Huge cultural hub with galleries, performance spaces, new library opens in Fort Greene

Some of Brooklyn's most influential arts and cultural institutions have a new home in the heart of Fort Greene. L10 Arts and Cultural Center officially opened last week, bringing a 65,000-square-foot facility with gallery and performance spaces for the Museum of Contemporary African Diaspora Arts (MoCADA), cinemas for the Brooklyn Academy of Music (BAM), rehearsal studios and performance space for 651 Arts, and a new Brooklyn Public Library branch to 10 Lafayette Street. The center sits within the mixed-use tower 300 Ashland Place, which opened in 2017.

Waldorf Astoria welcomes first condo residents after renovation

Nearly a decade in the works, the famed Waldorf Astoria is welcoming its first residents after a restoration converted the historic hotel into luxury condos. Closings have officially commenced at the landmarked Park Avenue hotel, which shuttered in 2017 as part of a revamp to bring 375 luxury condos atop a 375-key hotel. Building on the success of the first phase of sales, prospective buyers can now experience model residences designed by AD100 designer Josh Greene, with prices starting at $1,875,000 for studios.

UN Plaza buildings to get $500M revamp

Two United Nations buildings will undergo a $500 million revitalization, creating over 1,800 jobs and boosting New York City's economy by billions, New York officials announced this week. Mayor Eric Adams, Gov. Kathy Hochul, and the UN Development Corporation (UNDC) on Monday announced plans for the redevelopment, which will modernize One and Two United Nations Plaza—built in the 1970s and 80s—while consolidating its office space. As part of the plan, the UN has committed to long-term leases at the site.

Conversion of historic Nomad office building into 65 condos moves forward

The conversion of a landmarked Nomad office building into luxury condos is moving forward after receiving a $99 million construction loan. As reported by The Real Deal, Sunlight Development and NuVerse secured the loan for their office-to-residential conversion of the historic Emmet Building at 95 Madison Avenue into 65 luxury homes. BHI, the U.S. arm of Bank Hapoalim, provided a $40 million senior loan, while two other financial firms provided the rest of the capital.

City and state select team to transform historic Kingsbridge Armory into community hub with 450 affordable homes

A historic and long-vacant Bronx armory will be transformed into a state-of-the-art community hub with affordable apartments. City and state officials announced Tuesday the development team that will redevelop the century-old Kingsbridge Armory as an event space, sports field, cultural center, and 450 new affordable homes. Developed by 8th Regiment Partners LLC, a joint venture between real estate firm Maddd Equities LLC and Joy Construction, the project, dubbed El Centro Kingsbridge, is scheduled for completion in 2032.

Hochul announces plan for $1.35B mixed-use project with 1,400 new homes across from the Javits Center

Gov. Kathy Hochul announced on Thursday that a $1.35 billion mixed-use development with nearly 1,400 new homes will be built across from the Javits Center. The governor tapped a partnership of developers called the Hudson Boulevard Collective to develop "Site K" at 418 11th Avenue. The project includes a 72-story residential tower and a 28-story hotel, along with a five-story podium that will hold a permanent home for the Climate Museum and community facilities. Thanks to recent zoning reforms, the development will be the first in New York City in over 60 years to exceed the 12-floor area ratio (FAR), allowing for more housing to be built.

Deal reached to build 355-unit development across from Brooklyn Botanic Garden

Several years and project iterations later, a new mixed-use building will rise across from the Brooklyn Botanic Garden. Developer Continuum Company and Council Member Crystal Hudson reached a deal to develop a 10-story project with 355 apartments, 30 percent of which will be income-restricted, at 962-972 Franklin Avenue in Crown Heights. The revised rezoning proposal, approved by the City Council's subcommission on zoning on Tuesday, features additional changes to the roof slope to minimize shadows on the garden's rare plant collection.

Updated Midtown South rezoning plan could create nearly 10,000 new homes

New zoning tools will allow the city to build bigger apartment buildings in Midtown Manhattan, doubling the new housing units permitted under a proposed rezoning. The Department of City Planning on Thursday released an updated draft of the Midtown South rezoning plan to incorporate floor area ratio (FAR) caps of 15 to 18, enabled by the state's recent repeal of the 12 FAR cap. This change allows larger developments and roughly 9,700 new homes, up from a previous estimate of 4,000, in a 42-block area of Midtown where housing development has been largely prohibited.
