When eco-conscious architect and entrepreneur Graham Hill listed his famously tiny 420-square-foot apartment in Soho, we thought a unit couldn’t get any smaller. But Hill has done it again, listing another micro apartment at 150 Sullivan Street for $750,000. The itty-bitty digs, dubbed LifeEdited 2, measures just 350 square feet but manages to seat 10 for dinner, host two guests and have space for a home office.

Early last year eco-entrepreneur Graham Hill placed what might be the world’s most famous tiny apartment at 150 Sullivan Street (it’s been featured in the Times, it’s won awards, and it even has its own TED Talk) on the market for just under $1 million. While some people balked at the asking price that gave way to a price per square foot of $2,369, Hill has managed to make a sale—albeit for a much discounted $790,000. The lucky new owner will have plenty to muse over in this micro-dwelling, which packs the functional equivalent of eight rooms into just 420 square feet.

Rather than hiring an architect, the eco-entrepreneur, TED-Talk alum, and founder of Treehugger.com, decided to kickstart a competition to find his unique one-size-fits-all design. What turned up was an innovative transforming apartment filled with brilliant space-efficient features like sliding walls, hidden storage, and multi-tasking furniture. Though Hill’s ‘Life Edited‘ apartment measures an ultra tiny 420-square-feet, the elegant, high-tech space still manages to pack in all the amenities of a home of more than twice its size.
