See inside Queens’ tallest tower, a 70-story rental with a massive ‘backyard’

The tallest tower in Queens is getting ready for its first residents. The Orchard is a 70-story rental in Long Island City with 824 apartments and more than 100,000 square feet of amenities, including a massive backyard space with a swimming pool and apple orchard. The building, which topped out last November and launched a housing lottery earlier this month, will officially begin leasing next month, with move-ins expected in February. Ahead of the launch, 6sqft got an exclusive look at The Orchard, from the incredible outdoor space to its sky-high New York City views.

Developed by BLDG Management Company and designed by Perkins Eastman, the Orchard has 824 apartments, 248 of which are designated as affordable. At 823 feet tall, the building takes the title of tallest tower from other Long Island City projects, like Skyline Tower at 778 feet, Sven at 755 feet, and Lumin LIC at 731 feet.

Redefining Long Island City’s skyline, the Orchard’s facade features a seamless blend of brick, glass, and metal, with elegant vertical articulation that pays homage to the neighborhood’s architectural legacy.

With interior design by McCartan, the residences mirror the grandeur of the building’s striking facade, beginning with an elevated entryway and a covered porte-cochere that opens into a double-height lobby.

The soaring space features two custom orchard murals adorned with ornate details, while tall columns, natural materials, and art-inspired accents create a memorable first impression.

Each residence offers open layouts with high ceilings and oversized windows, maximizing natural light and framing sweeping skyline and backyard views. Kitchens feature modern solid-surface countertops with matching backsplashes, stainless steel appliances, and two-tone custom cabinetry.

Apartments come with in-unit laundry, programmable climate control, pre-wired Wi-Fi, and blackout shades in every bedroom for added comfort and privacy.

Starting rents range from mid-$3,000s to over $10,000/month. Corcoran New Development is handling leasing for the project.

Craftsmanship is evident throughout the building. Each residential floor features one of four signature colors, red, blue, yellow, or green, allowing residents to choose an aesthetic that feels uniquely their own.

Residents will enjoy an unparalleled amenities suite spanning multiple floors and over 100,000 square feet of indoor and outdoor space. Its centerpiece is a 60,000-square-foot third-floor backyard, featuring lush plantings designed and curated by Hank White of HMWhite.

The tranquil retreat includes an apple orchard with shaded paths, a resort-style pool with cabanas, three pickleball courts, a running track, an outdoor screen for movies and events, an expansive lawn for picnics and recreation, a yoga deck, a life-size chess set, an outdoor games area, barbecue grills, a large fire pit, a children’s playground, and a fenced dog park.

On the third floor, the Fieldhouse includes a variety of active and wellness-focused amenities, including a state-of-the-art fitness center, a boxing studio, and a versatile open-concept studio with dedicated Pilates and stretch-and-flow areas. The Fieldhouse also features a full-size indoor basketball court equipped with a screen and projector, as well as an aquatic center with an indoor lap pool, hot tub, steam room, and sauna for relaxation.

The fourth floor features “The Commons,” which offers a variety of spaces for entertainment, dining, and leisure. Highlights include a multi-sport simulator, a full-size arcade and game room with ping pong and billiards tables, and screening and multimedia theaters complete with kitchenettes.

A business center features co-working areas, private work nooks, and conference rooms, along with a podcast studio and lounge. Residents can enjoy self-serve premium coffee bars for a quick pick-me-up, while an event room, outdoor terrace, and scenic overlook provide ideal settings for gatherings.

Perched atop the tower, the 70th-floor Sky Lounge offers residents a full-floor retreat with sweeping views of the city. The space includes a bar, a full-service kitchen, and a seating area centered around a bespoke fireplace.

Residents will also enjoy a suite of convenient services provided by LIVunLtd, along with a 24-hour attended lobby. The dedicated hospitality team offers personalized support ranging from move-in assistance and home setup to pet care, fitness programming, custom events, and more.

A covered porte-cochere provides convenient pick-up and drop-off and connects directly to a two-story garage with 207 rentable parking spaces. Additional amenities include bike storage, a package room with refrigerated storage, resident storage units, and a dog-wash facility.

The tower also features 14,550 square feet of retail space along Jackson Avenue, which is set to open in late 2026 and will bring new offerings to both residents and the surrounding community.

Eight model residences are now open for tours, designed by Lori Bruno Interiors. Each home showcases hand-painted wallpapers, custom fabrics, and curated artwork, creating layered, tactile spaces. Thoughtful touches—such as yoga mats and pet amenities—offer a glimpse into life at the Orchard, while Bruno’s design approach reflects the rhythm and energy of NYC.

Earlier this month, the tower launched an affordable housing lottery for 248 middle-income apartments designated for New Yorkers earning up to 130 percent of the area median income. Units are priced from $2,912/month for studios to $4,925/month for three-bedroom apartments.
