Crown Heights co-op opens waitlist for Mitchell-Lama apartments, for sale from $19K

Here’s a rare opportunity to own an affordable co-op in New York City. Applications are currently being accepted for waitlist spots for apartments at Crown Gardens, a Mitchell-Lama building in Crown Heights. Containing 240 middle-income homes, the unique 1970s development wraps around Nostrand Avenue and Carroll and President Streets. Qualifying New Yorkers can apply to purchase the apartments, which are priced, depending on household size, from $19,222 for a studio to $48,030 for a three-bedroom.
The Mitchell-Lama program was signed into law in the 1950s to provide affordable rentals and co-ops to moderate and middle-income families. Most waiting lists for these developments are closed because there are enough applicants to fill vacancies. But occasionally, waiting lists will open, and new applications are accepted via a lottery system.
Designed by Richard Kaplan, Crown Gardens opened in 1973 with a 15-story tower and a garden court enclosed on three sides by four-story townhouses, as the New York Times reported at the time.
There are income limits and occupancy standards. Studio and one-bedroom apartments are for one to three people, two bedrooms, two to four people, and three bedrooms, four to six people.
Only one applicant will be accepted per applicant; duplicate requests will be rejected. A non-refundable application fee applies to applicants selected in the lottery.
Qualifying New Yorkers can apply for 300 spots on the wait list for studio, one-, and two-bedrooms, and 200 spots for three-bedrooms through December 1, 2025. Find more details on how to apply here (PDF) and through Housing Connect.
