The best affordable and student-friendly off-campus neighborhoods in NYC

If you can’t bear the idea of living in the dorms for another year, you’re not alone. Unless you happen to go to Columbia where over 90 percent of students live on campus, there's a high likelihood you’ll be searching for your own apartment at some point during your college years, just like 57 percent of students at NYU and 74 percent at The New School. And if you're like most students, you’ll be looking for an apartment far from downtown that strikes the right balance between affordability, commutability, and access to services. To help you make the smartest decision possible, 6sqft has compiled a list of affordable, student-friendly neighborhoods in Manhattan and Brooklyn. By New York City standards, all of these are both safe (e.g., reported fewer than 1.5447 crimes per 1000 people in June 2018) and within reach (e.g., on average, three-bedroom units can still be rented for less than $5,000 per month). Using July 2018 City Realty data on average neighborhood rents, we've broken down how much you’ll pay on average to live in a three-bedroom shared unit in each of these neighborhoods. Cap on ride-hailing services in NYC is a civil rights issue, racial justice groups say

Photo via Wikimedia As New York City prepares to become the first major city in the country to cap the number of vehicles driving for services like Uber, racial justice organizations are rallying against the legislation, calling it a civil rights issue. Groups like the National Urban League and the N.A.A.C.P say the City Council's plan to place a freeze on the amount of for-hire vehicle licenses for one year hurts minority New Yorkers who have trouble hailing taxis on the street. "Some yellow cabs won't even go uptown or to parts of Brooklyn," Rev. Al Sharpton told the New York Times. "If you are downtown they won't stop."

Men of steel: How Brooklyn’s Native American ironworkers built New York

The Empire State Building. The George Washington Bridge. The United Nations. The Woolworth Building. 30 Rock. The Seagram Building. Lincoln Center. The Waldorf Astoria. Virtually all of New York’s most iconic structures were raised in part by Mohawk Native American ironworkers. Since 1916, when Mohawk men made their way to New York to work on the Hell Gate Bridge, ironworkers from two Native communities, Akwesasne (which straddles Ontario, Quebec, and New York State) and Kahnawake (near Montreal), have been “walking iron” across the city.

Beyond Manhattanhenge: Find mini-henges happening every day across NYC

While the biannual sunset that aligns perfectly between two skyscrapers in Manhattan is perhaps the best known 'henge,' it's certainly not the only one. Because every neighborhood in New York City features its own pattern of a street grid, each has its own henge days (h/t NY Times). An interactive map called NYCHenge displays where mini-henges happen for every sunset throughout the year, allowing outer-borough residents to snap a solid sunset picture nearly every day.

57th Street F station to close through December and other weekend subway changes

Beachgoers, beware: there aren't any A trains running to Far Rockaway-Mott Av, nor Rockaway Park Shuttle service at Broad Channel, through the end of the summer. Some seriously poor timing on the MTA's part, but the agency has never been known for greatness or awareness. As well, a slew of stations remain closed in Manhattan on the A, C and B lines and new this weekend, an elevator is being installed at the 62nd Street/New Utrecht Av D, N station, causing the closure of its transfer passageway through August. Beginning 5am Monday, the 57th Street F station will also close, through December.
There are of course plenty of temporary service changes as well

Own a pair of 1840s clapboard houses in Clinton Hill for $4.4M

Wooden houses are certainly dispersed throughout Brooklyn, but it's a rare opportunity when one hits the market. A few months ago, we uncovered a listing for Crown Heights' oldest home, a circa-1850s wood frame. Now, a pair of rare clapboard homes have hit the market in Clinton Hill and they're even older. ODA’s new Lower East Side project looks a lot like Zaha Hadid’s High Line condo

Not only does 520 West 28th Street lay claim to being Zaha Hadid's only New York City project, but its futuristic design, marked by the late starchitect's signature curvaceous forms, is unlike any other building in the city. But ODA Architects may be looking to change that, as a proposed rendering uncovered by CityRealty for a condo at 208 Delancey Street looks strikingly similar to Hadid's High Line-hugging residence. The Lower East Side project shares its inspiration's L-shape, squat massing, and, most importantly, curved glass corners and extending balconies.
