A housing lottery launched this week for 105 mixed-income units at a newly constructed building in the Mount Hope neighborhood of the Bronx. Designed by Aufgang Architects, the more than 110,000-square-foot complex at 2028 Creston Avenue features 114 residential units and space for retail and community activities. Qualifying New Yorkers earning 30, 40, 50, 60, 90 and 120 percent of the area median income can apply for units ranging from a studio for $368/month to a three-bedroom for $1,965/month.

On the site of a former Bronx church, 76 affordable units are up for grabs, from $718/month

St. Augustine Apartments, a brand new affordable multi-family building in the Morrisania neighborhood of the Bronx, is accepting applications for 76 one-, two- and three-bedroom apartments. Located on the site of the demolished St. Augustine's Church at 1180 Fulton Avenue, the complex, designed by Magnusson Architecture and Planning, contains 112 units and measures slightly more than 117,000 square feet. Qualifying New Yorkers earning 50 and 60 percent of the area median income can apply for affordable units ranging from a $718/month studio to a $1,229 three-bedroom.

A high-end condo in a SHoP Architects-designed building on the hip Lower East Side for just $224,000? Yep, you read that right, and this middle-income lottery is now live for mega-development Essex Crossing's 242 Broome. The only one of the development's 10 towers to offer condos, 242 Broome will have a total of 55 residential units, 11 of which are available to households earning no more than 125 percent of the area median income and range from $224,861 one-bedrooms to $331,703 three-bedrooms (quite the deal considering market-rate units are going from $1.3 to $7 million). In addition to amenities like a roof deck, gym, and entertainment lounge, the 14-story building will also include a five-story base with retail and commercial tenants including The International Center of Photography Museum and Splitsville Luxury Lanes Bowling Alley.

Developed by St. Nicks Alliance and designed by Magnusson Architecture and Planning (MAP), the eight-story rental features sustainable design elements like a landscaped terrace and rooftop, as well as a vertical green wall planted trellis on its facade. Qualifying New Yorkers earning 30, 50, 60 and 130 percent of the area median income can apply for units ranging from $670/month studios to $2,056/month three-bedrooms.

Starting tomorrow, qualifying New Yorkers can apply for affordable apartments at Prospect Heights' new rental The Brooklyn Zinc. Located at 313 St. Mark's Avenue just three blocks from Prospect Park, the building sits on a rare oblong-shaped development site, which allowed for a large interior courtyard, in addition to a landscaped rooftop terrace with lounging and dining areas and a bocce court and garden-level terrace. S3 Architecture designed the project as a two-winged structure, the main facade of which is clad in corrugated zinc panels punctuated by projecting bright yellow window frames. Of its 75 units, 15 are reserved for those earning 60 percent of the area median income and range from $856/month studios to $1,114/month two-bedrooms.

Lottery opens for first affordable units at Essex Crossing, from $519/month

It's been almost exactly a year since Beyer Blinder Belle released renderings of Essex Crossing's site 5, a $110 million, 15-story mixed-use building that will give way to 73,000 square feet of retail space, where Trader Joes and Planet Fitness will move in, and a 15,000-square-foot adjacent park. Located just a block southwest of the Manhattan entrance of the Williamsburg Bridge at 145 Clinton Street, it will have 211 rental units, half of which will be reserved for low- and middle-income individuals. These 104 affordable apartments are now available through the city's online housing lottery, the first of the mega-development's 561 affordable residences to come online. They're set aside for those earning 40, 60, 120, and 165 percent of the area media income and range from $519/month studios to $3,424/month three-bedrooms.

Rockrose Development's newest Long Island City rental The Hayden commenced its affordable housing lottery earlier this November. As first reported by Court Square Blog, the massive 50-story, 924-unit, amenity-filled complex at 43-25 Hunter Street will deliver 195 below-market units to the western Queens neighborhood when it opens sometime in 2017. The subsidized units are earmarked for households who earn no more than 60 percent of the area median income, and according to the building's official lottery webpage, range from $913/month studios to $1,183/month two-bedrooms.
