Waterfront living in NYC: Inside resort-style rentals in every borough

Waterfronts across New York City are being developed, many with ultra-luxe high-rise condos with sweeping views. But thanks to rezoning and climate resiliency efforts, as well as the launch of NYC Ferry almost a decade ago, several rental buildings have popped up along shorelines in every borough, making resort-style living slightly more attainable. With beautiful views and amenities to match, and now, a quicker commute via new, expanded ferry service, riverside (and seaside!) living in New York is more appealing than ever. To explore what waterfront life is really like in NYC, we took a look at a few rentals along the water's edge, from glassy high-rises in Greenpoint to modern homes a block from the beach in the Rockaways.

NYC reopens Orchard Beach Pavilion after 17 years and $114M restoration

The historic Orchard Beach Pavilion in the Bronx partially reopened to the public earlier this month, restoring access to the landmarked beachfront destination for the first time in 17 years after a $114 million reconstruction. Beginning in December 2022, work on the 140,000-square-foot project involved preserving the pavilion’s 1930s-era architecture while adding new community amenities and accessibility upgrades. The seaside landmark, located at the only public beach in the Bronx, reopened ahead of the summer season and the opening of city beaches last weekend. Additional features remain under construction, with a full reopening expected later this summer.

Mott Haven affordable development approved after just 90 days, thanks to new expedited review

An affordable housing project that would have taken seven months of review before being approved got the green light from the New York City Council this week after just 90 days. Thanks to the new Expedited Land Use Review Procedure (ELURP), a ballot measure approved by voters last November, 351 Powers Avenue in Mott Haven received the fastest land-use approval in decades. The project, which entered review in February, will transform a vacant city-owned lot into more than 80 apartments, a community theater, and public outdoor space, as 6sqft previously reported.

The first rezoning proposal under Mayor Zohran Mamdani's administration will target Brooklyn neighborhoods south of Prospect Park and Green-Wood Cemetery. As first reported by Gothamist, the Department of City Planning on Wednesday kicked off the community planning process for updating zoning rules on commercial stretches of Coney Island Avenue and McDonald Avenue in Kensington and surrounding areas, to allow new housing to be built.

Mayor Zohran Mamdani on Monday announced that New York City’s first city-owned grocery store will open next year at a new affordable housing development in the South Bronx. The store will be located at The Peninsula, a Bronx project transforming the former Spofford Juvenile Detention Center in Hunts Point into a mixed-use development with 740 affordable apartments. The announcement builds on Mamdani’s campaign pledge to open five city-owned grocery stores, one in each borough, and follows a plan announced last month for a store in East Harlem.

A former juvenile jail in the Bronx that is being transformed into a mixed-use development opened a housing lottery last week for 303 low-income apartments. Phase two of The Peninsula, located at 1221 and 1225 Spofford Avenue in Hunts Point, brings deeply affordable homes to the site of the former Spofford Juvenile Detention Center, which closed in 2011 following reports of abuse and poor conditions. The development is also getting New York City's first city-owned grocery store. Mayor Zohran Mamdani announced on Monday that a 20,000-square-foot supermarket will open next year as one of five city-owned grocery stores opening in every borough. New Yorkers earning 30, 40, 50, 60, and 70 percent of the area median income can apply for the units, priced from $465/month studios to $2,936/month three-bedrooms.

Bronx residents will have easier access to the New York Botanical Garden thanks to a new pedestrian access ramp that opened Monday. The $4 million project transformed the pedestrian overpass over the Bronx River Parkway, long plagued by safety and accessibility issues, into a fully ADA-compliant ramp with handrails, landings, and stairs. The new walkway ensures visitors of all ages and abilities can safely access the garden.

New York City baseball fans will find plenty of new food options this season, as both the Yankees and Mets have rolled out updated menus. At Yankee Stadium, offerings include longtime favorites like celebrity chef Bobby Flay’s “Bobby’s Burgers” and Christian Petroni’s “Parm to Table,” along with local newcomers such as Magnolia Bakery. At Citi Field, which has been nominated for best ballpark food by USA Today for the fourth consecutive year, fans can try 37 new dishes, including concepts from chef Kwame Onwuachi, who is introducing a chopped cheese patty served on coco bread.

Congestion pricing funds major air quality upgrades at Bronx’s Hunts Point Market

Diesel-powered refrigeration units that have long emitted air pollution in the Bronx will be replaced by cleaner models, funded by revenue from New York City’s congestion pricing program. Gov. Kathy Hochul on Monday announced 20 diesel-powered transport refrigeration units (TRUs) at the Hunts Point Produce Market will be replaced with cleaner diesel and hybrid units, which are projected to cut annual particulate matter emissions by 99.7 percent and nitrogen oxide by 66 percent. Replacing just one diesel-powered TRU with a newer model eliminates the equivalent particulate matter emissions of 330 truck trips per day on the Cross Bronx Expressway.

New York City has broken ground on a project that will improve crosstown Bronx bus service and enhance street safety near Yankee Stadium, ahead of baseball season’s opening day on Wednesday. Mayor Zohran Mamdani on Tuesday announced the project, which will add westbound bus-only lanes, including converting the 161st Street underpass to bus-only use. The redesign will also include pedestrian safety upgrades and new amenities for bus riders, such as shelters, benches, and leaning bars, along with infrastructure to make boarding buses safer and more accessible.

Baseball is back! Celebrate by taking a retro subway ride to the Mets and Yankees home opener games. The New York Transit Museum will once again run vintage trains for the first home games of the season, March 26 at Citi Field and April 3 at Yankee Stadium. Costing the typical $3 to ride, retro trains will depart from 34th Street-Hudson Yards to Mets-Willets Point, and from Grand Central-42nd Street to 161st Street-Yankee Stadium.

Historic ruling forces Bronx landlord to pay $2.1M, fix violations within a month

A South Bronx landlord must pay $2.1 million and fix severe, long-standing violations within a month following a historic court judgment. On Thursday, Mayor Zohran Mamdani announced the first-of-its-kind ruling against the owners of 919 Prospect Avenue, imposing the maximum penalties under the city’s Nuisance Abatement Law. The landlord must address the most severe violations within two weeks, correct all remaining issues within a month, and pay $1,000 for each day the property remained a public nuisance, including a retroactive penalty of $2,174,000.

Bally's Corporation has officially purchased the Bronx parkland where it will build one of three new casinos downstate after the company secured a gaming license in December. As first reported by the Commercial Observer, the company last week purchased the 16-acre parcel at 450 Hutchinson Parkway in Throggs Neck—formerly leased to Donald Trump—from the city for $156.6 million. The proposal survived a City Council vote that initially denied a crucial rezoning, a decision later overridden by a veto from former Mayor Eric Adams, keeping the project alive.

In last November's election, New Yorkers voted to approve four housing ballot measures, including one that speeds up construction by reducing the time it takes to review projects. On Friday, the city announced that the first-ever project to go through the new Expedited Land Use Review Procedure (ELURP), which shortens the review process from seven months to just 90 days, will be an affordable housing development in Mott Haven. Located at 351 Powers Avenue, the Powerhouse Apartments, first unveiled in 2024, will turn an empty city-owned lot into more than 80 affordable apartments, a community theater, and outdoor green space.

Mamdani renews support for Morris Park hospital supportive housing project

Mayor Zohran Mamdani has revived a controversial supportive housing project at a Bronx hospital that would deliver more than 80 homes, including nearly 60 for formerly incarcerated people leaving Rikers Island. On Monday, Mamdani announced his support for “Just Home” at the NYC Health + Hospitals/Jacobi campus in Morris Park, a plan to convert a vacant hospital building into 83 affordable apartments, including 58 supportive units for New Yorkers exiting Rikers Island with medical conditions such as cancer or heart failure. Former Mayor Eric Adams initially supported the project when it was unveiled in 2022, but withdrew support ahead of the 2025 election, urging lawmakers to abandon the plan, according to Gothamist.

Hunts Point plaza gets $12M makeover with new public space and traffic improvements

A busy Bronx intersection known for pedestrian-vehicle conflicts has received a $12 million upgrade, improving safety and creating a vibrant public space for residents. Last week, the city's Departments of Transportation (DOT), Parks, and Design and Construction (DDC) announced the completion of upgrades to Hunts Point’s Monsignor Raul Del Valle Square, finished on time and nearly 20 percent under its $14.8 million budget. The project realigned the roadway to ease traffic on East 163rd Street and added a new lane on Hunts Point Avenue, addressing issues with illegal turns, inadequate signage, and long crossing distances.

See plan to redevelop Bronx public library with 100+ affordable homes

A plan to transform a New York Public Library branch in the Bronx has been unveiled, bringing more than 100 affordable apartments atop a new, state-of-the-art library. The city on Thursday announced the selection of Settlement Housing Fund and Kalel Companies to redevelop the Grand Concourse library at 155 East 173rd Street into a mixed-use tower with 113 affordable homes and a new 17,500-square-foot library facility. Designed to be environmentally friendly, the development, dubbed The Heartwood, is expected to meet Passive House standards, the first NYPL branch to do so.

The City Council on Thursday unanimously approved a plan to transform the Bronx’s long-vacant Kingsbridge Armory into a mixed-use community hub with roughly 500 affordable homes. Led by the city’s Economic Development Corporation (NYCEDC), the El Centro Kingsbridge project will convert the historic armory into a vibrant facility featuring an event venue, recreation center, sports fields, and a public plaza, with a new affordable housing building next door. The approval marks a major milestone for the long-stalled site, following two failed redevelopment attempts that collapsed amid community opposition.

Metro-North Bronx expansion delayed by three years

Metro-North's planned Bronx expansion, including four new stations and direct service to Penn Station, has been delayed by at least three years. According to the New York Times, the Metropolitan Transportation Authority (MTA) this week said the project will likely not be completed until 2030, and blamed Amtrak for refusing to close its tracks to allow work to proceed on schedule. MTA officials proposed an alternative plan to open three of the four planned stations and deliver roughly half of the anticipated service by 2027, the year the agency originally slated the entire project for completion.

MTA expands bus lane camera enforcement to four more routes

Don't block the bus. Four more bus routes in Queens and the Bronx will now have automated camera enforcement, with a 60-day warning period for drivers improperly using busways or blocking stops starting on Monday, the Metropolitan Transportation Authority announced. After the warning period is up, the MTA will issue summonses ranging from $50 for a first offense to $250 for repeat violations.

New York City has broken ground on a $44 million project to bring major street safety upgrades to a stretch of Grand Concourse, one of the Bronx’s busiest corridors. Announced on Monday by the city, phase five includes an overhaul of the roadway from East Fordham Road to East 198th Street by adding new bike lanes, wider medians, bollards, better lighting, and improved pedestrian access. The project builds upon four earlier phases and is part of a broader effort to improve safety and ease traffic along the bustling corridor.

‘The Nightmare Before Christmas’ light exhibit returns to New York Botanical Garden

Halloween, let alone Christmas, may not be top of mind yet, but the New York Botanical Garden is celebrating early with the return of "The Nightmare Before Christmas" immersive exhibit running September 25 through November 30. This year, the nighttime light trail, inspired by the 1993 Tim Burton film, features 8,300 square feet of light installation and new scenes and music, according to a release.

New York City has unveiled plans for a vibrant mixed-use community with nearly 1,000 affordable homes along the Bronx waterfront. On Friday, Mayor Eric Adams announced that the city will move forward with "Fordham Landing South," a major affordable housing project that will bring roughly 927 homes to an underutilized stretch of the Harlem River just south of the University Heights Bridge. The 100 percent affordable development would reserve 15 percent of its units for formerly homeless households and span two mixed-use buildings, with public waterfront space, parking, and convenient access to the Metro-North Railroad.

Part of the city's "Housing for Health" initiative, NYC Health + Hospitals announced Wednesday its board of directors approved the advancement of Morrisania River Commons, a 17-story building with 328 affordable and supportive units, a clinic, community facilities, and green space planned for a parking lot on the NYC Health + Hospitals/ Gotham Health Morrisania campus.

On Wednesday, Adams announced his veto of the Council’s recent vote, which denied a crucial rezoning needed for the proposed gaming facility at the former Trump-owned Ferry Point Park. The Council now has 10 days to secure the 34 votes required to override the veto.
