Resolution 4 Architecture

Design, Interiors, Manhattan

This 3,000-square-foot, four-bedroom duplex loft was totally transformed by Resolution: 4 Architecture, who sums up their Manhattan project as “white, bright, light, and tight.” To house a young family of four, the firm renovated the upper level into a communal space, lined with hidden storage and centered by a sculptural spiral staircase that leads to the bedrooms below. The striking, modern interiors may not necessarily look family friendly, but the firm says “the home was designed with family, play, and the production of art in mind.”

A city couple commissioned Resolution: 4 Architecture to come up with a site-specific home for escaping their busy Manhattan lives on the weekend. Located on a sloped wooded terrain in Kent, not too far from the city, the beautiful Lakeside House combines wooden interiors, classic furniture items and privileged views onto the mirrored waters of the Sagamore Lake. Although bright and airy inside, the modern dwelling is grounded and strong and relates to its site through the use of natural materials.

This beautiful four-bedroom Brooklyn townhouse was renovated by the New York architecture firm and 6sqft favorite Resolution: 4 Architecture. The project added a significant addition to a traditional single family row house, bringing with it a new roof deck and sleek media room. The interior palette consists mostly of white and neutral wood tones enhanced with poppy adornments like large floral wall art or boldly colored accent walls. Expansive windows dominate the communal areas, making each space feel open and airy regardless of the square footage.

Waterfront views and innovative architecture: San Francisco? Manhattan? Miami? How about the Bronx?

Residents of many Throgs Neck neighborhoods have happily traded off expansive living spaces and large backyards for the spectacular views of the Eastchester Bay and the bridge whose name the community bears. Though spaces can be a bit compact along the water, a challenging lot size didn’t stop Resolution: 4 Architecture from creating a home whose beauty rivals that of its view.

Among the modest homes tucked neatly into small parcels along the waterfront, the Bronx Box stands out as a proud example of how infill housing is an innovative way to make the most of narrow lots in urban areas.

Dune Road Beach House designed by Resolution: 4 Architecture

East Quogue, a town located on the far end of Long Island, is littered with beach houses thanks to its picturesque oceanfront location. It’s the perfect escape for New York City families to leave behind the hustle and bustle of Big Apple living and swap their tiny apartments for sprawling vacation homes. Because of its location on a barrier island, that doesn’t hold true for this dune retreat, which meant the team at Resolution: 4 Architecture has to be as efficient with space as possible.

Since it was founded in 1994, Resolution: 4 Architecture (RE4A) has been a game-changing force in the world of building and design. Founders Joseph Tanney and Robert Luntz were some of the first architects to embrace the idea of modular prefabricated homes, a concept that continues to grow in popularity for its cost0-efficiency, eco-friendly nature and versatility in design.

The RE4A team has worked on numerous projects, ranging from envy-inducing vacation retreats to space-efficient lofts to the headquarters for Equinox gym. While they have helped design and build spaces across the nation, the firm calls New York City — specifically, Chelsea — home and plenty of Big Apple sensibilities show up in their work, which is bold, yet functional. We recently spoke with Tanney about RE4A’s mission and upcoming work, plus his tips for creating a storage-friendly apartment.
