122 apartments for low-income seniors available at new 17-story building in Hudson Square

Applications are now being accepted for 122 affordable apartments for seniors at a new development next to Google's Hudson Square headquarters. Located at 570 Washington Street, the 17-story building offers spacious units designed for residents ages 62 and older, with a slew of modern amenities to promote comfort, connection, and wellness. Applicants must have at least one household member aged 62 or older, qualify for Section 8 benefits, and earn 50 percent of the area median income or less. Eligible New Yorkers will pay 30 percent of their income for the available studio, one-, and two-bedroom apartments.

Times Square office tower to become 1,250 apartments

A largely vacant office tower in Times Square is set to become a mixed-use development with 1,250 new homes. The Empire State Development (ESD) on Thursday voted to approve the conversion of 5 Times Square, a 38-story building on 7th Avenue between 41st and 42nd Streets. About 313 apartments will be permanently affordable to New Yorkers earning up to 80 percent of the area median income in exchange for a tax exemption under a new office-to-housing incentive, 467-m.

Plans filed to transform Times Square office building into 942 apartments

A coalition of prominent New York City real estate figures has filed plans to transform a 38-story office building in Times Square into more than 900 new homes. As reported by The Real Deal, Apollo Global Management, in partnership with RXR and SL Green, aims to convert 5 Times Square into a mixed-use building with 942 apartments. This office-to-residential conversion would be one of the largest in the city to date, and the first in the heart of Times Square.

Rental component of One Domino Square opens lottery for 120 apartments, from $2,832/month

A housing lottery launched this week for 120 middle-income apartments at the rental portion of One Domino Square, part of the Domino Sugar Factory redevelopment in Williamsburg. The first residential project designed by architect Annabelle Selldorf, One Domino Square consists of a 39-story building with 160 condos and a 55-story building with nearly 400 rental units, the latter of which is the tallest tower in the neighborhood. The affordable apartments will be available through a lottery to New Yorkers earning 125 and 130 percent of the area median income; apartments are priced from $2,832/month for studios to $4,415/month for two bedrooms.

A housing lottery opened this week for 83 mixed-income apartments at a new rental in Midtown West. Located at 312 West 43rd Street on the border of Times Square and Hell's Kitchen, the 33-story building offers 330 luxury apartments with high-end finishes, state-of-the-art amenities, and a central location. New Yorkers earning 40, 60, and 120 percent of the area median income, or between $32,023 for a single person and $183,000 for a household of five, can apply for the apartments, which range from $934/month studios to $3,813/month two bedrooms.

Applications are now being accepted for 22 affordable apartments at the Waterline Square development on the Upper West Side. Stretching between West 59th Street and West 61st Streets, the three-tower complex is best known for the starchitects behind the high-rises: Richard Meier of One Waterline Square, Kohn Pedersen Fox of Two Waterline Square, and Rafael Viñoly of Three Waterline Square. New Yorkers earning 40 percent of the area median income can apply for the available $741/month one-bedrooms and $901/month two-bedrooms.

Family drops $27M on eight Waterline Square apartments as ‘safe’ investment during coronavirus

A family from Peru has paid nearly $27 million for eight units at the new three-tower luxury complex Waterline Square on the Upper West Side, the Wall Street Journal reported on Wednesday. The buyers went into contract and closed on the all-cash deal on the same day, Douglas Elliman agent Maria Velazquez told the newspaper. Velazquez said the family who bought the condo units see it as an investment, opting to put their money into real estate instead of a bank during the coronavirus pandemic. "They felt their money was safer in an apartment in New York than in a bank," she said.

See what NYC’s new backyard apartments could look like

New York City could gain roughly 25,000 basement, attic, and backyard apartments, also known as accessory dwelling units (ADUs), over the next 15 years under rezoning rules approved in 2024. The city on Wednesday released a series of new tools to help New Yorkers navigate the process, including a library of pre-approved ADU designs that are compliant with city code. The library currently has designs for backyard cottages, but more will be added once approved by the Department of Buildings.

Former Jehovah’s Witnesses Watchtower complex could become 600+ apartments

Brooklyn Heights’ iconic Watchtower Building, the longtime world headquarters of the Jehovah’s Witnesses, may soon be transformed into a waterfront development with hundreds of homes. Developer CIM Group is proposing a mixed-use redevelopment at 25-30 Columbia Heights that would include 661 apartments, some of them affordable, along with 113,000 square feet of commercial space. The project is expected to enter the city's uniform land use review procedure (ULURP). CIM presented the plan to Brooklyn Community Board 2 last June before filing a land-use application in December, according to city records.

The New York City Council on Tuesday approved a plan to transform a Downtown Brooklyn office building into a massive mixed-use tower with over 1,200 new homes. The existing city-owned seven-story office tower at 395 Flatbush Avenue Extension will be replaced with a 72-story building, set to become the second-tallest building in the borough after The Brooklyn Tower. The project includes 1,263 new housing units, including 325 affordable apartments for households earning an average of 60 percent of the area median income (AMI).

An affordable housing project first conceived as part of the East Harlem rezoning 10 years ago has finally kicked off construction. The city on Wednesday broke ground on Timbale Terrace, a 100 percent affordable tower with 341 apartments and a new theater and performing arts center for Belongó, formerly known as the Afro Latin Jazz Alliance. Located at East 118th Street and Park Avenue, the site sat vacant for decades before most recently serving as a police department parking lot.

Gov. Kathy Hochul last week unveiled plans to raze and replace an abandoned building in Clinton Hill with a new mixed-use tower with 125 affordable apartments. Following a request for proposals issued last year, the state has tapped a partnership of nonprofit groups, Fifth Avenue Committee, Bedford Stuyvesant Restoration Corporation, and One Brooklyn Health, to redevelop 1024 Fulton Street. Officials have tried several times to revamp the site between Grand and Classon Avenues since the 1990s.

One Domino Square penthouse set to break another area sales record at $7M

Another penthouse at Williamsburg's One Domino Square condominium looks like it may again surpass area sales records: Penthouse 3A just entered contract for $7 million. If the unit closes at that price, it will be the area's top sale per square foot (a whopping $3,313). Another penthouse in the tallest residential tower on the Williamsburg waterfront sold for $7.7 million last year, as 6sqft reports, setting an area sponsor unit sale record.

As condos at the iconic Flatiron Building continue to be snapped up off-market, new details emerged this week about the first publicly listed apartments at the landmarked tower. The 22-story Fifth Avenue building is currently being converted from offices to 38 condominiums, with many units entering contract without being publicly advertised. This week, though, two four-bedroom apartments hit the market: a south-facing unit for $16 million and another north-facing for $18.9 million.

New bill requires air conditioning in most NYC apartments by 2030

It may seem ludicrous to think about turning on your air conditioner during this bitter cold, but a new bill passed this week will eventually require most New York City apartments to have one—though it will be a few years before it takes effect. Enacted last weekend, the bill requires landlords to provide air conditioning, prompted by hotter summers and rising heat-related illnesses and deaths. The bill gives landlords until 2030 to comply, after which the city’s Department of Housing Preservation and Development (HPD) will enforce the rule, Council Member Lincoln Restler, the bill’s sponsor, told Gothamist.

Avdoo last week closed on 68 King Street for $63 million, with financing from Valley National Bank. The developer is planning a 200,000-square-foot luxury residential building, with the use of 125,000 square feet of development rights, and will pursue additional air rights purchases and a transit improvement–related bonus, as Yimby reported.

A former Midtown hotel is slated to become a permanently affordable housing building with nearly 600 units. On Monday, Slate Property Group and Breaking Ground announced the acquisition of the Stewart Hotel at 371 Seventh Avenue, which will be converted into 579 affordable apartments for low-income households and formerly homeless individuals. The purchase underscores an emerging strategy to address the city’s housing crisis by converting underused hotels into affordable housing, following the opening last week of the city’s first such development at the former JFK Hilton in South Jamaica, Queens.

City taps developer to replace 100 Gold Street with 3,700 apartments

New York City has chosen a developer to turn an outdated Financial District government building into thousands of new apartments. Mayor Eric Adams on Monday announced that GFP Real Estate will redevelop the nine-story 100 Gold Street into a mixed-use development with 3,700 new homes, including 25 percent permanently affordable units, and a new senior center. The total number of housing units at the site increased substantially from the original 1,000+ apartments announced in March.

New bill would revive single-room occupancy apartments in NYC

Looking for new ways to tackle the city’s housing shortage, a New York City Council member is calling for the return of single-room occupancy units (SROs). Council Member Erik Bottcher on Tuesday introduced legislation backed by the Department of Buildings that would allow the construction of SROs as small as 100 square feet for the first time in decades. The city once had as many as 100,000 SROs, but their numbers began declining in the 1950s as new laws restricted their construction and encouraged conversions, driven by stigma that linked the housing type to poverty and crime, according to the New York Times.

Extell proposes 71-story mixed-use tower with 130 apartments at Wellington Hotel site

Extell Development wants to nearly triple the height of its proposed tower at the site of Midtown's former Wellington Hotel and make it residential. As first spotted by Crain's, Gary Barnett's firm filed plans with the Department of City Planning this month seeking to expand its project at 871 7th Avenue from a 27-story hotel to a 71-story mixed-use tower with 130 residential units, likely condos, and 156 hotel rooms. Extell is pitching upgrades to the nearby 50th Street subway station in exchange for a zoning bonus to allow for the 1,050-foot-tall tower.
