Apply for 125 mixed-income units on Greenpoint’s waterfront, from $1,437/month

A housing lottery opened this week for 125 mixed-income units at a new residential tower on the Brooklyn waterfront. Located at 1 Bell Slip in Greenpoint, the 31-story building offers its residents a host of luxury-style amenities and breathtaking views of the city skyline. New Yorkers earning 80, 125, and 130 percent of the area median income are eligible to apply for the apartments, which range from $1,437/month studios to $3,397/month two-bedrooms.

Developed by Brookfield Property Partners and the Park Tower Group and designed by Handel Architects, the new tower is part of the 22-acre Greenpoint Landing riverfront redevelopment, a transformative project that is reimaging the former industrial area as a new multi-building development, a result of the 2005 neighborhood rezoning.

The plan involves the construction of 5,500 residential units across 11 towers, a new public school, and four acres of public space designed by James Corner Field Operations. Roughly a quarter of the apartments will be affordable. In addition to One Bell Slip, other residential towers at the site include One Blue Slip, Two Blue Slip, 5 Blue Slip, 7 Blue Slip, 33 Eagle Street, and Site D.

One Bell Slip’s amenities include a state-of-the-art fitness center with a yoga studio, cycle studio, indoor and outdoor pools, and outdoor terraces. Additional amenities include a children’s playroom, dog wash room, conference work area, and lounge areas.

The building’s 414 units feature high-end appliances and furnishings, with custom quartzite countertops, in-home washer and dryer units, and floor-to-ceiling windows. Kitchens include natural oak cabinetry, stainless steel appliances, and in-wall ovens.

Qualifying New Yorkers can apply for the affordable units until April 19, 2022. Fifty percent of the units are set aside for residents of Brooklyn Community Board 1.
