55-story Long Island City condo with over 600 units moves ahead

A massive 55-story condo tower with over 600 homes in Long Island City is moving forward after developers secured $525 million in construction financing. Charney Companies and Tavros, in partnership with Incoco Capital, announced this week funding for a 636-unit development at 24-19 Jackson Avenue and 45-03 23rd Street in the Court Square section of the neighborhood. The developers received $425 million from Madison Realty Capital and an additional $100 million from Kushner Companies and OneIM.

Brooklyn Tower relaunches sales, with studios from $965K

Nearly a year after Silverstein Properties took control, Brooklyn Tower has relaunched sales, with a new marketing team and a new address. The supertall skyscraper at 85 Fleet Street (formerly 9 Dekalb Avenue) first launched sales in 2022 but struggled to make much headway, with just 23 of the 143 condos sold to date. Now, with Corcoran Sunshine leading sales efforts, listings at the tower are once again live, with condos priced from $965,000 for a studio.

Related drops casino from Hudson Yards plan, but keeps proposal for 4,000 new homes

Related Companies is dropping the casino from its project proposed for the undeveloped section of Hudson Yards, the developer announced Monday. In partnership with Wynn Resorts, Related previously pitched a $12 billion mixed-use development anchored by a casino, dubbed "Hudson Yards West," as part of its bid for one of the state's three downstate gaming licenses. Due to opposition from the community and local elected officials, Related and Wynn announced they would no longer pursue a gaming license. However, the developer plans to move forward with a plan to build 4,000 apartments, nearly 50 percent of which will be affordable under a tentative agreement with the Adams administration.

MTA proposes 684-unit development above future Second Avenue Subway terminus in East Harlem

The Metropolitan Transportation Authority wants to rezone a block in East Harlem to allow for a nearly 700-unit residential building above the future terminus of the Second Avenue Subway. The MTA filed plans on Tuesday to rezone the south side of East 125th Street between Third and Lexington Avenues, where the station for the last stop on the Q line will eventually open as part of the Second Avenue Subway extension. As first reported by Crain's, the MTA plans to partner with a private developer to build an apartment tower with up to 684 units on the block's west side, an MTA-owned property.

Largest building in Gowanus moves ahead after $174.5M in financing

Plans for the largest building in Gowanus are moving forward after developers secured $174.5 million in financing. Last week, Charney Companies and Tavros obtained funding for 175 Third Street, a roughly one-million-square-foot project that will add 1,000 new apartments to the neighborhood as part of their larger Gowanus Wharf development. Once complete, the building will make Charney and Tavros the largest property owners in the area, with over two million square feet and 2,200 residences across Gowanus.

Related modifies Hudson Yards casino proposal to include 4,000 housing units

Related Companies is more than doubling the number of housing units in its $12 billion Hudson Yards casino proposal ahead of an important City Council vote. After feedback from the community, the developer announced plans to replace a 1,400-foot-tall office tower with two residential buildings, which would increase the projected housing from 1,500 units to 4,000 total units on the site. As reported by Crain's, the change seeks to address critics of Related's efforts to modify the terms of a 2009 rezoning, which originally called for over 5,000 new homes on the site.

City Planning Commission advances $12B Hudson Yards casino plan

A $12 billion proposal to bring a casino complex to Hudson Yards just cleared a key step in the approval process. On Wednesday, the City Planning Commission (CPC) voted 9-2 to advance Related Companies and Wynn Resorts' "Hudson Yards West" plan, which calls for a resort and casino, a 5.6-acre public park, a public school, office space, and hundreds of new affordable homes atop the site’s undeveloped western rail yards. The proposal seeks to amend a 2009 plan that envisioned a primarily residential neighborhood with more than 5,000 new homes—a figure that has since been reduced to just over 1,500.

Next phase of affordable Far Rockaway development breaks ground

Construction is set to begin on an affordable residential building within a new development in Far Rockaway. As first reported by Commercial Observer, Tishman Speyer's TS Communities announced it secured financing and will break ground this month on Edgemere Commons A2, a 100 percent affordable building at 337 Beach 52nd Street and the second all-affordable development within the larger Edgemere Commons complex. The building will rise 18 stories and deliver 244 affordable apartments ranging from studios to three bedrooms, for households earning between 40 and 80 percent of the area median income.

Updated Midtown South rezoning plan could create nearly 10,000 new homes

New zoning tools will allow the city to build bigger apartment buildings in Midtown Manhattan, doubling the new housing units permitted under a proposed rezoning. The Department of City Planning on Thursday released an updated draft of the Midtown South rezoning plan to incorporate floor area ratio (FAR) caps of 15 to 18, enabled by the state's recent repeal of the 12 FAR cap.
