Former IRT Powerhouse on West 59th Street, once the world’s largest, gets landmark status

This morning, the Landmarks Preservation Commission (LPC) designated the former IRT Powerhouse (now the Con Ed Powerhouse) at 12th Avenue and 59th Street an official New York City landmark. The Beaux-Arts style building, designed in 1904 by McKim, Mead & White, is considered a remarkable example of the style applied to a utilitarian building. It was bestowed with such grandeur to convince the public to embrace the subway, a newly-created transportation option at the time. The monumental building not only powered the city's the first subway line but upon completion 111 years ago it was the largest powerhouse in the world.

DXA Studio proposes prismatic glass addition for Willem de Kooning’s former Union Square home

Just a week after the pair of buildings at 827-831 Broadway was landmarked, not only for their cast-iron architecture but for their long cultural history that most notably includes serving as home to world-famous artist Willem de Kooning, the developer/owner has put forth a proposal for a four-story prismatic glass addition and landscaped roof terrace. Though the architects at DXA Studio say the modern topper's reflectivity is representative of two phases of de Kooning's work--his 1960s rural and pastoral landscapes as seen through the reflection of surrounding plantings and his late 1950s urban landscapes through the building reflections--local groups are not so convinced.

Jersey City’s Harborside boardwalk to get $75M makeover and new food hall

Over the past two decades, the Jersey City waterfront has seen a huge boom in both residential and commercial development, revealing an entirely new skyline of tall, glassy towers. And now real estate investor Mack-Cali wants to embrace this waterfront location in the way that new large-scale developments are doing in Manhattan (Waterline Square) and Brooklyn (Domino Sugar Factory). The firm's $75 million plan will piggyback on next month's opening of a new New York Waterway ferry station there and transform the waterfront promenade in front of their 4.3 million-square-foot Harborside office complex into a "one-of-a-kind cultural district" that will include a beer garden, European-style food hall known as The Marketplace, and the Harborside Atrium, an interconnected series of pedestrian routes and lobbies throughout the buildings that will also serve as cultural event space.

+POOL team is evaluating 11 different locations for its floating pool concept

A floating pool with its own river-cleaning filtration system is coming to New York City, but it has yet to find a home. The $20 million +POOL project was first announced in 2010 and originally was meant to open by this summer. However, as DNAInfo reported, the team is still working with the city to find a site for its plus-shaped swimming pool that will include four pools in one; a kiddie pool, sports pool, lap pool and a lounge pool. The pool is designed to filter the river that it floats in through the walls of the pool, allowing New Yorkers to take a dip in river water.

City backs away from Yankee Stadium parkland promise in favor of residential high rise

The city’s Economic Development Corp. has announced its support for plans to build up to 1,045 units of market-rate and affordable housing and commercial space on a vacant four-acre stretch of East 149th Street in The Bronx, the New York Post reports. The city had promised a decade ago to replace the more than 25 acres of parkland that was lost when the new Yankee Stadium was greenlighted in 2005; the vacant space was to be the last leg of the Mill Pond Park, off the Harlem River. Geoffrey Croft of NYC Park Advocates, a watchdog group, said the "sleazy switcheroo" “screams of Brooklyn Bridge Park all over again," referring to promised waterfront parkland that that became high-rise housing instead.

Skyline Wars: Brooklyn Enters the Supertall Race

Carter Uncut brings New York City’s latest development news under the critical eye of resident architecture critic Carter B. Horsley. Here, Carter brings us his fifth installment of “Skyline Wars,” a series that examines the explosive and unprecedented supertall phenomenon that is transforming the city’s silhouette. In this post Carter looks at Brooklyn's once demure skyline, soon to be Manhattan's rival. Downtown Brooklyn has had a modest but pleasant skyline highlighted by the 350-foot-high Court & Remsen Building and the 343-foot-high great ornate terraces of 75 Livingston Street, both erected in 1926, and the 462-foot-high flat top of the 1927 Montague Court Building. The borough’s tallest building, however, was the great 514-foot-high dome of the 1929 Williamsburg Savings Bank Tower, now known as One Hanson Place, a bit removed to the east from Downtown Brooklyn. It remained as the borough’s tallest for a very long time, from 1929 until 2009. A flurry of new towers in recent years has significantly enlarged Brooklyn’s skyline. Since 2008, nine new towers higher than 359 feet have sprouted there, in large part as a result of a rezoning by the city in 2007. A few other towers have also given its riverfront an impressive frontage. Whereas in the past the vast majority of towers were clustered about Borough Hall downtown, now there are several clusters with some around the Brooklyn Academy of Music and the former Williamsburg Savings Bank Tower and some around the Williamsburg riverfront.

New Views and Renderings of Eliot Spitzer’s ODA-Designed Williamsburg Mega-Development

Construction and excavation is now underway on Spitzer Enterprises' trifecta of towers along the South Williamsburg waterfront. Set to rise from a three-acre parcel at 416-430 Kent Avenue, between Broadway and South 9th Street, the development is graced with nearly 400 feet of prized East River frontage. Approved permits filed with the Department of Buildings detail that the plan will comprise 857 rental apartments within three 22-story towers. A publicly accessible park and esplanade will run along the shoreline and connect to the the existing esplanade of the Schaefer Landing development to the south. The relatively young firm of ODA Architects is handling the design, which features many of their volume-popping elements to which we've grown accustomed. Firm founder Eran Chen told the Times that their design is a "molded iceberg, sculpted to create the maximum number of views and outdoor spaces." And as can be seen from the construction photos below, units will have stellar views of the Downtown and Midtown skylines and the East River bridges. The 253-foot-tall buildings will feature rooftop pools and terraces, on-site parking, bicycle storage, fitness centers, and lounge and recreation rooms. Twenty percent of units will be reserved for low-income households.

Williamsberry’s Modern Mini-Me at 79 South Fifth Street Gets Glassed

Over in South Williamsburg, construction is moving apace on Mona Gora's noodle factory-to-nests condo conversion known as Williamsberry. While the building’s name has picked up a fair bit of ridicule, we think its ambiguity represents the neighborhood well; like that over-processed frozen yogurt flavor that's tangy to some, bitter to others, but too intriguing to stop tasting. The project is composed of an eight-story, former noodle factory building that is being transformed into 54 high-ceilinged residences topped by a rooftop solar farm. Alongside the conversion, the team is constructing a modern yet complementary six-story building at 79 South Fifth Street, which is also being designed by Workshop DA with interiors by Paris Forino.

Vishaan Chakrabarti, Principal at SHoP Architects, Sells Flatiron Loft for $5M

SHoP Architects is known for its cutting-edge designs, from supertall towers like 111 West 57th Street to massive schemes like the Domino Sugar Factory. So it comes as a bit of a surprise that one of the firm's principals, Vishaan Chakrabarti, chose to settle down in a rather traditional Flatiron loft. But perhaps he's looking to get in on the luxury condo trend that SHoP is such a part of, as he and his wife Maria Altaris (also an architect) have unloaded their massive pad at 12 West 17th Street for $4,995,000, according to city records released today. Chakrabarti previously served as the director of the Manhattan office for the Department of City Planning, as well as a senior executive at the Related Companies. In addition to his current role at SHoP, he is a professor at the Center for Urban Real Estate at Columbia. The architect couple bought the full-floor, three-bedroom unit in 2012 for a significantly lower price of $2,725,000 after moving from a duplex in Tribeca with their young son and daughter. Chakrabarti told the Times at the time, "When I decided to become an architect and a professor instead of a real estate developer, it required a little lifestyle shift. More work for less pay." Not deterred, however, they undertook a gut renovation, clearly referencing their design history books and outfitting the 2,500-square-foot space with modern Chesterfield sofas, a Saarinen dining table, Eames chair, and Barcelona bench.

22,000 New Apartments Coming to Northern Brooklyn by 2019

We recently reported that New York City was entering its biggest building boom since 1963. Building permits rose 156 percent over the last year, accounting for 52,618 new residential units. If that number seems large to you, keep in mind it's spread over the five boroughs, including the supertall towers of Manhattan. But a new report from CityRealty shows that northern Brooklyn alone with get 22,000 new apartments over the next four years. According to the report, which only looked at buildings with 20 or more units, "around 2,700 new units are expected to be delivered in 2015. That number will nearly double in 2016, when approximately 5,000 apartments will be ready for occupancy." The majority of these units, 29 percent or 6,412 apartments, will come to Downtown Brooklyn, followed by Williamsburg with 20 percent or 4,341 units.

Renderings Revealed for Eliot Spitzer’s ODA-Designed Williamsburg Mega-Development

Leaving his political career in the past, former New York governor Eliot Spitzer is taking on the development world. After his father's death in November, the controversial politician took over the family's real estate business, Spitzer Enterprises. And he's now revealed the first rendering for his Williamsburg mega-development in the New York Times (not Twitter), showcasing a trio of 24-story rental towers designed by ODA Architects. Located at 420-430 Kent Avenue in South Williamsburg, the project is in keeping with ODA's signature boxy, glassy aesthetic. It will cost $700 million, have 856 units, and boast two rooftop pools and a park with an esplanade.

City Wants to Up Mansion Tax to Raise Funds for Affordable Housing

As the city continues to explore new avenues for the creation of affordable housing, the WSJ reports the latest idea being floated is a new "mansion tax" that would increase the amount collected on the most expensive apartment sales. Currently, homes that change hands for more than a million dollars are subject to a 1% tax, but the city wants to up this to take advantage of the red hot luxury housing market. The proposal, unsurprisingly, has met with much criticism.

New York City’s Residential Skyscraper Boom: Living in the Sky Part II

You've probably realized that New York is in the midst of a skyscraper boom, but if the ubiquitous scaffolding and sidewalk detours haven't given it away, we bring you further proof — with part two of our series detailing the tallest residential towers set to rise high above the city, forever changing New York's skyline. Compared to the previous 26 projects — the tallest of the tall that included ultra-luxury and super-tall towers such as 432 Park Avenue and 125 Greenwich Street — this second batch is composed of smaller buildings ranging from 500 to 700 feet tall and features greater geographical diversity and lots more rentals. With developers scouring the city for less expensive areas to assemble properties, these often-controversial projects are slated to rise in some of our more human-scaled 'hoods such as East Harlem, South Street Seaport, and Williamsburg.

Mastering the Master Plan: A Look at NYC’s Planned Neighborhoods

We often think of the street grid as New York's greatest "master plan." Officially known as the Commissioners' Plan of 1811, this put in place the original, gridded street pattern that we still know today. But there have been several other master plans that took shape on a smaller scale within the linear configuration of Manhattan. These planned communities were largely conceived to transform blighted or underutilized areas into suburban enclaves or peaceful oases within the big city. And just like the neighborhoods that grew organically among the street grid, these master-planned areas each have a unique character. They've also influenced a new crop of developments, currently under construction on the West Side and in Brooklyn.

Two Northside Piers: Every Side of This Williamsburg Duplex Penthouse Is Its Good One

The new exhibition at the Brooklyn Historical Society, "The Business of Brooklyn," celebrates the 100th anniversary of the Brooklyn Chamber of Commerce and tells the fascinating story of the borough’s 100 years of business, detailing its industrial past, large companies, as well as its preponderance of mom-and-pop shops. It also showcases many objects and artifacts, which have their origins in Brooklyn, demonstrating the significant “role that Brooklyn has played in American consumer culture.” The exhibition is on view at the Brooklyn Historical Society’s landmark building in Brooklyn Heights located at 128 Pierrepont Street until Winter 2019. Announcing 6sqft’s 2017 Building of the Year!

The votes have been tallied, and so it's time to name the 2017 Building of the Year! The winning title belongs to no other than One Manhattan Square, the Lower East Side meets Chinatown skyscraper that will be home to NYC’s largest outdoor private garden when it opens next year. The 800-foot-tall tower beat out 11 other significant NYC buildings in a competitive two-week competition held by 6sqft. Out of 3,782 votes cast, the Extell-developed, Adamson Associates-designed structure took first place with 959 votes or 25.35% of the total.
