Upper East Side carriage house-turned-condo launches sales, from $1.25M

Sales are underway at a 16-unit boutique condominium inside a converted Upper East Side carriage house. Located at 439 East 77th Street, Elodie rises seven stories on the site of a former carriage house that was later used as a parking garage. Developer GCRE and Visabe Corp. and ARC Architecture + Design have transformed the property into a collection of condos that blends its historic character with contemporary design, including two three-level townhouses and a full-floor penthouse. Current availabilities range from $1.25 million for one-bedroom units to $8.5 million for the penthouse.
The Trove Partners team at Compass, led by Ian Slater and Michael Koeneke, is handling sales and marketing for Elodie.

The residences span one- to four-bedroom layouts. The two three-level townhouses span roughly 2,900 square feet and offer three bedrooms, three-and-a-half bathrooms, and private outdoor space. They are priced starting at $5.995 million.
Capping the building, a full-floor penthouse on the seventh floor stretches 3,712 square feet and includes its own private roof level with additional outdoor space, offering a unique indoor-outdoor living experience with natural light streaming in from every exposure.
Interiors are characterized by warm material palettes, with kitchens adorned with custom white oak cabinetry, Taj Mahal quartzite countertops, and Sub-Zero and Wolf appliances.
Bathrooms feature Waterworks fixtures and Kohler toilets, while wide-plank white oak flooring runs throughout each unit.
