$14M penthouse atop landmarked Astor building has pre-war details and palatial private terrace

A new penthouse perched above a 120-year-old Upper West Side residential building checks all the boxes. As one of three modern penthouses added to the historic Astor condominium, this residence offers pre-war-inspired details with modern conveniences, expansive living space, and over 1,700 square feet of private outdoor space. The exclusive five-bedroom duplex recently hit the market for $13,950,000; 6sqft got a first look at the home’s incredible interiors and terrace space.

The Astor is a residential development featuring three interconnected towers on Broadway between West 75th and West 76th Streets developed in 1901 by Willam Waldorf Astor, a member of one of New York City’s most iconic families.

Astor hired architects Clinton and Russell to design the two southern towers, completed in 1905, and hired architecture firm Peabody, Wilson & Brown to construct the building’s third, 12-story tower in 1914. HFZ Capital bought the property in 2012 and converted the building into a luxury condo, with interiors renovated and modernized by Pembrooke & Ives.

CIM Group took over the Astor in 2021 and relaunched sales. Three new penthouses were added to each of the towers.

Newly available Penthouse 2 offers a little over 4,800 square feet across two levels, including 1,700 square feet of outdoor space. The home boasts a private elevator, ceiling heights over 10 feet, and pre-war-inspired details, like crown moulding and white-oak herringbone flooring.

On the upper level is the sprawling great room, which boasts a gas fireplace, triple exposures, and access to the wraparound terrace via sliding glass doors. The terrace has an outdoor kitchen.

In its own distinct space, the eat-in kitchen is bright and airy, with direct terrace access and skyline views. Highlights include the Calacatta Gold countertops, Miele and Sub-Zero appliances, and finishes by Pembrooke & Ives.

Also on this level is the primary suite, which features a windowed bath with a freestanding tub, radiant heated floors, and a double vanity. A west-facing terrace is found directly off the bedroom.

Accessed by the staircase or elevator, the home’s lower level has additional bedrooms with en-suite bathrooms and a laundry room.

One of the Astor penthouses found a buyer before it ever listed publicly, fetching nearly $15.5 million for the four-bedroom apartment and the three-bedroom unit below it last summer. The remaining penthouse is expected to be listed in the coming months and boasts the “largest residential terrace” on the Upper West Side, according to a spokesperson.

“Today’s high-end luxury buyers are incredibly discerning and have three main priorities: bigger living space, private outdoor space and a rare, one-of-a-kind home that is only theirs,” Michael Kafka of Douglas Elliman, the firm handling sales at the building, said.

“The Astor’s penthouses provide everything that buyer wants, and more.”

Current availabilities at the Astor start at $999,000 for a studio.
