The penthouse atop the Flatiron District's tallest tower, Madison Square Park Tower at 45 East 22nd Street, has gained a floor and nearly doubled in price. The 7,000-square-foot duplex was listed in 2017 for $48 million. Now, Mansion Global reports, the stunning residence 777 feet above the ground has gained a floor, measures over 15,000 square feet and is about to return to the market at $77.7 million, making it one of the most expensive listings in the city.

With sales still sluggish, Trump Tower sees only its second deal of the year

A one-bedroom on the 57th floor of Trump Tower closed earlier this month for $1.825 million, marking just the second sale of 2018 at the Midtown building, as Mansion Global first reported. Comparatively, there were seven sales in 2017 and eight in 2016 at the building, developed by President Donald Trump. While the sales slump at Trump Tower reflects a broader decline in sales at luxury properties across Manhattan, politics surrounding the building may also be playing a role.

The NYC architectural firm of Delano & Aldrich designed some of the turn-of-the-century's most sophisticated structures, from the Knickerbocker and Colony Clubs to the Rockefeller's upstate estate Kykuit to a slew of uptown mansions. At the time, they veered away from the popular Beaux-Arts style and popularized an Anglo-American mix of Neo-Classical and -Federal designs. For the first time, average Brooklyn home prices break the $1M threshold

According to Douglas Elliman's latest market report, home prices in Brooklyn are higher than ever. The median and average sales prices for the borough both broke records, crossing the $800,000 and $1 million thresholds for the first time in the third quarter of this year. "As the Brooklyn market continues to reinvent itself over the past five years," says the report, "There is no standard of comparison with historical trends." It means Brooklyn, and also Queens, boast some of the fastest residential price growth in the country, with new developments cropping up and demand skyrocketing as buyers stream into outer boroughs.

$20M Brooklyn Heights penthouse could be the borough’s priciest sale ever

A combination penthouse at Quay Tower, a brand new luxury condo building on the Brooklyn Heights waterfront, went into contract this week for over $20 million. If closed, the deal would become the most expensive residential sale in Brooklyn history, breaking the previous record of $16.645 million for a penthouse picked up by actor Matt Damon last year. And before that, a $15.5 million brick carriage house in Cobble Hill held the record for most expensive single residence sale in Brooklyn, which was purchased by photographer Jay Maisel in 2015.

The former Nomad loft of late pop-art artist Roy Lichtenstein is for sale, asking $4.5 million. Lichtenstein, who was a native of New York City, lived at the four-bedroom home at 105 East 29th Street from 1984 to 1988. Bullet-proof Upper East Side townhouse designed by Rafael Viñoly lists for $50M

Uruguayan-born architect Rafael Viñoly is best known for designing 432 Park, the tallest residential building in the Western Hemisphere, but apparently, he makes time for private homes, too--at least when they come with headline-making features like a bullet-proof glass facade. His firm was first tapped to design the townhouse at 162 East 64th Street back in 2015 by Argentinian business mogul and billionaire Eduardo Eurnekian. Originally, the seven-story (don't worry, there's an elevator) residence was to serve as both his home and U.S. headquarters, but it looks like he instead decided to list the finished product for $50 million (h/t CityRealty).

Icelandic singer-songwriter Björk is putting her sprawling 3,000-square-foot penthouse in Brooklyn Heights up for sale, Variety reported. Asking $9 million, the four-bedroom apartment at 160 Henry Street spans the full top floor. The private wraparound terrace, with Manhattan and Statue of Liberty views, may be the highlight of the pre-war home. Or it could be the bedroom with the hot-pink walls and ceiling.

An architect’s historic UES townhouse with an elevator and a floating circular staircase asks $20M

This neo-Federal townhouse, less than a block from Central Park at 9 East 81st Street, received recent exterior and interior renovations from architect Peter Pennoyer–whose work epitomizes Upper East Side style–in partnership with the renowned landscape architect Madison Cox. Better yet, the home's owners since 2014 are Christopher Davis and Sharon Davis, who is herself a celebrated New York City-based architect (you can see her work featured on 6sqft here and here.). The listing says the house has been "fully and continually renovated by the current owner," so we can see why it's so stunning. Private seven-acre Connecticut island with a garden wonderland sells for $21.5M

A private island in Long Island Sound known as Rogers Island just got a new owner, who paid $21.5 million for the seven-acre property off the Connecticut coast. The sellers, a couple of "island collectors" by the name of Christine and Edmund Stoecklein, are bound for the West Coast, according to Mansion Global, unloading their gorgeously landscaped land mass and even lovelier Tudor mansion for less than the $22.3 million they paid for it in 2003, to an anonymous buyer.

$4.4M Upper East Side penthouse tops the townhouse where Marc Chagall once lived

Like many grand Manhattan properties in the neighborhood, this duplex penthouse atop a five-story townhouse at 57 East 73rd Street has an interesting past: It was once home to painter Marc Chagall (though another former Chagall residence nearby at 4 East 74th Street has attracted a bit more buzz in recent years, especially since Michael Jackson lived there in the 1990s). The 73rd Street townhouse has been divided into five condos since the artist's time. Besides having painterly penthouse bragging rights, there's a terrace that looks out over the Upper East Side neighborhood, which in turn is one block from Central Park and the Carlyle Hotel. The 1,350-square-foot home is asking $4.35 million–after several price chops from its original ask of $4.95 million in June.

After nine months on the market, the late James Gandolfini's one-time West Village apartment that he shared with ex-wife Marcy Wudarski Gandolfini has found a buyer. In 1999, the couple bought one unit at 99 Jane Street for $850,000, followed by another for $1 million in 2002, combining them into one large, four-bedroom condo. Marcy took ownership the following year after they split, and the residence first hit the market in 2015 as a $21,000/month rental before listing for $7.5 million this past October. Mansion Global now reports that the home has sold for $6.2 million.

Even if golden couple Tom Brady and Gisele Bündchen have left the neighborhood for a $20 million five-bedroom spread at Robert A.M. Stern’s 70 Vestry in Tribeca, a buyer was happy enough to snatch up their Flatiron pad at 23 East 22nd Street after a price chop. As 6sqft previously reported, the New England Patriots’ quarterback and the Brazilian-born supermodel seemed to be getting serious about selling when they cut the asking price to $13.95 million; the apartment is now spoken for and off the market, according to the New York Observer. The couple bought the 48th-floor unit for $11.7 million in 2014 and put it on the market for $17.25 million in 2016–with no takers until now.
