The palatial Upper East Side home that almost became the most expensive townhouse ever sold in New York City two years ago is back on the market. The seven-bedroom mansion was first listed in 2013 for a whopping $114 million and then for $98 million in 2014. It was most recently available in 2018 for $88 million and just received another price cut to (a still very formidable) $79 million. The 40-foot wide property at 12 East 69th Street sprawls over 20,000 square feet on six levels and comes with a movie theatre, saltwater pool, double-height library, and a 2,650 square-foot roof terrace overlooking Central Park.

Troubled Upper East Side mansion tries again for $88M after record-breaking deal fell through

Fourth time's the charm? A 20,000-square-foot townhouse on the Upper East Side with its own movie theater and a panic room has hit the market again for $88 million. While the palatial home at 12 East 69th Street went into contract last December for $80 million, which at the time would have been the most expensive townhouse ever sold in New York City, the deal fell through this summer. The seven-bedroom home, built in 1884, was previously listed in 2013 for $114 million and then for $98 million in 2014. But if you're not ready to commit permanently to the mansion lifestyle, the home is also available to rent for $175,000.

$80M Upper East Side mansion could set a record for most expensive townhouse ever sold in NYC

A 20,000-square-foot Upper East Side mansion--complete with its own red velvet movie theater, panic room, and double-height library, has entered contract priced at $80 million. And according to the Wall Street Journal, if it closes at that price the property will become the most expensive townhouse ever sold in New York City. The sale would beat out a record set just this year, when the 25,000-square-foot, 41-foot-wide townhouse at 19 East 64th Street belonging to art heir David Wildenstein closed for $79.5 million. This home, located at 12 East 69th Street, came on the market in 2013 for roughly $114 million but was delisted after a price cut to $98 million in 2014.

Bookworms Rejoice: Upper East Side Mansion Boasts Palatial, Double-Height Library
