A 21-story mixed-use tower in Harlem that will soon house the historic National Black Theatre (NBT) and over 200 apartments opened an affordable housing lottery last week. On the corner of 125th Street and 5th Avenue, the new development, Ray Harlem, will include 27,000 square feet for NBT, the city's longest-running Black theater founded in the neighborhood in 1968, 222 residences, and commercial space. About a quarter of the apartments are designated affordable. The final tower of Jersey City's massive three-building complex Journal Squared opened last week, marking the completion of the transformative development. City officials joined Kushner Real Estate (KRE) Group and National Real Estate Advisors to celebrate the opening of the 60-story tower at 615 Pavonia Avenue; the two other high-rise rentals have already opened. The $900 million, 2.3 million-square-foot Journal Squared development first broke ground in 2014 and includes more than 1,800 luxury apartments.

Mayor Eric Adams on Monday unveiled a proposal to replace a Manhattan meat market with a mixed-use development with 600 apartments. The vision, dubbed Gansevoort Square, involves partially building on the lot of the Gansevoort Market Co-Op at the corner of Little West 12th Street and 10th Avenue in the Meatpacking District. The project calls for 600 mixed-income housing units, 300 of which could be affordable, a new open pavilion, and a possible expansion of the Whitney Museum of American Art.

A project to transform an area of downtown Newark into a walkable and livable destination centered around a cultural institution is officially underway. The nonprofit arts organization New Jersey Performing Arts Center (NJPAC) this week broke ground on a $336 million redevelopment of its 12-acre campus, which includes hundreds of new apartments, retail, cultural spaces, community facilities, and a new urban park. The reimagined site is expected to be completed in the fall of 2027.

RXR Realty on Friday filed plans with the Department of City Planning (DCP) to transform a block-long campus of 10 former manufacturing buildings at 47 Hall Street into a mixed-use campus with 611 apartments as Crain's New York first reported. Former Chelsea prison to become 124 affordable and supportive apartments

A former state prison in Chelsea will become 124 permanently affordable apartments. Gov. Kathy Hochul on Monday unveiled Liberty Landing, the proposal selected to redevelop Bayview Correctional Facility at 550 West 20th Street into a housing project with apartments for low-income New Yorkers and formerly incarcerated individuals. The women's prison closed in 2012 after damage from Hurricane Sandy and has sat vacant ever since.

First project under Gowanus rezoning launches leasing for luxury apartments

The first project developed under the Gowanus rezoning has launched leasing. Developed by Domain Companies and VOREA Group, 420 Carroll consists of a 21-story tower and a 16-story tower connected by an underground tunnel. Situated on the Gowanus Canal, the development includes 360 apartments, with market-rate rentals currently priced from $3,925/month for studios to $9,600/month for three bedrooms. Approved by the city in 2021, the rezoning upzoned 82 blocks of the neighborhood to create 8,500 units of housing and new open space.
