It’s been a long time since Noho went from a creative warehouse district, home to the likes of Basquiat and Warhol, to a trendy enclave full of multi million-dollar lofts and Michelin-starred restaurants, but the ‘hood has seen a recent influx of new boutique residential buildings, specifically 22 Bond, which may be the overall embodiment of the area. The 11-story condo offers only six units that begin at $9.8 million, but BKSK Architects‘ purposeful inclusion of large-scale art, both in the lobby and on the building itself, keep the neighborhood’s creative history in play. The project has now launched its official page, which bring us new looks at its facades, art work, and interiors.

A $14 million price tag for a 3,000-square-foot, four-bedroom penthouse at an address like 7 Bond Street in Noho wouldn’t be much of a surprise–even without 1,200 square feet of outdoor space, a perfectly-proportioned floor plan and a floor of glass-enclosed sunrooms. A feature spread in Architectural Digest reveals that this is no ordinary large and luxurious downtown pad but a “healthy living retreat,” and as the listing puts it, a “veritable sanctuary of comfort and serenity.” Portfolio manager Jason Pickard’s home takes mindful design beyond the mere visual. A thorough renovation by AD 100 designer James Huniford, feng shui master Dee Kelly and “certified Building-Biology consultant” Matthew Waletzke of Healthy Dwellings used resources like reclaimed building materials and innovative air and water filtration systems to create a peaceful, luxurious and environmentally-friendly space.

This one-bedroom condo at 354 Bowery in Noho has mastered the art of combining indoor and outdoor space. A long exposed brick wall not only anchors the apartment but leads to a 35-foot-long private terrace in the back of the unit. The result is a striking living space that gives the railroad apartment a good look.

Less than a month ago, the Landmarks Preservation Commission asked contextually proficient architect Morris Adjmi to modify his design for a 10-story, terra cotta office and community facility building in Noho. The site, at 363 Lafayette Street within the Noho Historic District, is controversial for the fact that it’s adjacent to the live/work studio of artist Chuck Close, who filed a lawsuit in 2008 against the previous owner to prevent construction of a different office building that would’ve blocked his loft’s natural light.

Yesterday, Adjmi presented a revised version of the project, which the LPC this time approved, reports New York Yimby. The new design eliminates the five two-story setbacks and opts for slightly angular, less dramatic, floor-by-floor setbacks.

10 Bond Street by Annabelle Selldorf

Last summer, after a stalker tried to break into her apartment at 250 Bowery in Nolita, supermodel Gigi Hadid listed the home for $2.45 million. It closed in January for $2.3 million, around which time Hadid and then-new flame Zayn Malik were seen checking out a $6.5 million apartment nearby at Noho’s 10 Bond Street. Seven months later, it look like Gigi’s officially shacked up in the Annabelle Selldorf-designed building, as she and Malik have been exiting the building together to a swarm of paparazzi.

In February, 6qft reported that Ironstate Development was forging ahead with plans to build a nine-floor, 46,000-square-foot office and community facility building at 363 Lafayette Street in Noho. The long-vacant parcel sits adjacent to the live/work studio of artist Chuck Close at 20 Bond Street. In 2008, he filed a lawsuit against the previous owner to prevent the construction of an office building that would’ve blocked his loft building’s natural light, which he argued the artists depend on.

Squarely sited in the recently extended Noho Historic District, the Morris Adjmi-led design came before the Landmark’s yesterday aiming to compel the commission on the aesthetic soundness of their proposal. Ultimately the LPC decided to table the design and asked Adjmi to return with modifications.

14 East 4th Street, penthouse apartment, living room, dining room, Britney spears

Britney Spears’ old Noho penthouse at 14 East 4th Street (the Silk Building) is making a go on the market “one more time.” The Observer noticed that the 4,400-square-foot apartment, which hit the market for $7.6 million at the beginning of the year, has returned as a $24,000 a month rental. Though the four-floor spread is large and lovely, it’s had quite a “toxic” sales history.

The Robbins & Appleton Building at 1 Bond Street in Noho is considered by some to be among the most attractive cast-iron buildings in the city and definitely one of the neighborhood’s handsomest. Built in 1877 and designed by architect Stephen Decatur Hatch in the Second Empire style, the iconic structure with the tall, slanted blue mansard roof was first used to manufacture watch cases. Designated a city landmark in 1979 and added to the National Register of Historic Places in 1982, the building was converted to residential loft condominiums in 1988.

A while back, 6sqft offered a peek inside one of those covetable lofts, an eclectic collaboration between James Dixon Architect and interior designer Carolina George that combines a chic, modern look with luxurious touches and quirky highlights. That top-floor duplex is now on the market asking $6.2 million. The interiors of this two-bedroom, 2,500-square-foot condo aren’t what you might expect to see in an historic Noho loft. Though there are 17-foot ceilings, big loft widows and a massive skylight, the renovation filled the space with bold and colorful decorative highlights along with modern conveniences. Though not pictured, this sixth-floor penthouse also comes with unconnected private roof space.

27 Great Jones Street, loft, rental, noho, living room

If you’re dropping $14,000 a month on a furnished rental, it may as well be by a professional designer. That’s what the listing promises for 27 Great Jones Street, a sprawling two-bedroom Noho loft that’s on the market. The 2,000-square-foot apartment, it says, is owned by a renowned designer that has masterfully decorated it. And it’s true, the furniture and decor certainly compliment lofty details like exposed brick and 16-foot beamed ceilings.

The Schumacher, 36 Bleecker Street, Noho condos, Morris Adjmi

A tipster told 6sqft back in December that Jonah Hill was seen taking photos outside The Schumacher, the then-newly unveiled Noho condo conversion at 36 Bleecker Street. As it turns out, just two months prior he bought a unit in the building for $9.16 million, according to the Post. The unit, which was originally listed at $9.5 million, is a 3,280-square-foot, four-bedroom spread. It features the signature elements of the residence, including exposed brick vaulted ceilings, massive arched windows, restored original columns and beams, and views down to the building’s vine-covered courtyard.
