Pfizer’s former Midtown HQ to become 1,500 apartments

The former Midtown headquarters of pharmaceutical company Pfizer is poised to become New York City's largest office-to-residential conversion. As Crain's New York first reported, the vacant two-building complex at 219 and 235 East 42nd Street will become a 1,500-unit rental property. Metro Loft Developers, the team behind other large residential conversions, including 55 Broad Street in the Financial District, is leading the conversion. The project will not contain any affordable housing units, according to the developer.

A lottery opened this week for 101 middle-income apartments at the "Williamsburg Apex," part of a curvy, two-building project at the corner of Lorimer Street and Boerum Street in Broadway Triangle. Qualifying New Yorkers earning 130 percent of the area median income, between $105,458 for a single person and $218,010 for a household of five, can apply for the apartments, priced at $3,105/month studios, $3,317/month one-bedrooms, and $3,963/month two-bedrooms.

An "urban resort-style" development with five new residential towers and 850 residences is coming to the Williamsburg waterfront. Naftali Group on Wednesday unveiled "Williamsburg Wharf," a 3.75-acre mixed-use development at Kent Avenue, between Division Street and South 11th Street. The multi-phase project will bring 1 million square feet of residential, commercial, and retail space--as well as a waterfront park--to 464-484 Kent Avenue. Construction on the first phase of the project is slated for completion in 2025.

Designed by architecture firm ODA, the project includes the Lorimer House, a 270-unit rental, and Copper Lofts, a "boutique collection" of 66 residences, connected by an elevated bridge, creating the illusion of one cohesive development. Taking advantage of their corner location in Broadway Triangle, the eight-story buildings feature a curving facade marked with alternating balconies and recessed terraces. Construction is expected to wrap up this spring.
