First housing phase of NYC’s net-zero Far Rockaway development moves forward

The development team behind New York City’s first net-zero community in Far Rockaway has secured $278.8 million for its first phase, which will bring 320 new homes to the neighborhood. On Monday, L+M Development Partners, Urbane Development, and other project stakeholders announced the closing of financing for Arverne East Building D, the first phase of housing of the larger revitalization of a 116-acre oceanfront site in Edgemere into a mixed-use community. Upon completion in 2028, the 355,000-square-foot building will deliver 230 affordable rentals and 90 homes designated for ownership.

35-acre nature preserve opens in the Rockaways at NYC’s first net-zero community

New York City this week opened a public nature preserve in Far Rockaway that serves as the centerpiece of a new sustainable mixed-use project. The 35-acre natural area marks the first phase of Arverne East, a development transforming a vacant 116-acre oceanfront site into a community with 1,650 homes, retail, and open space. The nearly $1 billion project will produce more energy than it consumes, through passive house construction and a district geothermal system, making it the city's first net-zero community.

NYC’s first net-zero community moves forward in Far Rockaway

After more than 40 years of planning, the construction of  New York City's first net-zero community is moving forward. L+M Development Partners, the Bluestone Organization, and Triangle Equities have agreed on $30.3 million in financing, signaling the beginning of phase one of Arverne East, a sustainability-focused, mixed-use development project in Far Rockaway. The project will bring 1,650 new units of housing, with 80 percent of them affordable, to a 116-acre oceanfront site that has been vacant for more than four decades.
