The Howard Hughes Corporation on Thursday unveiled its latest effort to redevelop the South Street Seaport neighborhood. The $1.4 billion proposal includes the construction of two 470-foot towers which would contain rentals, condos, and office space on a parking lot at 250 Water Street. Initial plans from the developer called for a single tower that would rise nearly 1,000 feet, but local residents and Community Board 1 opposed it. Designed by Skidmore, Owings & Merrill, the two towers would include 360 units, with at least 100 apartments set aside for families earning 40 percent of the area median income. It would be the first affordable housing built in the community under the city’s Mandatory Inclusionary Housing program.
Imagine a future Midtown West with state-of-the-art retail and office towers, an abundance of open green space and an attractive, efficient transit station. While plans to bring all of that is in the works, it could be years away from becoming reality. As CityRealty learned, one of the neighborhood’s busiest developers, Brookfield Properties, is giving us a preview of what the area will eventually look like, with new renderings for its expansive, six-building Manhattan West project. Plus, the developer also created a CGI video that provides a virtual tour of the Empire Station, the hall currently undergoing renovations at Penn Station.

Soaring more than 700 feet into the Midtown East skyline, World Wide Group and Rose Associate’s 252 East 57th Street has officially topped out. Yes, it’s hard being a stand-out skyscraper in Manhattan these days; some 30 years ago, the tower would have been the highest apartment tower in the city, just besting Trump Tower and Olympic Tower on Fifth Avenue. Today, the 57-story building is the shortest and eastern-most of six super-towers underway along the southern periphery of Central Park that have been raising average building heights and asking prices to new levels.

As many of you architecture buffs know, One WTC now rises a symbolic 1,776 feet, making it the tallest building in the Western Hemisphere and the third tallest in the entire world. Designed by renowned architect David Childs of Skidmore, Owings and Merrill, it also has a LEED Gold certification and is the most environmentally sustainable project of its size. After a temporary real estate slump, the 104-story, glass and steel building is now 56% leased, with big-time tenants like Conde Naste, Morgan Stanley, Legends Hospitality, and BMB Group. Eight years after construction began, One World Trade is at an exciting juncture with its tenants expected to move in by the end of the year, already beginning to build out their office spaces. The original crew of 10,000 has been reduced to 600, and we’re checking in on what these remaining workers are up to.
