Adam Neumann lists Gramercy penthouse for $22.75M

Billionaire Adam Neumann has once again listed his Gramercy Park penthouse, but with a new offering. The WeWork co-founder is selling his sprawling condo at 78 Irving Place for $22,750,000. While previous attempts to sell the property included the entire 7,880-square-foot combination spread, the latest listing does not include the additional smaller unit, which Neumann and his wife Rebekah plan to keep for themselves, as the New York Post reported.

NYC’s first wave of office-to-residential conversions could create over 17,000 new homes, report says

New York City’s first wave of office-to-residential conversions could yield over 17,000 new apartments, highlighting the potential for such projects to help ease the city’s housing shortage, according to a new report. Published on Thursday by City Comptroller Brad Lander, the report finds that 44 office conversions initiated after the pandemic could transform 15.2 million square feet of office space into as many as 17,400 homes over the coming years. However, the report warns that the city’s new 467-m tax break may be overly generous, potentially costing $5.1 billion in lost property tax revenue over 37 years.

Construction has kicked off on the first phase of a transformative new housing development with 2,000 affordable homes in East New York. Gov. Kathy Hochul on Tuesday announced the start of work on phases 1A and 1B of Innovative Urban Village, a 10-building project that will revitalize the Christian Cultural Center’s (CCC) 10.5-acre campus at 12020 Flatlands Avenue with new housing and community amenities. The initial phase will bring more than 800 affordable apartments, along with a workforce development center, a childcare facility, a performing arts venue, a grocery store, and green space with walking paths.

City Council rejects zoning changes needed for Bally’s Bronx casino proposal

Bally's plan to build a casino on a former Trump-owned golf course in the Bronx appears all but dead after the City Council rejected a key rezoning needed for the project. On Monday, the Council voted 29–9, with four abstentions, in favor of a motion by Council Member Kristy Marmorato to deny the land-use changes required to construct the gaming facility at Ferry Point Park, according to Crain's. The proposal is one of eight projects seeking a downstate gaming license.

NYC Council approves 1,000-unit One45 Harlem development

A residential development will finally rise on the corner of West 145th Street and Lenox Avenue in Harlem after years of delays and debates. The New York City Council on Monday approved the One45 for Harlem plan, which includes three new buildings and 1,000 units of housing, 338 of which will be affordable. The previous proposal at the site failed to materialize after the former council member refused to accept the development unless at least 57 percent of the units were affordable to families earning 30 percent of the area median income; the developer said that was not economically feasible, withdrew the plan, and turned the property into a truck depot.

283-unit affordable housing and cultural arts center moves ahead in Brownsville

A new all-electric development that will bring affordable homes and a cultural arts center to Brownsville is moving forward. City officials on Thursday announced that financing has closed for the Brownsville Arts Center & Apartments (BACA) at 366 Rockaway Avenue. The project will include 283 affordable rental units for households earning between 30 and 70 percent of the area median income, with a mix of studio to three-bedroom layouts. The project will also feature a 28,000-square-foot cultural arts center with flexible performance, rehearsal, and studio space for community arts organizations. Construction will begin this month, with completion expected by December 2027.

It's not just your neighborhood. Rent prices have increased at 87 percent of New York City's subway stations this year. RentHop on Wednesday released its annual subway rent map, which highlights the median rent and the year-over-year rent increases of one-bedroom apartments by subway stop. According to the analysis, rent jumped by 14 percent near subway stations across Brooklyn, Queens, and the Bronx, particularly in areas with new developments.

A 46-story residential tower designed by CetraRuddy is ready to rise in Long Island City after developers secured financing. Developers Baron Property Group and LargaVista Companies on Monday announced that 30-25 Queens Boulevard, a 525-foot-tall project set to bring more than 500 homes to the neighborhood, had acquired $388.5 million in construction financing. The tower will include 561 residences, 451 rentals and 110 condos, ranging from studios to two-bedrooms, along with 21,000 square feet of ground-floor retail and a suite of expansive amenities.

Final phase of affordable La Central complex breaks ground in the South Bronx

Work began last week on the second, and final, phase of La Central, a five-building affordable housing development in the South Bronx. The $343 million second phase includes two mixed-use buildings with 420 affordable apartments, with more than 60 units set aside for formerly homeless New Yorkers. The development, near Third Avenue and 149th Street in Melrose, a shopping district known as the Hub, has been in the works for years, with a request for proposals for the city-owned vacant lot issued in 2013 and a plan approved by the City Council three years later. Upon its completion in 2028, La Central will include nearly 1,000 affordable homes, retail, community space, and public green space.

Elizabeth Street Garden will remain open in deal reached with city

One of the city's most contentious development battles has come to an end. Plans to turn the Elizabeth Street Garden in Nolita into affordable housing for seniors have been halted in a deal announced by Mayor Eric Adams on Monday. According to the mayor, Council Member Christopher Marte will now support the rezoning of three sites in his district to allow for 623 new affordable homes in exchange for preserving the one-acre community garden, ending a decade-long fight over the site.

The city is seeking a developer to build a mixed-use development on one of the last vacant parcels in the Hunter's Point South neighborhood of Long Island City. The Department of Housing Preservation and Development last week issued a request for proposals for Parcel E, the sixth of seven sites that are part of the city's 30-acre redevelopment of the waterfront. For this project, the city wants a multi-tower, mixed-use project with between 850 and 900 apartments, with up to 70 percent of them affordable.

Bronx casino bid at former Trump-owned golf course can move ahead after Council vote

A plan to bring a casino to a Bronx golf course once owned by Donald Trump took a step forward this week. The City Council on Wednesday voted 32-12 to pass a home rule resolution that allows state lawmakers to advance legislation supporting Bally’s Corporation’s proposed casino at the city-owned Ferry Point Park golf course, according to the Bronx Times. The approval authorizes the state to "alienate" the roughly 16-acre public parkland, a requirement whenever city-owned park space is repurposed for private use.

A massive 55-story condo tower with over 600 homes in Long Island City is moving forward after developers secured $525 million in construction financing. Charney Companies and Tavros, in partnership with Incoco Capital, announced this week funding for a 636-unit development at 24-19 Jackson Avenue and 45-03 23rd Street in the Court Square section of the neighborhood. The developers received $425 million from Madison Realty Capital and an additional $100 million from Kushner Companies and OneIM.

Thousands of new homes will be built along a largely industrial stretch of Atlantic Avenue in Bed-Stuy and Crown Heights. The New York City Council on Wednesday voted to approve the Atlantic Avenue Mixed-Use Plan, which rezones 21 blocks to allow for 4,600 apartments, including 1,900 permanently affordable units, more affordable housing than has been constructed in the area over the last decade. The plan also comes with $235 million in community investments, park renovations, and infrastructure upgrades.

Silverstein Properties this week unveiled a new design for its casino project proposed for an empty lot across from the Javits Center. The Avenir would rise 785 feet at 41st Street and 11th Avenue and include a 1,000-room luxury hotel, restaurants, a food hall, and a gaming facility, if the developer secures one of the three downstate casino licenses expected to be awarded this year. Designed by CetraRuddy Architecture and Steelman Partners, the project includes a podium with a facade of "gentle harmonious waves" topped by a sculpted 45-story tower. The design revises the original proposal, which called for two 46-story towers, following community feedback.

Related drops casino from Hudson Yards plan, but keeps proposal for 4,000 new homes

Related Companies is dropping the casino from its project proposed for the undeveloped section of Hudson Yards, the developer announced Monday. In partnership with Wynn Resorts, Related previously pitched a $12 billion mixed-use development anchored by a casino, dubbed "Hudson Yards West," as part of its bid for one of the state's three downstate gaming licenses. Due to opposition from the community and local elected officials, Related and Wynn announced they would no longer pursue a gaming license. However, the developer plans to move forward with a plan to build 4,000 apartments, nearly 50 percent of which will be affordable under a tentative agreement with the Adams administration.

Plans for the largest building in Gowanus are moving forward after developers secured $174.5 million in financing. Last week, Charney Companies and Tavros obtained funding for 175 Third Street, a roughly one-million-square-foot project that will add 1,000 new apartments to the neighborhood as part of their larger Gowanus Wharf development. Once complete, the building will make Charney and Tavros the largest property owners in the area, with over two million square feet and 2,200 residences across Gowanus.
