In Chelsea, new sustainable rental opens lottery for 57 apartments, from $1,817/month

Applications are now being accepted for 57 mixed-income apartments at a new residential development in Chelsea. Located at 335 Eighth Avenue, Mabel is a seven-story building that was developed as part of the Penn South co-op complex. Designed to achieve Passive House standards, the sustainable rental has 188 apartments, modern amenities, and a ground-floor Lidl supermarket. New Yorkers earning 70 and 130 percent of the area median income can apply for the units, priced from $1,817/month studios to $4,415/month two bedrooms.

COOKFOX-designed 188-unit tower tops out at Chelsea’s Penn South co-op

The seven-story apartment building that replaced an aging commercial building at Chelsea's sprawling Penn South co-op topped out last week. Designed by COOKFOX, 335 Eighth Avenue is an 188-unit mixed-use development with a 23,000-square-foot Lidl grocery store on the ground floor. Penn South, a limited equity co-op made up of 10 buildings between West 23rd and West 29th Streets, tapped MAG Partners in 2021 to raze and redevelop the run-down corner building. Developed under the state's Affordable NY Program, the project will set aside 30 percent of units for low- and middle-income New Yorkers.

Work begins on 188-unit, mixed-income Chelsea building designed by COOKFOX

Work has begun on a 188-unit residential project in Chelsea. MAG Partners and affordable housing cooperative Penn South on Tuesday broke ground on a seven-story residential building at 335 Eighth Avenue. Developed under the Affordable NY Program, the building will set aside 30 percent of units for low- and middle-income New Yorkers. The development, situated on the corner of West 26th Street and 8th Avenue, will contain ground-floor commercial space, including a 23,000-square-foot Lidl grocery store.

Penn South co-op reveals plan to replace Chelsea McDonald’s with 200-unit mixed-income building

A run-down commercial building in Chelsea will be replaced with a 200-unit mixed-income apartment tower. Affordable housing cooperative Penn South announced this week it tapped MAG Partners to redevelop 335 Eighth Avenue as a seven-story residential building with ground-floor commercial space, including a grocery store. The site, located on the corner of West 26th Street and 8th Avenue, is currently home to Gristedes, McDonald's, and a tennis center.
