First Look at the Amenities in Queens’ Tallest Residential Skyscraper 28 on 28th

In December we broke the news that 42-12 28th Street, known as 28 on 28th, in Long Island City would top out at 58 stories and 648 feet. Now, Goldstein, Hill & West's (GHWA) affiliated interior design firm, Whitehall Interiors NYC, has given us our first look at the amenities of Heatherwood Communities' upcoming rental tower. The perks include a swimming pool and attended parking garage–and they also give us a glimpse of how the units themselves may be designed. The construction site already has steel re-bar poking up above street-level, meaning the tower will soon race skyward, eventually taking its place as the tallest residential skyscraper in New York City outside of Manhattan.

Chelsea Townhouse Channels Its Inner Diva with Bold Patterns and Textures

Where’s Beyoncé when you need her? If she is indeed looking for another place, she might want to look at this Chelsea pad for design ideas. DHD Interiors gave this Robert Young Architecture-designed townhouse its own alter ego with bold textures and colors in the family and kids’ spaces and soft, polished style in other areas like the master bedroom and dining room.

New Waldorf Astoria Owners Will Add Luxury Condos to the Iconic Hotel

Back in October, it was revealed that Hilton Worldwide Holdings, who owned the landmark Waldorf Astoria since 1972, had agreed to sell the 1,232-room hotel to the Anbang Insurance Group Co., a financial and insurance company based in Beijing, for $1.95 billion. The deal closed just last week, and now the new owners are planning to convert part of the Art Deco building into luxury condominiums. According to The Real Deal, Anbang’s chairman Wu Xiaohui recently said: "We plan to renovate the two towers into luxury residential apartments with world-class amenities and finishes to reflect its culture and social status."

REVEALED: Long Island City’s One Queens Plaza by Raymond Chan Architect

Here's your first look at an upcoming 18-story, 110-unit residential building called One Queens Plaza in Long Island City. Situated at 42-10 27th Street, the tower is being developed by the ever-growing-in-ambition New York Lions Group, also the developer of the two nearby Court Square towers that we revealed earlier today. Late last month, The Real Deal broke news of the development's initial construction permit filing, which calls for a 90,000-square-foot tower that will include 8,645 square feet of commercial space, as well as a 55-car parking garage. It will be just a single stop from Midtown along the N and R lines–meaning residents can be whisked from their doorsteps to Bloomingdales in roughly five minutes.

Chinatown Loft by Buro Koray Duman Architects Mixes Tenement Details with Bright, Modern Geometry

If you take a look at the exterior of this Chinatown tenement building located across the street from Sarah Roosevelt Park, you might imagine that the apartments inside are typical cramped railroad-style units with the token exposed brick wall as a selling point. But this unit, renovated by Buro Koray Duman Architects, looks like it could be in a swanky Miami hotel or sunny LA condo. When Turkish-born architect Koray Duman bought the residence in 2011, the 750-square-foot corner apartment was a dark, three-bedroom renovation from the 1980s. He and his firm transformed it into a bright, open one-bedroom loft with bold, sculptural architecture and décor.

A Rich (and Potentially Famous) Buyer Snags the Penthouse at 250 West for $29.5 Million

After yoyo-ing on and off the market over the last two years, the penthouse at 250 West has finally found a buyer. City records filed this afternoon reveal that the unit traded hands for $29.5 million, way down from its original $42 million asking price back in 2013. The buyer was shielded under an LLC, but it was previously reported that the penthouse was being marketed to high-profile individuals, celebs amongst them, given its private entrance separate from the door used by the rest of the residents. Leonardo DiCaprio was rumored to be one of the names to have checked out the space—though he eventually purchased a pad at the Delos. With that in mind, we wonder who nabbed this Tribeca deal.

My 3,900sqft: Four Ladies Turn a Clinton Hill Townhouse into a ‘Pop-Up Mansion’

What happens when you let four ladies run loose in a four-story Clinton Hill townhouse? Closets, corners and a pantry spilling over with shoes and coats, apparently. "There are shoes lining the kitchen pantry shelves; the tiny third bedroom upstairs that resembles a Swiss chalet in the twilight zone is filled with racks of vintage frocks, coats and designer handbags. You can really tell almost everyone in this house either works in fashion or hoards it," says owner and 6sqft writer extraordinaire Michelle Cohen.  We recently visited Michelle in her Brooklyn home to see the pretty amazing setup she has created for herself. Michelle, whose house you've certainly seen on our site before, is currently undertaking a major renovation that will turn her and her fiance Stanley's brick-clad buy into a modern-meets-historic home with a rental garden apartment. But while Michelle's poring over drawings with her architect, she's found a few friends to share the journey, and the house; namely three fabulous women with wonderfully different personalities. "Stanley likes to call it a sorority for outstanding ascendant young creative professional women," she muses. Building on Sunnyside Yards Comes with a Slew of Political, Cost and Engineering Complications

Of the new city initiatives laid out by Bill de Blasio last week during his State of the City address, few were as ambitious as the mayor's plan to build 11,250 affordable apartments on Sunnyside Yards. But, as it turns out, more than just the mayor are looking to turn the 200-acre property into their legacy project. Crain's reports that since the plan was announced, Governor Cuomo has emerged with his own ideas, namely tunnels that would bring the Long Island Rail Road into the heart of Midtown. Former Bloomberg administration Deputy Mayor Daniel Doctoroff has also chimed in with a plan of his own that encompasses a huge new money-spinning convention center. But it doesn't stop there; the clashing of ideas is just one of the burdens that comes with building on this coveted site—meaning we probably won't see any affordable housing here for more than several decades.

There's no shortage of beauty inside, out, or around this stunning Brooklyn Heights mansion which has just hit the market for a record $40 million—the most expensive residential property ever listed in the borough. While that amount may make our mere mortal hearts skip a beat, the price tag is certainly warranted when you consider the following: It encompasses 17,500 square feet, there are 15 bedrooms, 16 bathrooms, and more than 9,000 square feet of garden and outdoor space, and it boasts enough original details to make even the biggest history buff's head spin. 7,279 NYC Homes Are Valued at More Than $5 Million

If you think that statistic is jaw-dropping, consider this, too–those 7,279 homes valued at more than $5 million amount to a total fair market value of $65.2 billion, according to data from the city’s Independent Budget Office. The Wall Street Journal requested the data to take a closer look at the proposal to impose higher property taxes on pied-à-terre owners, and the findings show that "the city’s most expensive homes would generate less money from a higher tax surcharge than what its advocates have suggested."

Bushwick Buzz: A Look at the Neighborhood That’s Dethroned Williamsburg as Brooklyn’s Most Hipster

Of Brooklyn's gentrifying neighborhoods, few have seen such rapid change as Bushwick. The neighborhood, which sits in the northern portion of the borough, running from Flushing Avenue to Broadway to Conway Street and the Cemetery of the Evergreens, has grown as a natural extension of Williamsburg—a haven for creatives and young folks looking for lower rents. But well before its trendy vibe put it on the map, Bushwick was a forested enclave originally settled by the Dutch—its name is derived from a Dutch word "Boswijck,"defined as “little town in the woods”—and later, German immigrants who began building breweries and factories. Unfortunately, as the breweries along Brewer’s Row and factories closed and farms disappeared, derelict buildings and crime took hold—with the looting, arson and rioting after the city’s blackout during the summer of 1977 playing a starring role. According to the New York Times, "In a five-year period in the late 1960s and early 70s, the Bushwick neighborhood was transformed from a neatly maintained community of wood houses into what often approached a no man's land of abandoned buildings, empty lots, drugs and arson.”

Actress Gina Gershon Sells Chelsea Duplex in Celeb-Favorite 200 11th Avenue for $8.2M

Just after Robert Pattinson checked out a $20 million penthouse with a private, drive-in elevator at 200 Eleventh Avenue, actress Gina Gershon sold her duplex unit in the building for $8.2 million, reports the Post. She and her partner Bobby Dekeyser, founder of outdoor furniture brand DEDON and subject of the biography Not for Sale!, purchased the $2,391-square-foot Chelsea pad in 2012 for $6.6 million, and after listing in June for $9.5 million, they've made the sale for a little more than a million under the asking price.

A 12-Acre Mixed-Use Project Is Set to Wake Up Sleepy Red Hook

If you've been to Red Hook lately chances are you were visiting the Fairway for lunch or taking the ferry to Ikea for a new $10 end table and some Swedish meatballs. But we soon may have many more reasons to visit the sleepy, industrial, square-mile Brooklyn neighborhood. The Red Hook Innovation District is a plan for a 12-acre, 1.2 million-square-foot, mixed-use project that would include offices, retail space, performance venues and a promenade. Last month, Los Angeles-based development firm Estate Four purchased the final property on the site. They now plan to roll out the $400 million project in phases over five years.

Can Developers Still Make a Profit as Land Prices Reach Record Sums?

Most landowners, especially those who have been in the development business for a long time, aren't easily persuaded to sell their holdings, but with sales reaching record sums, that's all starting to change. As Crain's recounts, back in November Jerry Gottesman, who has a property empire worth over $3 billion, sold a parking lot he owned between 17th and 18th Streets near the High Line for $800 million. He bought the site in the early '80s for $2.4 million. Influenced by the sale, other landowners are also looking to get in on the action; just last week three large residential development sites hit the market asking $1,000 or more per buildable square foot–a 50 percent increase in the price of Manhattan land from last year. And if the parcels fetch these sums, it will be the first time values per buildable square foot reach four figures. With these record sale sums, Manhattan condo builders would have to sell units at sky-high prices to make a profit. For example, a 1,000-square-foot apartment would need to sell for $3 million or more just to break even.

The New Design Project’s Upper East Side Apartment Has a Downtown Industrial Vibe

At first glance, this urban-chic apartment with its industrial vibe and cool pops of geometric colors definitely appears to be located in trendy Soho or any up-and-coming section of Brooklyn. But it's actually in the neighborhood that's often considered the most unhip of all–the Upper East Side. A creation of The New Design Project, this 400-square-foot Uptown apartment was inspired by the urban features that the design team uncovered during the renovation at the landmarked Cherokee Apartments. Exposed brick walls and metal frames were left raw and are juxtaposed with bold colors, geometric patterns, and custom artwork. As the firm states, "the result is a space that does not take itself too seriously, where each room has a strong personality that delivers a happy experience."

First Four Essex Crossing Buildings Revealed

After 45 years of sitting vacant on the Lower East Side, the failed SPURA (Seward Park Urban Renewal Area) project site is being transformed to a $1.1 billion, 1.65 million-square-foot, mixed-use mega-development anchored by 1,000 residential units and a mix of cultural, community, and retail facilities. We've gotten snippets here and there on what the Essex Crossing project will look like–such as the Andy Warhol Museum and a 14-screen movie theater–but now Curbed has revealed renderings of the development's first four buildings. Construction on phase one of the project, which will occupy sites one, two, five and six (there are nine sites in total), is expected to commence this spring, and the notable architects who will spearhead the charge are SHoP, Handel Architects, Beyer Blinder Belle and Dattner Architects.

Looking Back and Forecasting What’s to Come in the 2015 NYC Real Estate Market

It's that time of year when we take a look back at the biggest stories of the year and look ahead at what's to come. And if 2014 was the year of the ultra-luxury listing, 2015 shows no sign of cooling down. This past year saw major increases from 2013, with $16.8 billion in residential sales, over 17 percent of which was accounted for by purchases over $10 million.
