Cyclists in Sunset Park will soon have access to one of New York City’s first secure indoor bike storage hubs. On Monday, Ailanthus, BEB Capital, and SK Development announced a 10-year lease with Oonee, the Brooklyn-based micromobility company, for a facility with space for 95 bikes at the mixed-use building One Sunset at 201 25th Street. Located next to the 25th Street R subway station, the hub—the first of its kind on the East Coast—will also offer battery swapping, charging, and bicycle repair services.

A new condo in Midtown East wants to humanize Billionaires' Row living. Designed by ODA, the Malabar Residences at 126 East 57th Street rises 28 stories in cascading cast-in-place concrete tiers, described by CityRealty as a "playfully pixelated totem of apartments." The architects integrate the building with the streetscape with two entrances and public-facing retail, while promoting the idea of "vertical living" for residents by dispersing shared spaces throughout the tower. Sales are set to launch for the Malabar's 145 residences, with initial pricing starting at $1.4 million for a studio and going up to $12.5 million for a three-bedroom penthouse.

A huge development that would have brought more than 3,000 units to Astoria has been scrapped. Silverstein Properties has withdrawn from Innovation QNS—a proposed 3,200-unit, $2 billion complex spanning five blocks— citing financing challenges tied to the expiration of the 421-a tax break and its replacement, the 485x program, as reported by Crain’s. While the larger plan has collapsed, remaining partners BedRock Real Estate Partners and L+M Development filed plans last week for a 560-unit building on one of the original sites.

City Planning Commission approves Long Island City rezoning

The proposal to rezone Long Island City, which could bring tens of thousands of new homes to the Queens neighborhood, advanced this week with a key approval. On Wednesday, the City Planning Commission voted to approve the OneLIC Neighborhood Plan, which would rezone a 54-block industrial section of the waterfront to make way for 14,700 homes, with at least 4,300 of them permanently affordable, the most homes created by a neighborhood rezoning in 25 years. The plan also calls for more than 3.5 million square feet of commercial and industrial space, as well as a continuous, publicly accessible waterfront from Gantry Plaza State Park to Queensbridge Park.

World’s tallest Passive House building in Brooklyn secures $535M in financing

The future tallest Passive House building in the world is moving ahead in Downtown Brooklyn. Alloy Development and the Vistria Group on Tuesday announced the closing of $535 million in capital for the construction of One Third Avenue, a 730-foot mixed-use project with 583 apartments, retail, and office space. The tower is the final piece of the Alloy Block, a five-building complex that includes more than 1,000 homes, the city’s first all-electric skyscraper, and two Passive House public schools.

The proposal to turn an outdated Downtown Brooklyn office building into a 72-story tower with over 1,000 apartments officially entered public review this week. Mayor Eric Adams on Thursday announced that 395 Flatbush Avenue Extension has begun the seven-month uniform land-use review procedure (ULURP). The tower would be the second-tallest in the borough after the Brooklyn Tower, and feature roughly 1,200 mixed-income residences, with at least 25 percent set aside as permanently affordable for households earning 60 percent of the area median income.

A penthouse in the West Village listed for $87,500,000 has found a buyer, potentially becoming the most expensive apartment ever sold in downtown Manhattan. As first reported by The Real Deal, the duplex apartment at 140 Jane Street, a boutique condominium currently under construction, measures roughly 9,500 square feet and features six bedrooms and seven baths. If the home fetches the asking price, it would be the priciest residential property sold in the area, beating out Jeff Bezos’ $80 million condo buy in 2019.

New York City has unveiled plans for a vibrant mixed-use community with nearly 1,000 affordable homes along the Bronx waterfront. On Friday, Mayor Eric Adams announced that the city will move forward with "Fordham Landing South," a major affordable housing project that will bring roughly 927 homes to an underutilized stretch of the Harlem River just south of the University Heights Bridge. The 100 percent affordable development would reserve 15 percent of its units for formerly homeless households and span two mixed-use buildings, with public waterfront space, parking, and convenient access to the Metro-North Railroad.

The Midtown South rezoning received key approval this week, with new community and infrastructure improvements included in the deal. The City Council Subcommittee on Zoning and Franchises on Wednesday voted to approve the Midtown South Mixed-Use (MSMX) plan, which updates zoning rules for 42 blocks of the neighborhood to allow for 9,535 new homes, including 2,842 permanently affordable apartments, in an area where housing development has been largely restricted. In addition to lowering the residential density allowed on certain blocks in the original plan, the City Council and City Hall agreed to $488 million in community infrastructure investments, including a busway on 34th Street and protection for Garment District workers.

It’s been 20 years since The New York Times reported that city officials voted "to let developers turn the decaying north Brooklyn waterfront, with its relics of Brooklyn's industrial past, into a neighborhood of residential towers with a parklike esplanade along the East River." A massive housing proposal in Queens would transform the long-vacant Flushing Airport into 3,000 new homes. Mayor Eric Adams on Monday unveiled a plan to turn the 80-acre city-owned site in College Point, which has been inactive since 1984, into a mixed-income development with affordable and market-rate workforce housing, as first reported by amNY. Owned by the city's Economic Development Corporation, the land has reverted to a wetland, which will be preserved as part of the new development, according to the city.

Landmarks approves design for Kingsbridge Armory redevelopment

Plans to transform the historic and long-vacant Kingsbridge Armory in the Bronx into a community and cultural hub are moving forward. The Landmarks Preservation Commission on Tuesday voted to approve the design for the adaptive reuse of the massive armory, which will include a new event venue, recreation center, sports fields, public plaza, and 500 affordable apartments next door. Led by the city's Economic Development Corporation, the major project, dubbed El Centro Kingsbridge, calls for extensive restoration and expansion of the armory itself, featuring new and expanded masonry and facade work, as well as a new public plaza, landscaping, and signage.
