Elizabeth Street Garden will remain open in deal reached with city

One of the city's most contentious development battles has come to an end. Plans to turn the Elizabeth Street Garden in Nolita into affordable housing for seniors have been halted in a deal announced by Mayor Eric Adams on Monday. According to the mayor, Council Member Christopher Marte will now support the rezoning of three sites in his district to allow for 623 new affordable homes in exchange for preserving the one-acre community garden, ending a decade-long fight over the site.

City Planning Commission approves Midtown South rezoning

A major plan to build nearly 10,000 new homes in Midtown South by updating decades-old zoning rules just moved one step closer to becoming reality. The City Planning Commission (CPC) on Wednesday approved the Midtown South Mixed-Use (MSMX) plan, the rezoning of a 42-block stretch of the neighborhood to allow for 9,700 new homes in an area where housing was previously restricted. Under the city’s Mandatory Inclusionary Housing (MIH) program, the plan will require developers to include affordable housing, paving the way for up to 2,900 permanently affordable units. The plan now advances to the City Council for a final vote.

Thousands of new homes will be built along a largely industrial stretch of Atlantic Avenue in Bed-Stuy and Crown Heights. The New York City Council on Wednesday voted to approve the Atlantic Avenue Mixed-Use Plan, which rezones 21 blocks to allow for 4,600 apartments, including 1,900 permanently affordable units, more affordable housing than has been constructed in the area over the last decade. NYC’s largest mass timber housing development to bring 500 homes to Staten Island’s North Shore

A mixed-income housing development with more than 500 apartments planned for Staten Island’s North Shore is set to become New York City’s largest mass timber residential development. On Monday, Mayor Eric Adams announced the selection of Artimus and Phoenix Realty Group to build the new homes, 25 percent of which will be designated as affordable, on two vacant sites along the New Stapleton waterfront. Updated plan for Broadway Junction redevelopment adds 1,000 affordable homes

A plan to redevelop a two-acre site around the Broadway Junction transit hub has been revised to increase the number of affordable homes from 600 to 1,000. After nearly 100 public meetings, developer Totem on Thursday released an updated version of its proposal to rezone the East New York site into Herkimer-Williams, a mixed-use project with four buildings along four blocks, containing housing, retail, community space, and open space. The revisions include more affordable housing, community-led retail, reduced building heights, and less office space.

NYC makes applying for affordable housing lotteries easier

While the odds of winning an affordable housing lottery in New York City are generally low, now, at least, the paperwork will be easier. On Monday, the Department of Housing and Preservation and Development (HPD) announced it will require fewer documents from applicants to streamline the process for both renters and agents. And starting May 1, the city will allow landlords and brokers to advertise empty affordable housing units publicly, allowing applicants to directly apply for the apartments, instead of going through the city's Housing Connect system.

New York Mets owner Steve Cohen is enhancing his bid to build a casino by pledging 450 affordable housing units. Queens Future LLC, a joint venture between Cohen and Hard Rock International, and Slate Property Group announced on Wednesday plans to develop a 100 percent affordable building on a parking lot at 54-19 100th Street in Corona, Queens. The development will only be built if Cohen is awarded one of three gaming licenses to build "Metropolitan Park," a proposed $8 billion sports and entertainment complex next to Citi Field.

Construction is set to begin on an affordable residential building within a new development in Far Rockaway. As first reported by Commercial Observer, Tishman Speyer's TS Communities announced it secured financing and will break ground this month on Edgemere Commons A2, a 100 percent affordable building at 337 Beach 52nd Street and the second all-affordable development within the larger Edgemere Commons complex. The building will rise 18 stories and deliver 244 affordable apartments ranging from studios to three bedrooms, for households earning between 40 and 80 percent of the area median income.
