Only two weeks into 2024 and New York City is already seeing record real estate deals. A 12,557-square-foot penthouse in Central Park Tower at 217 West 57th Street has entered contract, as first reported by the Wall Street Journal. The duplex condo at the Billionaires’ Row tower, considered the tallest residential building in the Western Hemisphere, was first listed in March for $175 million and most recently asked $149.5 million, according to CityRealty. The final deal turned out to be closer to $115 million, according to the Journal. The buyer has not been named.

The highest residence in the world just got a lower price tag. The triplex penthouse at Central Park Tower was listed for $250 million last September, considered the most expensive home in the country if it found a buyer. But after a year on the market, the apartment is now asking $195 million, a price cut of $55 million, or 22 percent, as Bloomberg first reported. The discounted ask means the penthouse is no longer in the running for the priciest home sale in the United States.

Plan to bring Van Cortlandt Park’s Tibbetts Brook above ground moves forward

A plan to unearth parts of a body of water in the Bronx that has been covered for more than a century is moving forward. The New York City Public Design Commission on Monday unanimously approved the preliminary design plan for the Tibbetts Brook Daylight and Greenway Project in Van Cortlandt Park, a project that will help remove the brook's clean water from the sewer system and ultimately reduce flooding and sewage overflow into the Harlem River. The $133 million project could face delays due to the Metropolitan Transportation Authority, which owns the land that is part of the construction project, according to the City.

NYC to lift ban on e-bikes in city parks this summer

New Yorkers will soon be able to ride electric bikes and scooters in New York City parks legally. As part of a pilot program starting this summer, the city's Department of Parks and Recreation will drop its current ban on certain electric vehicles on park drives and greenways, lifting a rule that conflicts with state laws. The pilot program is one part of a plan unveiled by Mayor Eric Adams on Tuesday aimed at promoting the safe usage of e-bikes and other electric micro-mobility devices and preventing fires caused by lithium-ion batteries.

The New York City Council voted on Wednesday to allow the proposed development at the site currently occupied by the Grand Hyatt Hotel at 175 Park Avenue. New Greater East Midtown zoning rules permit developers to construct supersized towers if they are accompanied by hefty contributions to transit and public amenities.
