Asking $6.35M, this restored 1804 Tribeca townhouse is one of the last remaining homes from the period

If you’re strolling past the corner of Harrison and Greenwich Streets in Tribeca, you’re likely to notice a row of nine landmarked Federal-style homes with private gardens; the nine homes are a rare group of survivors from the early 1800s. On the market for the first time in 35 years, the row house at 25 Harrison Street, asking $6,350,000, occupies a prime corner spot.

According to the Landmarks Preservation Commission, merchant Jonas Wood purchased land from Trinity Church to build a home at 314 Washington Street in 1795. Completed in 1804, the home joined a handful of other Federal-style houses on the street that remained as single-family residences until after the Civil War, when some of the homes became boarding houses and warehouses.

As the New York Times reported, a large part of the block was slated for demolition for the Washington Market Urban Renewal Area in the mid-1970s. The newly-founded Landmarks Preservation Commission determined that nine of the Federal-style buildings should be preserved, and the LPC negotiated funding to move and restore the homes as part of the Renewal project. Three Washington Street homes were moved to Harrison Street, with the exteriors restored to their 18th-century style, and auctioned by the city.

According to the Times, the homes were sold for between $35,000 and $72,000, but required tons of work on the interior, which had no partitions, plumbing, or wiring. Randolph Winchester King Jr. paid $48,000 for 25 Harrison Street in 1978. He later sold the home in the 1990s for $535,000.

Since then, the 2,880-square-foot single-family townhouse has been updated for the 21st century with additions like three-zone heating and air conditioning, while preserving its landmarked facade and proportions. On the home’s parlor floor, an open, sun-filled living room has a brick fireplace and historic windows overlooking the Tribeca streetscape.

A bright, contemporary kitchen can be separated from the formal dining area by a sliding door of opaque glass. Access the home’s tranquil private garden from this floor as well.

On the second floor, the primary bedroom suite gets a decadent dressing room and a fireplace. A travertine-clad ensuite bath has a walk-in shower. Also on this floor is a second bedroom, also with a fireplace. On the skylit third floor are two more large bedrooms and a full bath.

On the home’s lowest level is a media room and a customized home office space. Also down here: A storage pantry, a cedar closet, another full bath, and a vented laundry room.
