Extell’s 800-foot tower at 250 South Street has been controversial since day one. As we recounted on Friday, “The building was first reported to be 68 stories, then 71 stories, then 56 stories, and now the latest filing with the Department of Buildings has a revised height pinned again at 68 stories, or 800 feet at its highest floor. To put that in perspective, the neighboring Manhattan Bridge is only 330 feet tall, and just 170 feet at its roadway—meaning the building will be nearly five times the height of the bridge’s road deck.” And of course, there was the recent issue of the building’s construction causing a nearby street to sink. While many local residents feel this is far too out of context for the Lower East Side neighborhood, others are swooning over the development’s panoramic views and over-the-top amenities. SHoP Architects‘ copper-clad fraternal pair of towers is finally rising along the East River, and a handful of newly uncovered images and a fly-through video reassure us that this dancing couple will be the boldest addition to the East River skyline in decades.

Developed by Michael Stern’s JDS Development Group, the nearly one-million-square-foot project, now known by its address 626 First Avenue, will contain a whopping 800 rental units, placing it in the league of other recent mega-rental developments such as Two Trees’ Mercedes House (864 units), Silverstein’s River Place (921 rentals), and Moinian’s Sky (1,175 units). Like these others, JDS is promising to provide an extravagant amenity package that they claim “will set a new benchmark for rental developments.”

Construction Update, Lower East Side, New Developments

After being slapped with a partial stop-work order about three weeks ago for causing a local street to sink, Extell’s Lower East Side mega-development at 250 South Street appears to be back on track. A recent visit to the site shows that piles for the building are again being driven into the bedrock. However, it appears excavation will continue to be an arduous journey since most of the parcel sits on landfill and is only a few feet above street level.

Hot on the heels of last week’s release of a new teaser site and rendering showing just how tall, slender and skyline-changing SHoP Architect’s new tower at 111 West 57th Street will be, comes brand new renderings of the exterior and, for the first time, a look at the interiors. The images, uncovered by YIMBY, show the bronze and terra cotta supertall’s elegant column-free spaces, as well as the incredible unobstructed views afforded by its 1,428 feet.

111 West 57th Street defines the idea of a modern classic: a residence whose timeless design evokes the prewar Golden Age of Manhattan skyscrapers, while also delivering high-technology performance, 21st century engineering, and contemporary comfort without compromise.” This is the text from 111 West 57th Street‘s new teaser site. The webpage for the will-be world’s skinniest tower is accompanied by a new rendering, which makes the SHoP-designed supertall appear even more dominant in the skyline than previously envisioned and tacks an additional seven feet onto its height, bringing it to 1,428 feet.

Poised to become the world’s skinniest tower and one of the hemisphere’s tallest, it’s no wonder that 111 West 57th Street will ask around $100 million for its condos, not to be outdone by other nine-digit supertalls like 220 Central Park South’s $175 million penthouse, the $150 million penthouse at the Sony Building, and One57′s record $100 million sale, which currently holds the title for the most expensive unit ever sold in the city.

Curbed has uncovered filings with the Attorney General’s office that show the preliminary price list for the SHoP-designed 1,421-foot tower, which is being developed by JDS Development Group and Property Markets Group. The records indicate that there will be condos in the landmarked Steinway Hall, as well in the tower addition. “The ‘landmark units’ will be smaller and cheaper, starting at $1 million for a studio, while the ‘tower units’ will start at $13 million for a three-bedroom.”

Less than a week after it was revealed that the Howard Hughes Corporation paid $31 million for more than 300,000 square feet of air rights at the South Street Seaport, it looks like the entire $1.5 billion redevelopment project could be stalled. The overall plan would breathe new life into the downtown historic district by rehabilitating crumbling piers, preserving and finding new use for landmark buildings and constructing a 42-story waterfront condo tower at the foot of Beekman Street. And it’s this last point that has local officials, civic groups, preservationists and some community residents worried or downright angry.

The 494-foot-tall, SHoP Architects-designed tower has already been scaled back from its original 650 feet, but concerned parties still feel that the building would “obscure views of the Brooklyn Bridge and clash with the low-scaled, early-19th-century brick buildings that make up the 11-block seaport district, once the center of the city’s maritime industry,” according to the New York Times.

Before 9/11, the Solomon R. Guggenheim Museum planned a new outpost on the East River in Lower Manhattan, sculpted by none other than starchitect Frank Gehry. But after the tragedy, the project was scratched. Now, the planned South Street Seaport project would replace the area’s main pier with a lower, glass structure that looks like a surburban mall at the base of a new 40-something-story tower on the former site of the Fulton Fish Market. But 6sqft’s Architecture Writer Carter B. Horsley thinks the Howard Hughes Corporation should abandon the current SHoP Architects-designed plan and replace it with a resurrected version of Gehry’s fabulous, titanium ribbon-laced Guggenheim vision. That’s a lot of accolades for one building, but the SHoP Architects-designed tower at 111 West 57th Street is looking to sweep the supertall competition. Originally planned to rise 1,397 feet, the tower will now soar to 1,421 feet, surpassing 432 Park Avenue (the current tallest residential building in the Western Hemisphere) by 24 feet, according to city records uncovered by Crain’s. It will also retain its title as the world’s slenderest tower.
