City Council approves NYC’s first-ever pro soccer stadium in Queens

New York City's first-ever professional soccer stadium in Queens is moving forward. The City Council on Thursday voted to approve a sweeping 23-acre mixed-use development in Willets Point that will bring a seven-story soccer stadium for the NYC Football Club (NYCFC), 2,500 affordable housing units, a school, and a hotel to the neighborhood, once known for its junkyards and landfills. The 25,000-seat stadium is slated for completion just in time for the 2027 season.

Bronx Point phase one opens with 542 new homes and a waterfront park

The first phase of a major mixed-use development in the South Bronx has officially opened. Officials on Thursday unveiled 542 new units of affordable housing and a 2.8-acre waterfront public park now complete as part of the $349 million Bronx Point project. The development will also be home to the Universal Hip Hop Museum, which will open in 2025 as the first museum of its kind in the country.

Major Willets Point development with NYC’s first pro soccer stadium enters public review

Plans for a 23-acre mixed-use development in Queens with thousands of affordable housing and New York City's first professional soccer stadium are moving forward. The second phase of the Willets Point project entered the uniform land use review procedure (ULURP) on Monday, which puts the plan in front of the public for feedback before being voted on by the City Council. This phase includes 1,400 of the 2,500 total affordable homes, a new 650-seat public school, 40,000 square feet of public open space, retail space, a 250-key hotel, and the first-ever soccer-specific stadium in the city.

Located at 40 Bruckner Boulevard, the 12-story mixed-use building offers brand-new luxury units and indoor and outdoor amenities. New Yorkers earning 130 percent of the area median income, or between $98,915 for a single person annually and $198,250 for a household of five, can apply for the apartments, which range from $2,885/month studios to $3,669/month two bedrooms.

A housing lottery opened this week for 432 mixed-income units at Mott Haven's major waterfront project, Bronx Point. Located at 575 Exterior Street, Bronx Point is a 22-story mixed-use development with over 1,000 apartments, retail space, and the country's first permanent museum dedicated to hip hop. New Yorkers earning 30, 50, 80, and 120 percent of the area median income, or between $18,515 annually for a single person and $198,600 for a household of seven, can apply for the apartments, priced from $465/month studios to $3,332/month three bedrooms.

NYC’s first professional soccer stadium will open in Queens

New York City's first professional soccer stadium will be built in Queens, officials announced Wednesday. The major mixed-use development is proposed for Willets Point, across the street from Citi Field. In addition to a 25,000-seat stadium for the New York City Football Club, the 23-acre project also includes a hotel, thousands of affordable housing units, and a new public school. As first reported by the New York Times, the stadium is expected to be completed by 2027.

First permanent museum dedicated to hip hop tops off on the South Bronx waterfront

The country's first permanent museum dedicated to hip hop hit a major construction milestone last week. The Universal Hip Hop Museum (UHHM) topped out in the South Bronx last week as part of the huge mixed-use project Bronx Point. The museum, located at Exterior Street and East 150th Street, aims to serve as a "living document" that will chronicle the history of the music genre in the borough where it was invented 50 years ago.

Construction set to begin at huge South Bronx complex with Universal Hip Hop Museum

Construction of the South Bronx mixed-use project that will have over 1,000 units of housing, a waterfront esplanade, and a permanent home for the Universal Hip Hop Museum is set to begin in the coming weeks. Developed by L+M Development Partners, Type A Projects, BronxWorks, and the city of New York in a public-private partnership, the project, known as Bronx Point, secured $349 million in financing last week. S9 Architecture is leading the design of the 22-story development, with the publicly-accessible open space along the Harlem River designed by Marvel Architects and Abel Bainnson Butz.

New 125th Street project will bring 300 affordable apartments to East Harlem

Long in the works as part of the larger East 125th Street Development project, One East Harlem officially broke ground yesterday. Located at 201 East 125th Street, the 19-story building designed by S9 Architecture will rise on the corner of 125th Street and Third Avenue, bringing over 400 mixed-income apartments, nearly 300 of which will be affordable, 65,000 square feet of commercial space, 5,000 square feet of cultural facilities, and 10,000 square feet of public open space to the neighborhood. Developed by a consortium—Richman Group Development, Bridges Development Group, and Monadnock Development—One East Harlem is slated for completion in 2021.

Historic building at Brooklyn Navy Yard to be restored as modern manufacturing space

A former boat repair facility at the Brooklyn Navy Yard will get restored as a modern manufacturing space, the last adaptive reuse project at the 300-acre site. The Brooklyn Navy Yard Development Corporation (BNYDC) last month closed on $42 million in financing to restore Building 127, which was built in 1904 by the U.S. Navy for ship construction. S9 Architecture is handling the "historically sensitive" gut renovation, which will bring 95,000 square feet of modern industrial space to the Yard by 2020.

Fresh set of renderings for Dock 72, the new home for WeWork at the Brooklyn Navy Yard

New renderings have been unveiled of Dock 72, a 675,000-square-foot office building co-developed by Boston Properties and Rudin Management for the evolving Brooklyn Navy Yard. Surrounded by water on all sides but one, Dock 72, designed by S9 Architecture, features outdoor terraces, 35,000 square feet of amenities and unobstructed views of Manhattan. As the anchor tenant and co-developer, WeWork will occupy a third of the space, or 220,000 square feet. With its glassy facade installed, the 16-story office building is scheduled to wrap up construction in the fall, becoming one of the largest ground-up office buildings in the borough in nearly three decades.

A $2.5B plan will bring an additional 5 million square feet to the Brooklyn Navy Yard

The transformation of the Brooklyn Navy Yard from a warship building site into an industrial tech-hub got an extra boost this week after a non-profit announced a $2.5 billion building plan that would quadruple its current workforce. As Bloomberg first reported, the Brooklyn Navy Yard Development Corporation, which serves as the site's property manager on behalf of the city, plans to add 5.1 million square feet of manufacturing space to the site, with a little over half of it going towards one large complex.

South Bronx complex with 1,045 housing units and nation’s first Hip-Hop museum gets new rendering

A new rendering of Bronx Point, a mixed-use development planned for the South Bronx waterfront, has been unveiled, providing a closer look at L+M Development Partner and Type A Projects' plan to bring over 1,000 units of housing, a food hall and the country's first brick-and-mortar museum designated to Hip-Hop to the neighborhood. As YIMBY reported, the housing will be delivered in two phases, with the first bringing 600 units of permanent affordable public housing by 2022. The second phase is expected to wrap up about three years after the first. Designed by S9 Architecture, the complex will include a new waterfront esplanade, state-of-the-art multiplex theater, flashy outdoor performance area and educational spaces.

Renderings revealed for 40-story Coney Island tower, the tallest residential building in South Brooklyn

Robert S. Trump (Donald's much lesser known younger brother) sold Coney Island's Trump Village Shopping Center in the early 2000s to developer Rubin Schron of Cammeby’s International Group, who, in 2014, publicized plans to replace the center with a 40-story mixed-use tower. Despite opposition from the community, the project is moving ahead, as Yimby has revealed renderings from S9 Architecture of the 430-foot-tall building at 532 Neptune Avenue that's been dubbed Neptune/Sixth. When complete, it will be the tallest residential tower in South Brooklyn, offering 544 apartments, a retail and community facility base, and a public courtyard.

S9 Architecture Reveals New Design for Apartment Tower at 111 Varick Street

Late last year 6sqft posted a gallery of renderings visualizing a new high-rise for Madigan Development and Robal Parking Corporation's development site at 111 Varick Street in Hudson Square. Now, on S9 Architecture's recently revamped website, we have a revised look at a different and enlarged design for the site. The published set of images shows a slightly taller tower of similar massing clad in a skin of rippling panels where each band of floors resembles a strip of paper repeatedly folded onto itself and thereafter wrapped around the building envelope.

First Look at Madigan Development’s Upcoming Hudson Square Tower at 111 Varick Street

At the edge of the Holland Tunnel's Jersey-bound vortex, Madigan Development is planning to build a 15-story, 49-unit residential building at 111 Varick Street. Anchoring the southwest corner of Broome and Varick Streets in West Soho (aka Hudson Square), the tower is replacing a multi-story parking garage and will sit adjacent to another planned 19-story residential tower at 568 Broome Street. Renderings of 111 Varick show a blocky building clad in a drunken checkerboard pattern of glass and stone. While it has yet to be confirmed if the building will be a condo or rental, large layouts and its prime location between Soho and Tribeca allude to condos.
