Bronx co-op launches lottery for 58 apartments for purchase, starting at $145K

Here’s a chance to own an apartment in the Bronx for less. In Soundview, a sprawling new housing complex, dubbed Stevenson Square, launched a lottery for 58 affordable co-ops for purchase. Qualifying New Yorkers earning 70 and 80 percent of the area median income can apply to buy one-, two-, and three-bedroom apartments, priced from $145,632 to $264,500.

Developed by Camber Property Group, Stevenson Square is a $1 billion mixed-use development built on underutilized lands surrounding the Mitchell-Lama complex, Stevenson Commons. The development includes 1,000 units of 100 percent affordable housing, in the form of rentals, senior housing, and homeownership.

The development will also include 30,000 square feet of community facility space, tennis courts, a walking path, a sensory playground, and outdoor space.

Designed by WXY, the first phase of Stevenson Square, which broke ground last March, includes a six-story, 117-unit rental building for seniors who earn at or below 50 percent of the area median income and two buildings with 58 homeownership opportunities.

Across the two four-story buildings, located at 1847 Seward Avenue and 1843 Seward Avenue, there are 11 one-bedroom units, 31 two-bedroom units, and 16 three-bedroom units.

Amenities include dishwashers, in-unit washers and dryers, landscaped front and rear yards, and bike storage.

The apartment prices start at $145,632 for a one-bedroom, $189,000 for a two-bedroom, and $191,500 for a three-bedroom. There are income restrictions and asset limits for buyers.

Plus, eligible buyers should have five percent of the estimated purchase price available as a down payment. Funds for the down payment must be in the applicant’s account for three months prior to an eligibility appointment, according to the lottery on Housing Connect.

Buyers must use the unit as their primary residence and are responsible for monthly costs, including maintenance.

Qualifying New Yorkers can apply for the apartments until August 25, 2025. Complete details on how to apply are available here. Preference for 20 percent of the units is given to residents of Bronx Community District 9.
