Nearly a decade in the works, the famed Waldorf Astoria is welcoming its first residents after a restoration converted the historic hotel into luxury condos. Closings have officially commenced at the landmarked Park Avenue hotel, which shuttered in 2017 as part of a revamp to bring 375 luxury condos atop a 375-key hotel. Building on the success of the first phase of sales, prospective buyers can now experience model residences designed by AD100 designer Josh Greene, with prices starting at $1,875,000 for studios.

Applications are now being accepted to replenish a waitlist for affordable apartments at The Smile, an 11-story rental in East Harlem designed by renowned architect Bjarke Ingels. Named for its grin-like shape, the building opened in 2020 and contains 233 apartments, 77 of which are priced below market-rate. New Yorkers earning 60 and 130 percent of the area median income can apply to be considered for current and future vacancies; prices range from $1,056/month for studios to $2,849/month for two-bedrooms.

City seeks proposals for Meatpacking District development with 600 apartments

A plan to replace a Manhattan meat market with hundreds of apartments, retail, and open space is moving ahead. Mayor Eric Adams and the city's Economic Development Corporation (NYCEDC) on Wednesday released a request for proposals for Gansevoort Square, a proposed mixed-use development with 600 apartments, half of which would be affordable, and retail on Little West 12th Street between Washington Street and 10th Avenue in the Meatpacking District. The project is part of the mayor's recently announced "Manhattan Plan," which aims to add 100,000 new homes in the borough over the next decade.

Hoboken’s PATH station to close for 25 days

Hoboken residents will have to find a different way to New York City beginning next week as the New Jersey city's PATH station closes for nearly a month. The Port Authority of New York and New Jersey’s $54 million makeover of Hoboken's PATH station begins on January 30 at 11:59 p.m. and ends on February 25 at 5 a.m. The work includes comprehensive repairs to tracks, infrastructure, and stations. During this closure, the Port Authority will provide a variety of travel alternatives, including free shuttle buses, as well as supplemental PATH, light rail, and NJ Transit bus services connecting Hoboken and Manhattan.

A housing lottery launched this week for 244 middle-income apartments at a new luxury waterfront rental in Long Island City. Located at 2-21 Malt Drive in Hunter's Point South, the 38-story building is part of the three-tower Malt Drive development, which will add more than 1,000 new homes to the neighborhood upon completion. New Yorkers earning 130 percent of the area median income can apply for the units, priced from $2,490/month for studios to $3,590/month for two bedrooms.

Plans filed to transform Times Square office building into 942 apartments

A coalition of prominent New York City real estate figures has filed plans to transform a 38-story office building in Times Square into more than 900 new homes. As reported by The Real Deal, Apollo Global Management, in partnership with RXR and SL Green, aims to convert 5 Times Square into a mixed-use building with 942 apartments. This office-to-residential conversion would be one of the largest in the city to date, and the first in the heart of Times Square.

NYC’s first pro soccer stadium in Queens to be called ‘Etihad Park’

New York City's first professional soccer stadium will be called Etihad Park, named after the airline of the United Arab Emirates. New York City FC on Thursday announced a 20-year agreement with Etihad Airways, granting the airline exclusive naming rights for the 25,000-seat soccer stadium currently under construction in Willets Point, Queens. Set to open in time for the 2027 season, the stadium will become a "cathedral of soccer in the United States," according to NYCFC. The news came ahead of the team's loss to the New York Red Bulls during the MLS Cup Eastern Conference semifinal match on Saturday.

NYC’s first Passive House public schools open in Downtown Brooklyn

New York City's first Passive House-certified public schools have opened in Downtown Brooklyn, setting the bar for sustainable education. Designed by Architecture Research Office (ARO), the ultra-low-energy-use building houses two schools: the Khalil Gibran International Academy, the nation’s first English-Arabic public high school, and the Elizabeth Jennings School for Bold Explorers (aka P.S. 456). Part of the mixed-use development Alloy Block, the facility consumes less than a third of the energy of a typical NYC public school.

Andy Warhol’s Trump Tower painting, which Trump never paid for, sells at auction

An Andy Warhol painting of Trump Tower commissioned by Donald Trump—but never paid for—has sold at auction. Requested in 1981 by the then up-and-coming real estate developer to hang in the lobby of his new Fifth Avenue skyscraper, the artwork is one of eight portraits from Warhol's "New York Skyscrapers" series depicting Trump’s first namesake development. The auction, first reported by Artnet, took place on November 19 at 5 p.m., and sold for $952,000, well beyond its originally projected $500,000 to $700,000 price range.

Congestion pricing to start in January with $9 toll, Hochul announces

Congestion pricing will resume by early January with a lower toll of $9, Gov. Kathy Hochul announced Thursday, in an attempt to save the program before President-elect Donald Trump takes office. The new plan, which cuts the toll by 40 percent from the original $15 fee, is fast-tracked for implementation and has been approved by the MTA board. Hochul abruptly paused the program in June, weeks before it was scheduled to begin, citing inflation and economic conditions. The fee will go into effect starting the morning of Sunday, January 5.
