Stuy Town tenants win lawsuit to keep apartments rent stabilized

More than 6,000 apartments at Manhattan's largest apartment complex will remain rent-regulated after a judge last week ruled in favor of Stuyvesant Town-Peter Cooper Village tenants. State Supreme Court Justice Robert Reed determined Stuy Town landlord Blackstone Group's attempt to deregulate the apartments was unlawful, becoming the first major tenant-led effort against developers that tested the integrity of the state's 2019 Housing Stability and Tenant Protection Act.

New compost program in Queens collected over 12.7 million pounds of waste in just three months

In just three months, the new Queens compost program collected more than 12.7 million pounds of organic waste, according to data recently released by the city's sanitation department. The program, which launched last October, enrolled every residential building in the borough in a weekly curbside composting collection. According to the department, Queens districts significantly outperformed other communities that also participate in compost collection. The data shows that New Yorkers are eager to dispose of their food and yard waste in a sustainable manner.

Inside New York City’s first legal pot shop

The first legal cannabis dispensary in the state of New York opened in Manhattan last week. Run by the nonprofit Housing Works, the store, located near Astor Place at 750 Broadway, currently offers products from six New York-based companies, including pre-rolled joints, edibles, vape pens, and flower. When sales officially launched last Thursday, the line to get into the dispensary wrapped around the corner, with eager customers waiting for hours to shop.

NYC lost over 100,000 rent-stabilized units since 2019, according to report

Despite a 2019 state law that largely prohibits landlords from deregulating rent-regulated apartments, the number of rent-stabilized units in New York City has dropped significantly, as first reported by The City. These findings indicate that there are potentially thousands of tenants who are currently paying rent that is more than the previously regulated amounts. These tenants also lack the rights given to New Yorkers living in rent-regulated units, like guaranteed lease renewals and restricted rent hikes.

New York’s first legal weed dispensary will open near Astor Place

New York's first legal recreational cannabis dispensary is opening in Manhattan next week. Housing Works, a local nonprofit founded in 1990 to address the HIV/AIDS and homelessness crises, will launch sales at 1 Astor Place on December 29, Gov. Kathy Hochul announced Wednesday. The dispensary is the first to open of the 36 licenses approved so far by the New York State Cannabis Control Board.

MTA to cut Monday and Friday subway service on some lines

The Metropolitan Transportation Authority will modify subway service on seven lines to better accommodate post-pandemic transit ridership trends. The agency on Monday said starting next June it would increase scheduled trips on the weekends and decrease trips on Mondays and Fridays, two days where ridership recovery has been the slowest.

Mayor Eric Adams on Sunday released a plan that reimagines a stretch of Fifth Avenue from Bryant Park at 42nd Street to Central Park at 59th Street as a pedestrian-focused space that prioritizes safety, mass transit, and the public realm. This new vision of one of the world's most iconic tourist destinations and commercial districts is part of a broader plan to make the area more appealing to new residents and workers and builds upon the recent closure of Fifth Avenue this month for the holidays.

Proposal calls for transforming NYC’s commercial districts into 24/7 destinations

Gov. Kathy Hochul and Mayor Eric Adams on Wednesday announced a new plan to improve New York City as a place to live and work and help prepare it for a post-pandemic world. An essential part of the plan involves the reimagination of the city's central business districts, Midtown and Lower Manhattan, by transforming them into dynamic, mixed-use neighborhoods that will draw more residents, businesses, and tourists. The plan also includes proposals to transform public space by expanding preexisting pedestrian spaces and envisioning new projects for the public realm.

$87M restoration of historic Orchard Beach Pavilion kicks off in the Bronx

Construction kicked off this week on a project to reconstruct the historic bathhouse and pavilion at Orchard Beach in the Bronx. The city's Parks Department and the Economic Development Corporation on Tuesday broke ground on the $87 million reconstruction of the 140,000 square-foot landmarked pavilion, which includes a major renovation of its historic architecture, new amenities for the community, and increased accessibility.

NYC designates Flatbush block with distinctive ‘Kinko houses’ as historic district

Brooklyn gained another historic district this week. The Landmarks Preservation Commission on Tuesday voted to designate the Melrose Parkside Historic District, which includes a collection of 38 intact single and two-family homes built by two renowned Brooklyn architects, Benjamin Driesler and Axel S. Hedman. Located on Parkside Avenue between Flatbush and Bedford Avenue in Prospect Lefferts Gardens, the row of homes has a "distinctive appearance and sense of place," deriving from the two architects' use of "then popular Neoclassical vocabulary in their designs to harmonize three different types of residences," according to the commission.

NYC nixes $157M ‘Internet Master Plan’ for universal public broadband access

Nearly three years ago, Bill de Blasio's administration announced the Internet Master Plan, which would build municipal broadband infrastructure in poor neighborhoods. Under the plan, a collection of internet service providers would make use of the city's own infrastructure–rooftops and utility poles, for example–to offer fiber optic networks to underserved zones. NYCHA buildings would also get wired under the plan, guaranteeing residents of the city's public housing developments affordable high-speed internet access. The city was prepared to spend $157 million on the plan. Now, after being put on hold when Mayor Eric Adams took office, the city’s Office of Technology and Innovation (OTI) has confirmed that the plan is officially off the table, Gothamist reports.

New York City's oldest gay bar is the city's newest landmark. The Landmarks Preservation Commission on Tuesday voted unanimously to designate Julius' Bar as an individual landmark, citing the significant role the historic Greenwich Village establishment played in advancing rights for LGBTQ+ New Yorkers. The bar was the site of the 1966 "Sip-In," a protest by members of the Mattachine Society against a New York state law that prohibited bars from serving "suspected gay men or lesbians."

Though there may be bigger battles, New York City's war against rats is an arduous and ongoing affair. Mayor Eric Adams has positioned himself as a sworn enemy of the scurrying horde: During his time as Brooklyn Borough President, Adams expressed his distaste for the resilient rodents. Now, as mayor, Adams is seeking a fearless lieutenant to lead the extermination effort, Gothamist reports. According to a new job listing published by the city for Director of Rodent Mitigation, the individual sought for this position–"rat czar," says a City Hall spokesperson–will have a "Swashbuckling attitude, crafty humor, and general aura of badassery” and a “virulent vehemence for vermin.” In return, they can expect a salary of up to $170,000.

NYC subway fare could hit over $3 by 2025

The cost of a subway or bus ride in New York City could increase to more than $3 per trip by 2025 under proposed fare hikes, the Metropolitan Transportation Authority (MTA) announced this week. During the transit agency's monthly board meeting on Wednesday, officials said a higher-than-projected fare increase, from a planned 4 percent hike to instead a 5.5 percent jump, is needed because of significant budget deficits due to low ridership.

NYC unveils plan for car-free streets in Midtown to reduce holiday crowds

Some streets in Midtown Manhattan will be closed to cars during the holiday season to provide New Yorkers and visitors a safe way to enjoy the festivities, Mayor Eric Adams announced Thursday. Under the plan, the city will open 11 blocks to pedestrians, including a strip of Fifth Avenue from 49th Street to 57th Street, the first time in 50 years the iconic thoroughfare will close to traffic. Starting next week, certain streets around Rockefeller Center and Radio City Music Hall will only be open to pedestrians during the busiest hours.

Landmarks across New York were lit blue, pink, and white on Sunday in honor of Transgender Day of Remembrance. The day honors transgender individuals who have lost their life due to anti-transgender violence. The tribute came just one day after a mass shooting at an LGBTQ+ nightclub in Colorado left five people dead.

NYC taxi fares to increase by 23% by end of the year

The cost of an average metered New York City taxi ride will increase by nearly 23 percent by the end of the year. The city's Taxi and Limousine Commission (TLC) voted this week to approve fare hikes for yellow cabs, the first increase in roughly a decade. The average passenger metered fare will increase from $15.97 to $19.62 per ride, which will lead to drivers seeing a 33 percent jump in gross revenue, according to the TLC.

NYC’s first professional soccer stadium will open in Queens

New York City's first professional soccer stadium will be built in Queens, officials announced Wednesday. The major mixed-use development is proposed for Willets Point, across the street from Citi Field. In addition to a 25,000-seat stadium for the New York City Football Club, the 23-acre project also includes a hotel, thousands of affordable housing units, and a new public school. As first reported by the New York Times, the stadium is expected to be completed by 2027.

A 200-year-old landmarked property in Greenwich Village once home to author Ruth McKenney could soon be demolished. The city's Department of Buildings last week ordered the immediate demolition of the rowhouse at 14 Gay Street after learning unpermitted work on the building has left it at risk of collapsing. According to The Village Sun, adjacent 16 Gay Street, also constructed in 1827, has also been compromised.

NYC to close Randall’s Island migrant shelter after a month

Only a month after opening, the migrant shelter on Randall's Island will close, Mayor Eric Adams announced Thursday. The 84,400-square-foot facility, which was designed for adult men and held 500 beds and a recreation center, will be replaced by a new center in Midtown Manhattan, as first reported by City Limits. The Randall's Island facility is set to be shuttered next week, and current occupants of the facility will be provided with transportation to the Watson Hotel on West 57th Street, where 600 rooms will be used to house asylum seekers.

NYC is considering making Brooklyn’s Grand Army Plaza car-free

Brooklyn's Grand Army Plaza may become the city's next car-free space. As first reported by Gothamist, the city's Department of Transportation (DOT) is considering connecting the Prospect Heights plaza to the Open Streets program on Vanderbilt and Underhill Avenues. The plaza, anchored by its ornate Soldiers' and Sailors' Arch and the official entrance to Prospect Park, has long been the target of safe street activists due to its vehicle traffic and poor sidewalk conditions.
