Inwood development with public library and 100% affordable housing opens

New York City this week celebrated the opening of a unique new development in Inwood that combines a public library with affordable housing. City officials on Wednesday opened The Eliza, a 14-story rental with 174 deeply affordable apartments atop a two-level New York Public Library branch. In addition to 100 percent affordable homes and a public library, the project at 4790 Broadway also includes a pre-K space, STEM learning center, and community facility.

Queens is getting its own Flatiron Building lookalike in Long Island City. Designed by Fogarty Finger, The Nova is a 24-story mixed-use high-rise located on a triangular plot of land, giving way to a curved structure that evokes the Manhattan landmark. New downtown Jersey City rental will have a ‘Miami-inspired resort’ on its rooftop

DVORA 175 is a new 148-unit rental building coming to Jersey City, and just like a lot of the luxury rentals springing up in the area, it has a rooftop pool, this one with a "Miami-inspired resort" vibe, according to a press lease. The 14-story building at 175 Second Street is located in what's known as the Powerhouse Arts District, a section of downtown full of old warehouse buildings. Though pricing has not yet been released, leasing will kick off next month with initial occupancy slated for October.

New 2.5-acre complex will bring 500+ rentals to the Astoria waterfront

A sprawling new residential development at 30-77 Vernon Boulevard from Cape Advisors and Wainbridge Capital will bring over 500 rental apartments to the Astoria waterfront area (h/t Yimby). The 522,000-square-foot construction site on two-and-a-half acres of land will be comprised of three adjacent buildings designed by Fogarty Finger. New renderings show a white and gray façade with rooftop recreation areas; amenity spaces will include a private courtyard, indoor and outdoor lounges, a fitness center and a rooftop pool East River and Manhattan skyline views.

Fresh set of renderings for Dock 72, the new home for WeWork at the Brooklyn Navy Yard

New renderings have been unveiled of Dock 72, a 675,000-square-foot office building co-developed by Boston Properties and Rudin Management for the evolving Brooklyn Navy Yard. Surrounded by water on all sides but one, Dock 72, designed by S9 Architecture, features outdoor terraces, 35,000 square feet of amenities and unobstructed views of Manhattan. As the anchor tenant and co-developer, WeWork will occupy a third of the space, or 220,000 square feet. With its glassy facade installed, the 16-story office building is scheduled to wrap up construction in the fall, becoming one of the largest ground-up office buildings in the borough in nearly three decades.

Pricing and Renderings Released for the Jackson, Industrial-Inspired Condo in Long Island City

Situated squarely between Long Island City's waterfront towers and its burgeoning Court Square and Queens Plaza business districts, an upcoming industrially-inspired condominium named the Jackson is beginning construction work. On Friday, the New York Times unveiled pricing information for the 70,000-square-foot project, and a polished set of renderings has been published on the developer's website. The 11-story, 54-unit project is being shepherded by a joint-venture among Charney Construction & Development, Ascent Development, and Tavros Capital. The development site, located around the corner from MoMA PS1, was formerly occupied by a parking lot and a nondescript two-story building. Fogarty Finger, the building's architects, have designed several other low- to mid-scale residential projects in LIC that complement the fleetingly-gritty neighborhood's aesthetic. Here they accomplish that by using raw material such as steel, concrete, and wood, as well as oversized windows that feel like an old industrial loft building.
