Work has begun on the second phase of a long-awaited Upper West Side development offering affordable homes for low-income and formerly homeless seniors. On Friday, the West Side Federation for Senior and Supportive Housing (WSFSSH) announced the start of the second phase of its West 108 development, an 84-unit permanently supportive housing project at 105 West 108th Street. The 22 studios and 61 one-bedrooms will be set aside for seniors ages 62 and older earning at or below 50 percent of the area median income, as well as adults ages 55 and older who have experienced homelessness and are living with serious mental health or substance use disorders.

NYC to fast-track affordable housing on city-owned land

New York City is launching another program aimed at speeding up the development of affordable housing across the five boroughs. Mayor Zohran Mamdani on Wednesday launched the Neighborhood Builders Fast Track, which will include a roster of prequalified developers to be selected for projects on city-owned land, shortening the time it takes before construction can begin by eight months. The new initiative joins the Expedited Land Use Review Procedure (ELURP), which the city rolled out last month, in helping build more homes more quickly.

New York is looking to transform a parking lot in Crown Heights owned by the MTA into the neighborhood's next residential development. The agency on Tuesday released a request for proposals seeking developers to build approximately 300 new housing units at 1119 Pacific Street, an underutilized lot used by New York City Transit as part of a cable shop. Approved by the City Council last year, the rezoning of the area has enabled the construction of new residential buildings in the formerly industrial area.

As first reported by the New York Post, the home at 15 Dune Road in Bridgehampton was built by the late Ara Arslanian, a Belgian-American diamond dealer who bought the property in the early 1980s and died in November. $37.5M restoration of Prospect Park’s Vale begins

Work to restore Prospect Park’s Vale of Cashmere, a once-scenic area in the northeast corner of the park that has fallen into disrepair, kicked off on Monday. Led by the Prospect Park Alliance, NYC Parks, and the city's Economic Development Corporation, the $37.5 million project will transform eight acres of the Vale in its first major restoration in more than 50 years, revitalizing the historic Children’s Pool and former rose garden and adding new amenities, including a pollinator garden, a planted arbor, and a wooden pavilion. Using funds allocated by former Mayor Bill de Blasio, the project is the largest single capital investment in Prospect Park since Lakeside in 2010. The restoration is expected to be completed in 2027.

The New York City Council on Tuesday approved a plan to transform a Downtown Brooklyn office building into a massive mixed-use tower with over 1,200 new homes. The existing city-owned seven-story office tower at 395 Flatbush Avenue Extension will be replaced with a 72-story building, set to become the second-tallest building in the borough after The Brooklyn Tower. The project includes 1,263 new housing units, including 325 affordable apartments for households earning an average of 60 percent of the area median income (AMI).

New York City's largest men's homeless shelter will shut down this month because of the building's deteriorating condition. As first reported by Gothamist, the Mamdani administration plans to close the city-owned Bellevue Shelter on East 30th Street in Kips Bay in mid-March, relocating 250 residents to allow for work to be done on the building. The shelter’s intake services will move elsewhere in Manhattan, and several new shelters are expected to open over the next six months.

Hundreds of NYCHA apartments taken over by squatters as vacancies soar, report finds

Squatters have occupied hundreds of New York City public housing apartments in recent years, as the number of empty units continues to rise, a new report shows. According to the report released Tuesday by the city’s Department of Investigation, the number of vacant NYCHA units increased from 2,840 in January 2022 to approximately 6,740 vacancies as of last May, despite 165,000 households waiting for an apartment. According to the DOI, the surge in empty units and the “absence of regular inspections” have fueled unauthorized occupancy, prompting the NYPD, DOI, and NYCHA to recover 548 apartments from illegal squatters over three years.

After nearly four years on the market, Ivana Trump's opulent Lenox Hill townhouse has finally sold, fetching much less than its original $26.5 million listing price. The five-story home at 10 East 64th Street sold for $14 million, according to property records and first reported by the Wall Street Journal, down from its initial 2022 ask. Ivana purchased the home for roughly $2.5 million in 1992, shortly after her divorce from Donald Trump. The property was first listed following Ivana's death in 2022, as 6sqft previously reported.

RXR Realty secured a $420 million construction loan last week for an office-to-residential conversion that will transform a century-old Financial District office tower into 796 new homes. Affiliates of Apollo Global Management provided the financing to convert the 32-story 61 Broadway, with construction expected to begin later this month and the first residents projected to move in during the first half of 2028, according to Crain's. Roughly 200 of the apartments will be set aside for households earning 80 percent of the area median income (AMI).

A mammoth plan to bring thousands of affordable homes to one of the largest undeveloped sites in New York City was resurrected this week. In a meeting at the White House on Thursday, Mayor Zohran Mamdani pitched President Donald Trump on the Sunnyside Yard development, a proposal to build a deck over the 180-acre rail yard in Queens and create a new mixed-use community with 12,000 affordable apartments, new schools, and public space above a new regional rail hub. Former Mayor Bill de Blasio's administration released a master plan for the project right before the city shut down during the pandemic in March 2020, and it has been at a standstill since. Mamdani said he asked the president for $21 billion in federal grants to advance the project.

Construction financing was secured last week for a new luxury condominium at 11 West 13th Street, a planned 30-story tower with 34 residences that will rise well above the neighborhood's next tallest buildings. Despite backlash from preservationist groups, which filed a zoning challenge with the Department of Buildings, the project is moving ahead, after developers Legion Investment Group and EJS Group secured $190 million in construction financing last week.

Located within Nostrand Playground, the Shirley Chisholm Recreation Center measures 74,000 square feet and includes an indoor pool, basketball court, full gym, a media lab, outdoor spaces, and more. Designed by Studio Gang, the firm behind the Gilder Center at the Museum of Natural History and Brooklyn residential tower 11 Hoyt, the building features large arched windows, a curving brick facade, and a green roof.

New York City released its 2025 list of the worst landlords, with the top violator holding more building-code violations than any landlord on record. On Wednesday, NYC Public Advocate Jumaane D. Williams released the 2025 "Worst Landlords Watchlist," the annual list that exposes the city's 100 most negligent property owners and ranks them according to the number of housing violations in their buildings.
