‘Affordable’ Greenpoint apartments renting for the same price as the market-rate units

We've come to accept that many middle-income "affordable" housing lotteries are nothing more than a way for a building to cross-subsidize its "deeply affordable" units. Case in point, this new lottery that just launched at 216 Freeman Street in Greenpoint. Reserved for households earning 130 percent of the median income, one-bedrooms are $2,544/month and two-bedrooms $3,050. And while a market-rate one-bedroom is currently listed for the higher price $2,975, a two-bedroom is listed for the exact same price as the lottery unit.

A brand new rental building in Prospect-Lefferts Gardens launched a lottery this week for five middle-income apartments. The 16-unit building located at 664-668 Rutland Road, between Albany and Troy Avenues, offers enviable amenities like on-site laundry, central air, a fitness center, roof access and a common courtyard. Qualifying New Yorkers earning 130 percent of the area median income can apply for the one $1,775/month one-bedroom and four $2,270/month two-bedroom apartments.

13 middle-income apartments up for grabs across from Greenpoint’s Transmitter Park

It's been a year since leasing launched at Greenpoint's 42-unit, no-fee rental 44 Kent Street, and now 13 of those apartments are available through the city's affordable housing lottery to households earning 130 percent of the area median income. In addition to being located just across the street from Transmitter Park, the building offers a fitness center, rooftop terrace, business center, and parking. The middle-income units range from $2,023/month studios to $2,612/month two-bedrooms.

There will be no G-train service between Bed-Stuy and LIC every weekend in September

Making weekend plans in Brooklyn this month will be a bit trickier than normal. The Metropolitan Transportation Authority is suspending service between Bed-Stuy's Bedford-Nostrand station and Long Island City's Court Square station every weekend in September for "track maintenance." There will be free shuttle buses available for North Brooklyn-bound straphangers (h/t Brooklyn Paper).

Behind the scenes at Williamsburg’s abandoned Bayside Oil Depot, set to be NYC’s next public park

We first learned about the proposal to turn Williamsburg's former Bayside Oil Depot into a public park nearly two years ago. Since then, co-founders Karen Zabarsky and Stacey Anderson have been working tirelessly with a team of designers and environmentalists to refine their plans to be something both true to the site's history and representative of where the neighborhood is heading. Part of the larger Bushwick Inlet Park, a 28-acre open space along an unused waterfront industrial stretch, the plan is unique in that it plans to adaptively reuse the 10, 50-foot decommissioned fuel containers, transforming them into everything from performance spaces to greenhouses. New tool maps every active construction project in NYC in real time

New York City's construction craze just got easier to track, thanks to a new tool that maps every major, active project across the five boroughs. The city's Department of Buildings released this week an interactive map and dashboard that provides real-time information on every active construction site in the city. According to the data, there are currently 7,437 active permits filed and nearly 198,000,00 total square feet of construction, as of Wednesday.

NYC Ferry now connects the South Bronx and Wall Street, cutting travel time in half

A new ferry route connecting the South Bronx and Wall Street launched on Wednesday, the first-ever ferry service between the two boroughs in the 21st century. The new route starts at Clason Point Park in Soundview and makes stops at East 90th Street, East 34th Street and ends at Wall Street's Pier 11. The entire trip takes about 45 minutes. "The new Soundview ferry will cut commute times in half for thousands of Bronxites," Mayor Bill de Blasio said in a statement. "Our all-of-the-above approach to transit gives New Yorkers reliable options to get where they need to go."

First look at ODA’s boxy condo coming to busy 14th Street corner

First renderings of ODA Architecture's 13-story tower planned for Greenwich Village reveal a Tetris-inspired, boxy design, YIMBY reported on Wednesday. Much like the firm's other projects, the facade of the building, located at 101 West 14th Street, will look like a series of sculpted, stacked boxes. Developer Gemini Rosemont has filed permits to convert the site which currently holds a former bank into condos with ground floor retail. There will be 45 condos total, with 21 of them duplexes.

Astoria is getting a new food hall with outer-borough vendors

A new food hall is coming to the Astoria-Long Island City border in Queens, the Commercial Observer reported on Tuesday. Developer Vass Stevens Group is in the process of converting a former print shop, dollar store and restaurant supply store at 34-39 31st Street into a retail space with eight 2,000-square-foot storefronts. The interiors of the single-story building have been demolished and renovations, which will add new glass storefronts and doors, are set to begin soon.

PHOTOS: Phase two of Hunter’s Point South Park officially opens on the LIC waterfront

Photo © 6sqft The Hunter's Point South Park extension officially opened Wednesday, over three years after construction began at the Long Island City site. The second phase adds 5.5 acres south to the existing park, which currently has a basketball court, playground, two dog-runs, and a volleyball sand pit. The city's Economic Development Corporation and Department of Parks and Recreation developed the project, which measures 11-acres from 50th Avenue to Newton Creek on the East River. At the ribbon-cutting ceremony, local officials and community members gathered to celebrate the project's opening. "This is a beautiful park," State Sen. Michael Gianaris said. "Enough to make our friends across in Manhattan look over and be jealous that they don't have anything as beautiful on their side of the River."

Roast, record, repeat: How Toby’s Estate brews the perfect cup of coffee at its Brooklyn cafe and roastery

In this installment, we’re touring the Williamsburg cafe and roastery of Toby's Estate Coffee. Want to see your business featured here? Get in touch! When you walk into Toby’s Estate Coffee, the smell of freshly brewed coffee hits you immediately. And thanks to the towering roasting machine in the back of the Williamsburg coffee shop (which roasts about 50 lbs of coffee at a time), the sweet-bitter aroma really lingers. While the location on North 6th Street between Berry Street and Bedford Avenue was the first Toby’s in New York City, the coffee connoisseurs have since sprouted to other boroughs, with three cafes in Manhattan and most recently one in Long Island City. Toby’s, which originated in Australia, has served up specialty small-batch coffee in NYC since 2012, bringing in some eclectic flavors to their roster of roasts. Currently, the shop is offering a Citron Espresso Tonic, with tonic water, ice, handmade citron simple syrup and candied oranges. (We tried it. It was delicious.) On an unseasonably warm day this spring, Toby's gave 6sqft a tour of its Brooklyn shop, which boasts enough square footage to fit its roastery and cafe, as well as plenty of seating. This rustic Finger Lakes cabin and taxidermy factory on 90 acres could be yours for just $1M

First look at the latest huge residential project proposed for Greenpoint’s waterfront

On the site immediately south of the former Greenpoint Terminal Market, which was destroyed in a massive fire in 2006, three high-rise buildings are planned, containing hundreds of apartments. As of now, Halcyon Management Group has filed permits for a 19-story, 234-unit tower at 29 West Street, a 14-story, 92-unit tower at 37 West Street and a 33-story, 410-unit tower at 65 Private Drive. CityRealty recently uncovered the first renderings of the Brooklyn project, which show a total of four towers, with two 400-foot towers overlooking the East River, and two smaller buildings situated further inland. SLCE Architects is listed as the architect of record for the three buildings filed.

Study: A former freight line on the Lower Montauk branch could help a Queens transportation desert

How do you connect the fastest-growing census tract in the U.S. to New York City’s public transportation hubs? Architecture firm Kohn Pedersen Fox (KPF), whose New York City work includes the master plan for Hudson Yards, One Vanderbilt and Two Waterline Square, has released a "visioning study" that explores how the repurposing of the QNS, an 8.5 mile Lower Montauk Branch rail line, into a new transit line in Queens that could revitalize neighborhoods, provide affordable housing, create jobs and add transit service to the over nine square miles of New York City that contain three of the city’s largest and most successful Industrial Business Zones (Maspeth, Long Island City, and North Brooklyn) and two of Queens’ largest central business districts (Long Island City and Jamaica Center), adding to the long-term growth of those districts and creating thousands of potential new jobs.

Delayed feasibility study for proposed BQX streetcar costing taxpayers at least $7M

The plan to bring a 16-mile light-rail trolley between Brooklyn and Queens has already cost taxpayers millions of dollars, even before the feasibility of the project has been determined. The study has cost the city $7 million in taxpayer money so far, according to the New York Post. And while the city's Economic Development Corporation promised to have the study completed last fall, this week the agency said they would not put a timeline on its release. Mayor Bill de Blasio first backed the Brooklyn Queens Connector (BQX) project in February 2016, but a series of delays and funding concerns have put the trolley on hold. The proposed streetcar was left out of the city's budget proposal last month, further delaying studies into the project's plausibility.
