Queens’ tallest building opens lottery for 248 apartments, from $2,912/month

Here’s a chance to live in elevated style: the tallest building in Queens has launched a housing lottery for 248 middle-income apartments. Located at Orchard Street and Jackson Avenue in Long Island City, the Orchard is a 70-story rental tower boasting over 100,000 square feet of amenities, including a sprawling backyard with a swimming pool, three pickleball courts, a sky lounge, and more. New Yorkers earning 130 percent of the area median income can apply for the units, priced from $2,912/month studios to $4,925/month three bedrooms.

Developed by BLDG Management Company and designed by Perkins Eastman, the building contains 824 residences, 248 of which are designated as affordable. Measuring over 823 feet, the tower rises above the neighborhood’s other soaring projects, including Lumin LIC at 731 feet, Sven at 755 feet, and Skyline Tower at 778 feet.

The Orchard topped out last November, becoming the tallest building in the borough. The property is expected to welcome residents starting next month.

The project’s amenities include a standout backyard, which also features a running track and several green spaces, like an orchard grove, children’s playground, yoga terrace, dog park, and private cabanas with grills and fire pits, as 6sqft previously reported.

Perched on the 70th floor, a sky lounge offers sweeping views of the Manhattan skyline, a bar, a chef’s kitchen, and a private dining area.

Wellness and fitness amenities include an indoor pool, a regulation-size basketball court, a multi-sport simulator, a state-of-the-art fitness center, a spa with a steam room and sauna, and separate fitness studios.

Entertainment amenities include a game room with video games and an arcade, ping pong and billiard tables, and private screening and multimedia theaters with kitchenettes. Residents who work from home can also access conference rooms, work pods, meeting rooms, work lounges, a business center, and a podcast studio.

The property also includes a private porte-cochere entrance, a two-story parking garage with more than 200 spaces, and 13,000 square feet of retail space along Jackson Avenue.

Several transit options are near the property, including the E, M, R, N, W, G, and 7 subway lines and numerous nearby bus routes.
