Jenny from the Block could be looking to move to Chelsea’s Walker Tower. According to the NYP, Jennifer Lopez was spotted scoping out apartments alongside celebrity broker Fredrik Eklund. The pair reportedly checked out an unlisted apartment and eyed the floor plans of several other units over lunch. The Post notes that J Lo’s budget is around $20 million. With that in mind, might we suggest the building’s $25M duplex penthouse?

- The owner of a 3BR/4.5BA duplex with a terrace in the Walker Tower is looking to sell their $14.26M duplex for $25M. [Curbed]

- Developers are having trouble filling out the affordable apartments at 66 Rockwell Place in Downtown Brooklyn. A spokesperson for the building says they can’t find residents who qualify, but Rob Solano, director of Churches United For Fair Housing, says locals are being disqualified for silly errors and subpar credit scores. Take two Art Deco commercial buildings designed by Robert Walker in the roaring twenties and mix in a little 21st century residential conversion magic by JDS Development Group, Property Markets Group, and Starwood Capital Group, and what do you get?
Apparently two highly successful projects that now have even more in common – owners who have purchased units in both buildings.
- For the week of May 19, 2014, 81 condos sold for an average price of $3.1 million, while 123 coops sold for an average of $1.3 million. The Walker Tower, One57, and the newly opened Marquand stole the top three spots for most expensive sales that week.
- NYC’s soon-to-be-tallest residential tower at 432 Park Avenue surpassed its 1,000-ft mark this week and is now taller than any rooftop north of the Empire State Building. The Vinoly-designed building will top out at 1,397 feet – taller even than One World Trade Center.

One lucky (European) buyer scooped up not one but two penthouses in Chelsea’s Walker Tower yesterday for $30.75 million, in what could easily be considered the real estate steal of the year.
Toni Haber of Douglas Elliman, who represented the buyer, told the Wall Street Journal that her client “got a really good deal”, as the two units went into contract back in 2012 before sales shot up. She notes her client paid a mere $5,000 a square foot, which is quite a deal considering that another penthouse in the building recently sold for $50.9 million, or about $8,500 a square foot.
The two penthouses sit at the 22nd floor of the Ralph Thomas Walker-designed Art Deco tower. Word is that buyer opted for the two unfinished units in the building, hired an architect, and worked to fuse the two units into one palatial full-floor apartment with four bedrooms and four full and two half bathrooms, with around 6,000 square feet of space. The apartment also has two terraces and sweeping city views that encompass One World Trade Center and the Statue of Liberty.
One of our intrepid reports stopped by the Walker Tower earlier today to check out how things are coming along at the 212 West 18th Street landmark. The tower — which has drawn buyers ranging from Cameron Diaz to Mike Thorne (that guy who discovered the Sex Pistols) — had its scaffolding removed just seven months ago and has already set new sales records for Downtown Manhattan (this includes an impressive $50.9 million deal for the 6,000-square-foot 5BR/5.5BA penthouse).
The conversion of the former Verizon building into luxury condos has been underway since 2011, but word is that construction on the interior will be wrapped up in the coming weeks. Let’s take a look at what’s been completed so far.
