse on Stuyvesant Square for $17 million. To give that price tag some perspective, the couple purchased the home in 1997 for just $1.6 million. That’s right, if all goes according to plan, these two could walk away with close to 20 times the amount they paid for their Gramercy pad. Now, how’s that for a dramatic plot twist?

170 Amsterdam Avenue: NYC’s First Concrete Diagrid Nears Completion

Final touches are being added to the Upper West Side's exoskeletal rental building at 170 Amsterdam Avenue. The 20-story mid-rise between 67th and 68th Streets will be the first residential building in the city to feature a concrete "diagrid" structural system. Developed by Chicago-based Equity Residential, the tower will house 239 luxury rental units and is slated to begin leasing early next year. Rental pricing may be similar to the Aire next door, where available units range from $3,375 for a 25th floor studio to $15,000 for a three-bedroom penthouse. According to the New York Post, Equity signed a 99-year lease for the site from the American Properties Group for $76.5 million back in 2011.

So You Think You Know Everything About One57?

Well, you might want to think twice. Even though the city's most expensive condo building is also perhaps the most written-about (even the Times has run out of ways to describe it), there are still plenty of little-known facts about the 1,005-foot-tall tower. One57 is considered the crown jewel of what's been dubbed "Billionaire's Row," and can also be credited with launching the ultra-luxury building boom. Developed by Extell's Gary Barnett and designed by Pritzker-winning architect Christian de Portzamparc, the sleek tower is currently the second tallest structure in the city. And that's just the beginning.

A red hot real estate market and cutting edge building technology have paved the way for towers of both unprecedented heights and prices. Is 125th Street the Next 14th Street? Big-Name Developers Think So.

14th Street, 23rd Street, 86th Street–there's no question that these east-west thoroughfares are some of the city's most bustling corridors of commercial, cultural, and residential activity. And 125th Street in Harlem could now be joining their ranks, a real estate trend dissected in a WSJ article today. Big-name NYC developers are cashing in on the street's transformation. Greystone & Co. bought a $11.5 million site through a bankruptcy auction earlier this month, where they'll put 75 market-rate and affordable apartments, along with ground-floor retail space. Across the street, Continuum Co. will add 700 residential units and 85,000 square feet of retail. Nearby, Wharton Properties has obtained funding for their 33,000-square-foot retail complex that will be anchored by Whole Foods.

REVEALED: Interior Renderings for Robert A.M. Stern-Designed 520 Park Avenue

Robert A.M. Stern's 520 Park Avenue has already been called "the next 15 Central Park West," and like its Stern predecessor, 520 is an ultra-luxury development with a stately façade wrapped in stone. Set to be completed in 2016, it will rise 51 stories high, but contain just 31 units, one of which is the $130 million penthouse, the city's most expensive apartment. And though most of the attention has been on "the greatest apartment on the Upper East Side," the fanfare has now shifted to the first batch of interior renderings for the building. 520 Park's full website is now live, and not surprisingly, the residences have classic layouts, impressive Central Park views, and a host of high-end amenities.

Park Slope’s Iconic Pavilion Theater May Go Residential

Images on the website of architecture firm Architecture Outfit reveal that Park Slope's historic Pavilion Theater at 188 Prospect Park South may go residential. The theater is currently owned by a consortium led by Ben Kafash who purchased the theater from Morristown, NJ-based Cinedigm in 2011. One scheme shows a six-story residential building rising behind the theater's sublime Moorish façade and from a neighboring lot just south of the theater. It conceptualizes a mix of apartments along the circle dubbed Bartel-Pritchard Square and contextually scaled townhouses along narrow 14th Street. The second scheme preserves the theater in its entirety and limits new construction to the neighboring lot at 190 Prospect Park West where a nondescript one-story building currently stands.

REVEALED: New Look for Hell’s Kitchen Radio City Lofts Built Atop Historic Post Office

Walk This Way: How Observant Jews Shop for Real Estate with the Torah in Mind

Certain neighborhoods are becoming increasingly sought after by observant Jews—but in keeping with what is written in the Torah, apartment hunting can be a formidable undertaking. Observant Jews not only have to deal with New York City’s low vacancy rate but they need to find a home that, most importantly, is within walking distance to shul (synagogue) from sundown on Friday to sundown on Saturday and some Jewish holidays—owing to the fact that Sabbath obligations, of which there are a lot, do not allow one to drive a car. It goes against what’s written in the Torah to start or extinguish fires during the Sabbath, and, well, cars burn fuel. And by the way, this also means cooking only one, single, solitary item.

10 Sullivan Street Leads Western Soho Residential Development

Back in June, units at 10 Sullivan Street in Soho hit the market. The 16-story, Cary Tamarkin-designed building is shaped like a mini Flatiron Building, and due to its height and scale, many consider it grossly out of place. But regardless of one's opinion, the scheduled completion of the triangular condo in late 2015 will cement western Soho's turn from primarily commercial to residential, a trend shared with adjacent neighborhood Hudson Square.

Forest Hills Gardens: A Hidden NYC Haven of Historic Modernity

This unique sheltered enclave might be the perfect spot for residents who can handle the rules; just don't call it FoHiGa. Occupying a 175-acre wedge just south of the Forest Hills LIRR station and within the greater Queens neighborhood of Forest Hills, Forest Hills Gardens is one of America’s oldest planned communities. Modeled after England’s “garden cities,” originally intended to create an ideal environment that incorporated shared green space with urban convenience for the working classes, the Gardens (as it's known) is home to about 4,500 residents. The private community is managed by the Forest Hills Gardens Corporation, an organization made up of property owners. This unique community consisting of over 800 free-standing and attached houses and 11 apartment buildings as well as churches, parks and storefronts, dates from 1909, when architect Grosvenor Atterbury and landscape architect Frederick Law Olmsted Jr.–-son of Frederick Law Olmsted, landscape architect who helped design Central Park–-were commissioned to plan a new town. Though the community lies within the boundaries of one of the world’s most modern and populous cities, it has retained much of its co-operative, idyllic nature.

Robert Pattinson Checks Out a $20M Chelsea Penthouse with Drive-In Elevator

Perhaps the low-key lifestyle of an historic townhouse in Vinegar Hill didn't agree with Twilight Star Robert Pattinson. Because he's now reportedly been spotted checking out a much more high-profile pad in West Chelsea, according to the Post. In fact, the $20 million penthouse in the famous Sky Garage building is so impressive that it has its own private drive-in elevator. Yup, that's right, the Selldorf Architects-designed tower at 200 Eleventh Avenue is considered "paparazzi proof," since celeb residents including Nicole Kidman can drive right into their personal car elevators that take them directly to their contemporary apartments. Pattison toured the $20 million, three-bedroom, 3,598-square-foot penthouse of this unprecedented building, which has other jaw-dropping features like a glass floor that opens up with the press of a button to reveal a stairway that leads to the bedroom wing below.

Dear Developers: City Proposes Swapping Air Rights for Permanent Affordable Housing

In the ongoing battle to provide more affordable housing to New Yorkers, the city has drawn up a new proposal that might just get developers clamoring to build more below-market units. The Economic Development Corporation has issued a request for proposals from developers who would, in exchange for no-cost air rights, provide a permanently affordable housing program that maximizes the number of units available and their affordability.

118 East 59th Street: Boutique Skyscraper To Rise in Hybrid Area Between Midtown and the UES

An exclusive condo tower is set to rise within the quickly changing area where Midtown East's commercial bustle tempers down into the elegant residential blocks of the Upper East Side. Located at 118 East 59th Street near Park Avenue, the unassuming site is being developed by Hong Kong-based Euro Properties, their first foray into the Manhattan market. The mid-block tower will soar 38 stories yet contain only 29 units–another example of the city’s new and somewhat oxymoronic building type, the boutique skyscraper, which typically contains fewer units than a standard six-story co-op building, and even fewer inhabitants. This 59th Street project will join the ranks of 432 Park Avenue (1,398 feet/104 units), 520 Park Avenue ( 781 feet/31 units), and 125 Greenwich Street (1,375 feet/128 units) as buildings with the greatest height-to-unit-count disparity.

Neighborhood Revival: Brooklyn’s Columbia Street on a Comeback

It’s not a shocker that some Brooklyn neighborhoods are outselling their Manhattan counterparts. What’s a bit of a surprise is that the Columbia Street Waterfront District, a quirky 22-block enclave wedged between Red Hook and the Brooklyn-Queens Expressway, is one of them. Until recently, Columbia Street was known as a far-flung and largely forgotten strip that fell victim to Robert Moses’s highway expansion project—the BQE—which, when built on a below-ground slice of Hicks Street in 1957, severed the area from the rest of Carroll Gardens and Cobble Hill, breaking up what was then “South Brooklyn” into distinct neighborhoods.

Songpa Micro-Housing: An Apartment That Adjusts to Your Relationship Status

Breaking up is hard to do, especially in New York where shacking up saves you big bucks. And other than mending a broken heart, the worst part is finding a new apartment in a pinch and the dreaded division of belongings. But what if you could just throw a wall in between you and your ex and call it a day? A new design for small-scale housing communities does just that. Songpa Micro-Housing, named for the district of Seoul in which it's located, is a mixed-use building designed by SsD Architecture, a firm based in New York and Cambridge, Massachusetts. It has 14 units that can be combined and rearranged to fit lifestyle changes. So, two lovebirds can rent a place together and if it doesn't work out, they can simply separate the units.

New York City’s Residential Skyscraper Boom: Living in the Sky Part II

You've probably realized that New York is in the midst of a skyscraper boom, but if the ubiquitous scaffolding and sidewalk detours haven't given it away, we bring you further proof — with part two of our series detailing the tallest residential towers set to rise high above the city, forever changing New York's skyline. Compared to the previous 26 projects — the tallest of the tall that included ultra-luxury and super-tall towers such as 432 Park Avenue and 125 Greenwich Street — this second batch is composed of smaller buildings ranging from 500 to 700 feet tall and features greater geographical diversity and lots more rentals. With developers scouring the city for less expensive areas to assemble properties, these often-controversial projects are slated to rise in some of our more human-scaled 'hoods such as East Harlem, South Street Seaport, and Williamsburg.

5Pointz Developer Wants to Use Iconic Name for New Residential Towers

The whitewashing and subsequent demolition of Long Island City graffiti mecca 5Pointz was painful enough for the arts community, but now G&M Realty, the developer responsible for the loss, wants to trademark the 5Pointz name and use it for their new residential towers at the site. And artists are not happy, saying the developer is trying to bank off their name. G&M is planning two towers for the site, at 41 and 47 stories, that together will hold 1,000 rental units. The developer submitted an application to the United States Patent and Trademark Office in March to trademark "5Pointz," but it was initially rejected in June for being too similar to another registrant. G&M now has six months to respond to the decision.

Will Bill Ackman Be Able to Pull off a $90M Condo Flip at One57?

It's true that One57′s first flip saw a $3.5 million profit in just five months, but that unit sold for $34 million the second time around. A selling price of more than $90 million is a different story--and that's exactly what hedge fund manager William (Bill) Ackman is hoping to achieve. In a profile in the Times on Sunday, Ackman was revealed as the buyer of the $90 million penthouse at the luxury building, which is sure to see its share of flips. But he also shared that he has no intention of ever living in the apartment. He'll stay with his wife and daughters at their current home in the Beresford and use the penthouse as a "fun" investment opportunity for himself and some good friends, perhaps hosting a few parties there in the meantime.

Goldilocks Blocks: Hope Street in Williamsburg

It’s hard to imagine any corner of Williamsburg that doesn’t embody some form of the neighborhood’s upscale hipster paradise. With the opening of The Gorbals restaurant–to excellent reviews–atop the 6th Street Urban Outfitters on the North Side and the South Side sprouting condos and charter schools, the term “prime Williamsburg” has become meaningless. But in every district there are places that retain that charming, slightly unruly je ne sais quoi. The four blocks that comprise Hope Street fit this description.

J.Lo Buys $22M NoMad Penthouse with Celeb Neighbors

Though she was recently spotted eying a $14 million Tribeca loft, it's rumored that J.Lo has inked a deal on a $22 million duplex penthouse in NoMad's Whitman Building at 21 East 26th Street. She may have decided to up her budget thanks to a two-year, $26.3 million residency deal in Las Vegas. Or perhaps it was the Whitman's A-list roster of residents that swayed her; her neighbors will include Chelsea Clinton and NASCAR's Jeff Gordon. Lopez's new digs feature four bedrooms, six bathrooms, and 3,000-square-feet of outdoor space spread over four terraces with views of Madison Square Park.
