Glenwood’s Newest Lincoln Center-Adjacent Tower Starts Leasing With Discounted Rents

When we last checked in on Glenwood Management’s latest rental development at 175 West 60th Street, the 48-story, 533-foot tall building had just topped-out and launched its affordable housing lottery offering apartments priced as low as $566/month. Now, the team has jump-started leasing on the building’s 205 market-rate residences. Dubbed The Encore—likely due to its proximity to Lincoln Center for the Performing Arts and the tower being Glenwood’s second foray on Fordham University’s Lincoln Square campus superblock (Hawthorn Park was the first)—the building is centrally positioned at the meeting of Midtown West and Upper West Side.

According to Glenwood, occupancy for the upscale rentals will begin on July 1, and early lease-signors, for a limited time, can capture net-effective rents of $3,483/month for alcove studios, $4,790/month for one-bedrooms, and two-bedrooms starting at $7,297/month.

Like its fraternal tower to the north, the Encore’s homes will be graced with condo-quality finishes that include environmentally conscious solid bamboo flooring, a plethora of closet space, nine-foot-high ceilings, eight-foot tall doors, and floor-to-ceiling glass windows offering panoramic views of the Midtown skyline, Central Park and the Hudson River.

Customized kitchens boast Italian white glass cabinets from Scavolini, Jet Mist granite counter-tops and top-of-the-line GE Cafe Series Energy Star appliances, while bathrooms are sheathed in marble and have porcelain under-mount sinks. The building utilizes eco-friendly plumbing fixtures and faucets and also provides residents with a full-size vented washer/dryer.

The tower’s common spaces and amenity areas are designed by John Saladino and include public seating areas featuring unique artwork and custom-designed Tibetan rugs. The 48th floor will host a stunning rooftop terrace and a 50-foot long glass tile lap pool positioned under a gabled skylight. Other amenities present present will be a 24-hour doorman and concierge, ATM, dry cleaning, valet/maid services, a common laundry room, a bike room, high-speed wireless internet access available throughout, a fitness center with men’s and women’s locker and dressing rooms, a resident’s lounge with kitchen, a children’s playroom and an on-site superintendent.

The Encore is aiming for LEED certification and is designed by the reputable New York architecture firm, The Stephen B. Jacobs Group. The conservative exterior is enveloped in creamy cast stone and brick with fully-glazed corners. Green features include using a high percentage of recycled-content construction materials from regional sources, a building-wide water filtration system, heat-reflective pavers for rooftop areas, and occupancy sensor lighting in common areas and public corridors.
