Brooklyn Botanic Garden fights against shadow-casting Crown Heights towers

The Brooklyn Botanic Garden is voicing concern over a proposal that would allow real-estate developers to amend the area’s zoning—which currently caps building heights at 75 feet—in order to build two 39-story towers close enough to the botanic grounds to obstruct sunlight in key parts of the garden, including the bonsai collection and desert pavilion. The proposal is subject to city approval and a public hearing will be heard today, with officials from the BBG in attendance, as the Wall Street Journal reported.

New Crown Heights mixed-use project could bring 800 affordable apartments

A proposed mega-project from Continuum Companies and Lincoln Equities on a large, partially-vacant site at 960 Franklin Avenue would include 1,578 apartments that would be divided evenly between market-rate and affordable units, Curbed reports. The developers are seeking zoning amendments from the city for a pair of 39-story towers, each 421 feet high plus 40 feet for a mechanical bulkhead, on a 120,000-square-foot site near the Brooklyn Botanic Garden in Crown Heights.

The historic Elkins House at 1375 Dean Street, an 1850s wood-frame home in Crown Heights, is officially the neighborhood's oldest house–and  you can rent one of its duplex units from January to April of 2019 for $9,250 a month. New renderings released for Crown Heights Bedford Union Armory redevelopment, permits still pending

Last November, 6sqft reported that the proposed Bedford-Union Armory Crown Heights redevelopment project had begun a land use application evaluation process before the City Council, submitted by BFC Partners and the nonprofit NYC Economic Development Corporation, who intend to jointly develop the massive armory that was once housing for the National Guard. Though permits filed four months ago for a fifteen-story building are still pending approval, New York Yimby reports that new renderings have been revealed for the residential portion of the project. As planned, Marvel Architects is responsible for the design.

The history of Weeksville: When Crown Heights had the second-largest free black community in the U.S.

It’s a mighty sounding moniker, but the name “King’s County” also speaks to Brooklyn’s less-than-democratic origins. At the turn of the 19th century, the city of Brooklyn was known as the “slaveholding capital” of New York State and was home to the highest concentration of enslaved people north of the Mason-Dixon Line. But, after New York State abolished slavery in 1827, free black professionals bought land in what is now Crown Heights and founded Weeksville, a self-supporting community of African American Freedman, which grew to become the second-largest free black community in Antebellum America. By 1855, over 520 free African Americans lived in Weeksville, including some of the leading activists in the Abolitionist and Equal Suffrage movements.

It's been four years since Crown Heights' historic Fox Savoy Theater was torn down to make way for a 114-unit apartment building at 1511 Bedford Avenue. Designed by famed theater architect Thomas Lamb in 1926, the neo-classical structure was not landmarked, therefore, developer Realty Within Reach was able to replace it with Isaac & Stern Architects' 10-story rental building. Twenty-five percent of the apartments, or 29 units, are set aside for households earning 60 percent of the area median income, and as of today, they're available through the city's housing lottery. The units range from $816/month studios to $1,064/month two-bedrooms, and amenities include on-site parking, bike storage, a gym, roof deck, and rec room.

Crown Heights middle-income housing lottery gets you near all the action

But it won't really save you enough to enjoy all this happening 'hood has to offer. The latest in a string of "affordable" middle-income lotteries, this offering for three $2,716/month two-bedroom units at 85 Rogers Avenue is reserved for households earning between $93,120 and $111,670 annually, or 130 percent of the area median income. For a single person earning the lower end of the range, this is more than a third of their yearly income before taxes. So hitting up nearby Barboncino for wood-fired pizza or Super Power for tiki cocktails, might not be the most economical idea.

Crown Heights’ oldest house debuts as a condo conversion, with two units each priced over $2M

Crown Heights oldest home--long considered a neighborhood eyesore--has undergone a complete transformation. The Susan B. Elkins House is a circa-1850s wood frame at 1375 Dean Street, and the only home in the neighborhood that dates back to when the area was rural. In later years, the individual landmark fell into serious disrepair, only to be purchased in 2014 for a condo conversion. Now it's ready for residents after a complete and total renovation overseen by nC2 Architecture and Komaru Enterprises. New renderings for ODA’s archway-filled hotel in Crown Heights

ODA Architects' boutique hotel planned for the Brooklyn neighborhood of Crown Heights got fresh renderings this week, revealing more details about its archway-filled, concrete design. Developed by All Year Management, the Bedford Hotel is located at 1550 Bedford Avenue, right by the Prospect Park, Brooklyn Museum and the Botanic Gardens. As designboom learned, the 100-room hotel's archway design stems from the classic Brooklyn architecture found elsewhere in the neighborhood, like the Soldiers' and Sailors' Arch at the Grand Army Plaza.

Live inside a castle-like turret in Crown Heights for $4,400/month

A home with an incredible, well-documented history has a unit up for rent inside its turret. The townhouse in question is 1372 Dean Street in Crown Heights. The castle-like, three-story Romanesque Revival brick residence was built in 1888 for $8,000 with a slate-shingled turret. ODA Architects reveal renderings for Crown Heights hotel with arched patio and floating gardens

Perhaps piggybacking on the positive reaction to their Rheingold Brewery project, ODA Architects have revealed renderings for another Brooklyn project with a central courtyard, sloping green roof, and stepped terraces. First spotted by CityRealty, the proposed views depict the Bedford Hotel at 1550 Bedford Avenue in Crown Heights, a five-story, 100-key development at 1550 Bedford Avenue. And according to plans submitted to the DOB, there will be a rooftop bar and a banquet hall and retail/restaurant spaces on the ground floor.

Luxury condos may be off the table at Crown Heights armory after City Council hearing

Amid growing opposition, the proposed Crown Heights Bedford-Union Armory redevelopment project began its evaluation by the City Council at a hearing Tuesday on land use applications filed by the Economic Development Corporation (EDC), amNewYork reports. The massive armory, once housing for the National Guard, became city property in 2013. The EDC plans to sell the property to developer BFC Partners for the creation of 56 condos, of which 20 percent would be income restricted. The remaining market rate condos would help pay for the rest of the project, which would be leased by BFC Partners and would include 330 rentals (165 affordable), office space and a recreation center. Critics say the city is setting a dangerous precedent by leasing public land for private use, especially when market-rate condos are included. The de Blasio administration has championed the recreation center and housing, but the plan has has come under fire by neighborhood advocacy groups and has had an uphill battle in achieving the City Council approval it needs.

Crown Heights’ controversial homeless shelter development opens lotto for 33 low-income units

Facing an unprecedented homelessness problem, in February, Mayor de Blasio announced plans to open 90 new shelters and expand 30 existing ones. But when it came down to which neighborhoods would house the developments, it became a not-in-my-backyard issue, especially in Crown Heights, an area already heavy with shelters and transitional houses, where the Mayor said three of the first five projects would be built. The animosity intensified shortly thereafter when it was announced that one such shelter would open in a new building at 267 Rogers Avenue, originally planned as a condo. But despite opposition from local residents and a temporary restraining order, the building began welcoming tenants over the summer, with space for 132 homeless families and another 33 units reserved for low-income New Yorkers. The latter, set aside for those earning 60 percent of the area median income, are now available through the city's affordable housing lottery and range from $931/month one-bedrooms to $1,292/month three-bedrooms.

It's been over two years since ODA Architects first released a rendering of their rental project at 1040 Dean Street (formerly 608 Franklin Avenue) in Crown Heights. Featuring the firm's signature glassy, boxy aesthetic, the eight-story, 133,582-square-foot project rose on part of the site of the shuttered Nassau Brewery, just a block away from hot-spot food hall Berg'n. Of its 120 units, 20 percent will be reserved for those earning no more than 60 percent of the area media income, and starting tomorrow, qualifying New Yorkers can apply to these affordable units, ranging from $845/month studios to $1,022 two-bedrooms.
