Jehovah’s Witnesses hotel-turned-affordable housing complex opens in Dumbo

Breaking Ground on Thursday opened 90 Sands Street, a former Jehovah's Witnesses hotel in Dumbo that has been converted into 491 affordable and supportive apartments. Renovated by Beyer Blinder Belle Architects, the 30-story building will offer onsite social services to residents provided by the Center for Urban Community Services (CUCS).

Lottery opens for 185 units at former Jehovah’s Witnesses hotel in Dumbo, from $537/month

A housing lottery opened this week for 185 mixed-income units at a residential tower in Brooklyn. Located at 90 Sands Street in Dumbo, the 30-story building offers affordable units to those with extremely low to moderate incomes and formerly homeless New Yorkers. Once a hotel owned by the Jehovah's Witnesses, the property was acquired by nonprofit Breaking Ground in 2018 for $170 million and converted into supportive and affordable housing. New Yorkers earning 30, 40, 60, 100, and 120 percent of the area median income are eligible to apply for the apartments, priced from $537/month studio apartments to $2,132/month one-bedroom apartments.

How Planter Rob is growing a community of plant lovers & affordable housing advocates in NYC

Plant entrepreneur Robert Jeffery, aka Planter Rob, recently teamed up with New York's largest supportive housing provider Breaking Ground and plant company The Sill to donate nearly 200 houseplants to residents of Edwin's Place, an affordable housing development in Brownsville, Brooklyn. Jeffery has also started his own "Welcome-Home Plants" program; an initiative that aims to cultivate a diverse community of plant lovers who advocate for affordable housing and reap the benefits plant care brings, like a feeling of belonging and accomplishment. As someone who once faced homelessness, Jeffery can speak on the impact plant care had on his life once he was able to have a place for himself. We spoke with Planter Rob on what influenced him to become involved with houseplants, important issues in the plant community, and how he began his work with Breaking Ground and Edwin's Place.

Robert A.M. Stern’s affordable housing building Edwin’s Place opens in Brownsville

An affordable housing development designed by an architecture firm known for its pricey condo towers officially opened in Brooklyn this week. Located on the corner of Livonia Avenue and Grafton Street in Brownsville, Edwin's Place was designed by Robert A.M. Stern Architects (RAMSA), the team behind renowned buildings like 220 Central Park South, 15 Central Park West, and 70 Vestry Street, all of which have apartments that cost millions of dollars. At Edwin's Place, there are 125 units of affordable and supportive housing set aside for formerly homeless families and low-income New Yorkers.

See the 900-unit affordable complex designed by Adjaye Associates coming to East Flatbush

A 900 unit affordable housing complex with public green space and community amenities is coming to Brooklyn's East Flatbush neighborhood. Gov. Andrew Cuomo on Friday announced the state selected the proposal to redevelop 7.2 acres of the Kingsboro Psychiatric Center Campus following a request for proposals last summer. Designed by Sir David Adjaye's Adjaye Associates and Studio Zewde, the $400 million project includes affordable and supportive housing, senior housing, opportunities for homeownership, and two new homeless shelters that will replace existing, outdated ones.

First two rentals open at huge South Bronx housing complex La Central

The first two rentals at the five-building South Bronx complex La Central officially opened on Wednesday. The mixed-use towers, located at 556 and 600 Bergen Street in the borough's Melrose neighborhood, contain 500 units of housing, a new YMCA, studio space for BronxNet, and a rooftop farm operated by GrowNYC.

78 affordable senior units available at supportive Passive House residence in the South Bronx

A housing lottery launched this week for 78 units designated for seniors at a new South Bronx rental. Developed by affordable housing operator Breaking Ground and designed by COOKFOX Architects, the building at 445 East 142nd Street, dubbed the Betances Residence, is located within the Mott Haven neighborhood. Eligible applicants must qualify for Section 8 benefits, with rents for the studio and one-bedroom apartments set at 30 percent of household income.

Plan approved to convert Jehovah’s Witnesses hotel in Dumbo into 500-unit affordable complex

The New York City Council last week voted to approve plans to convert a Brooklyn hotel formerly owned by the Jehovah's Witnesses into an affordable housing complex with 508 units. Developed by nonprofit Breaking Ground, the project at 90 Sands Street in Dumbo sets aside 305 apartments for formerly homeless New Yorkers, with the remaining 203 rentals priced below market-rate. Breaking Ground plans to renovate the existing 29-story building and add a public plaza along Jay Street.

Lottery launches for 80 $675/month studios at COOKFOX’s huge Bronx development

It's been almost a year since the first lottery launched at Webster Avenue, COOKFOX's two-building affordable and supportive housing complex in the Tremont neighborhood of the Bronx. Four months after the lottery went live for the 227 units at Park House, nonprofit developer Breaking Ground reported that they'd received a staggering 55,163 applications. Now, they'll need to get ready for another influx; as of today, the lottery is live for the second building, Webster Residence. Here, single New Yorkers earning 60 percent of the area median income, or between $25,000 and $40,000 annually, can apply for 80 $675/month energy efficient studios.

INTERVIEW: Why SpareRoom and Breaking Ground partnered to combat NYC’s homelessness crisis

Over the past few years, New York City's homeless crisis has gotten worse. A recent study reported a 39 percent increase in homelessness over 2016, making last year the highest homeless population since the survey began in 2005. While the city scrambles to address the rising population, a roommate company and nonprofit housing organization recently teamed up to help lessen the burden of New Yorkers who find themselves unable to afford housing. Despite operating on opposite ends of the housing market, roommate matching site SpareRoom partnered with Breaking Ground, the largest provider of supportive housing in NYC, this November. The partnership was suggested by the public after SpareRoom launched Live Rent Free, a contest where the company pays one roommate’s monthly rent and one person’s entire rent for a whole year. (It was inspired by founder Rupert Hunt's New York roommate search, in which he found two roomies to share his West Village loft for $1 a month.) The resulting partnership--which is running in tandem with the Live Rent Free contest--matches the monthly prize amount dollar-for-dollar with an in-kind donation to Breaking Ground to fund their Transitional Housing program. So far, SpareRoom has donated $3,314. With 6sqft, Matt Hutchinson, Director at SpareRoom, explained why the company felt motivated to address homelessness and its future plans to engage with Breaking Ground. Brenda Rosen, President and CEO of Breaking Ground, also explains how the organization's Transition Housing program works, and why the homelessness crisis is something all New Yorkers--regardless of what they pay in rent--should be aware of.

Robert A.M. Stern’s affordable housing development in Brownsville approved by City Planning

The New York City Planning Commission on Wednesday unanimously approved a proposal for 125 affordable units designed by Robert A.M. Stern Architects at 3 Livonia Avenue in Brownsville. The proposed Brooklyn development, called Edwin's Place, would feature an eight-story building with 69 one-, two-, and three-bedroom units and 56 studios. Edwin's Place is being developed by nonprofit partners Breaking Ground and the African American Planning Commission, Inc. The proposal, which won approval from Brooklyn Borough President Eric Adams and Community Board 16, will move on to the City Council for a final review.

227 COOKFOX-designed affordable apartments up for grabs near the NY Botanical Garden and Bronx Zoo

Starting today, 227 brand new affordable apartments are up for grabs at 4275 Park Avenue in the Bronx. The residence, dubbed Park House, is a new construction designed by COOKFOX Architects and developed by Breaking Ground, a non-profit organization that matches low-income New Yorkers with homes. Park House is the first affordable project undertaken by the organization and will offer energy-efficient studio, one-, two-, and three-bedroom apartments priced between $494 and $1181 to qualifying applicants earning between 40 and 60 percent of the area median income.

COOKFOX’s Massive Affordable Housing Development Pushes Forward in the Bronx

Last month, 6sqft reported on the COOKFOX-designed development Park House, the first phase of a two-building affordable and supportive housing complex in the Tremont neighborhood of the Bronx. Since then, the 12-story building has topped off and foundation work is quickly moving along for its adjacent fraternal building dubbed the Webster Residence. The development is being pushed forward by Breaking Ground, a non-profit committed to ending homelessness. This development will be the organization's first venture in the South Bronx.
