Back in 2007, a run-of-the-mill row of three- to four-story walk-up buildings bounded by Willoughby, Bridge and Duffield Streets was ordered to vacate to make way for a soaring mixed-use skyscraper developed by AvalonBay Communities. Without warning, shopkeepers were given between 30 and 120 days to clear out or face court eviction, evidence of the impact of gentrification on Downtown Brooklyn. The district’s 2004 rezoning sparked the development of thousands of new apartments (6,400 in the pipeline according to our latest count) and is finally getting a dusting of office space too.

Now, after an arduous, decade-long journey of assembling an 11-parcel site, clearing and excavating it, and throwing up nearly one million square feet into the air, Avalon has finally finished construction and has kicked off leasing of the building’s upper collection of homes called Avalon Willoughby Square.

“There’s some crazy stuff going on in New York.” David Neithercut, President and CEO of Equity Residential, told Bloomberg in April during the company’s Q1 Earnings Call. COO David Santee sums up why: “We had to join the concession party to close deals.”

Equity Residential is following a growing trend of many other New York City landlords, and is doing so out of necessity. They are under immense pressure to keep their buildings full in the face of increasing vacancy rates. According to the June 2016 Elliman Report, in Manhattan, “The vacancy rate rose from 2.07 percent to 2.3 percent when compared to the same month a year ago, and is the highest vacancy rate for June in four years.” The report also notes that the median rental price is up 2.2 percent since last June, and the number of new leases is up 33.5 percent as tenants continue to push back against increases applied at the time of renewal. Tenants were offered concessions on 9.7 percent of all new leases, up from 3.9 percent last June. While this has become a point of stress for landlords (Equity Residential alone gave an estimated $600,000 in concessions during the first quarter), as you may have guessed, this is great news for prospective renters.

The latest tower to open its doors in Downtown Brooklyn‘s BAM Cultural District is 300 Ashland, a 35-story, mixed-use tower from Two Trees Management that is offering 300 no-fee rentals. There are currently nine units available with studios starting at $2,850/month, one-bedrooms at $3,300/month and a single three-bedrooms from $5,750/month.

To coincide with the launch, the developer has published an official building website that brings a slew of new renderings, showing off TEN Arquitectos‘ perforated skin and the landscaped public plaza, as well as providing a first look inside the apartments.

CetraRuddy‘s through-block rental development 535W43 is now complete, and this past Thursday the development team threw a grand opening event inside the Hell’s Kitchen haven. The finished product ranks as one of the neighborhood’s most handsome new additions, comprised of two 14-story towers whose street-facing facades are clad in an industrial-inspired skin of multi-tone bricks, grand casement windows, and dark metal accents.

Across its 263,300 square feet of floor area are 180 no-fee apartments ranging from studios to two-bedrooms. For a limited time, the leasing team headed by Douglas Elliman is offering new renters one month free on newly signed leases. Seven apartments are now on the market with net-effective rents starting at $3,000/month for studios, $4,080 for one-bedrooms, and $6,785 for two-bedrooms.

Another one of Boaz Gilad‘s reported 40+ Brooklyn projects has met the finish line with leasing kicking off at the Marcí in Bedford-Stuyvestant. Rising eight floors from the corner of Marcy Avenue and Kosciusko Street, the 35,000-square-foot project presents an inoffensive Rubik’s Cube design hashed up by Franklyn Estrella Architects. Inside are 41 studio, one- and two-bedroom no-fee apartments. Pricing of the building’s seven active units are rather affordable for new construction, with available units ranging from $1,846/month studios, $2,862/month one-bedrooms, and $2,723/month two-bedrooms.

Luna LIC has kicked off leasing on its 124 rental homes priced a fraction less than similar units in Manhattan. Situated one subway stop from Midtown at 42-15 Crescent Street within the Queens Plaza section of Long Island City, the leasing team for a limited time is offering a month’s free rent and no broker’s fee for incoming lease signors. Current availabilities specify net effective rents beginning at $1,962/month for studios, $2,399 for one-bedrooms and $3,599 for two-bedrooms.

Lewis Steel Building, 76 North 4th Street, dining room

For the renter looking for a balance between Williamsburg‘s old warehouse buildings and its newer luxury development, the Lewis Steel Building beckons. This 83-unit rental was co-developed by Cayuga Capital and Jake Toll, the son of the developer behind Toll Brothers. They transformed a 1930s steel factory into modern apartments while keeping the 13-foot ceilings, exposed beams and factory-sized windows intact. Leasing launched last year and there are now six apartments left, ranging from a $3,117/month one-bedroom to a $5,683/month three-bedroom. And for any renters who pick up the remaining apartments, they’re getting the first month of rent free.
